TrustpilotDO NOT RENT FROM REEDS RAINS
I have never had to deal with such difficult people!!!! The Chester branch. Dean vian and Micheal fellows in particular. Never respond to any of my emails. Then weeks later when I have sent 2 emails per week trying to get a response they email me back with nonsense completely unrelated to what I’m complaining about and I have to start the process all over again. It’s been over 3 months. I have a broken shower, an ant infestation and light fittings hanging off the ceiling. The house shouldn’t have been rented out in this condition in the first place.I have followed the complaints procedure and had zero response. I have contacted head office and had zero response. I have emailed enquiries@reedsrains no response. I have contacted the lettings hub no response! I’m sending all of my emails to the ombudsman. Reeds rains service is an utter disgrace! I pay £1000 a month to live in a “fully managed” property and I have no shower and a hall way full of ants and no one will do anything about it!

TrustpilotTHE WORST
THE WORST! Complete disregard for anyone except themselves in there office with their cheap suits on. Very unprofessional. Reported a broken shower in a fully managed property that I’ve just paid £7000 up front for and 12 weeks later I still have no shower. Never get a response to emails or phone calls. Messed up my moving in day. All my stuff was packed and movers booked went get the new keys only to be told no paper work had been done and I’d have to wait another two weeks!! Now with no where to live in the mean time and money waisted on the movers. The lads in the office thought it was funny and had zero apologies for the monumental mess up.

TrustpilotReeds Rains Eccleshall Top Service for Letting
We had completion on the Friday, picked up the keys to our Apartment on the Saturday and on the Monday it was let. Louise was a great help through the whole process and Niccola Jane went above and beyond to help with some problems with the Council Tax and to assist me in my quest to challenge the Band rating of same Council Tax. Very impressive.

TrustpilotTerrible letting agent.
Been renting from them now for near on 6 months and the service is terrible.Getting any maintenance done is a complete farce and the communication of the staff leaves a lot to be desired. It seems common practice for them to just lie and or pass the blame on for everything.Reeds Rains Staff member Ms. Lorna Fieldson has done nothing but lie and change excuses since day 1 of tenancy. Even lied to the council / environmental health who eventually got involved after 5 months of excuses from Reeds Rains and the Landlord.I WOULD ADVISE EVERYONE AVOID LETTING FROM THIS ESTATE AGENT.

TrustpilotHorrible exploitative company that don’t care about their tenants
Moved into our property in April 2024, mould round the bath, oven filthy inside, yellow stain on the mattress, no working washing machine for over the first 2 weeks of the tenancy, despite multiple requests for a fix, and you’d think this would be something the landlord would check before the move in date?

TrustpilotAvoid like covid
Was going to wait until the end of our tenancy to write this but honestly today has had me in tears.Might not seem like a big thing but after this year it’s all added up and I’m so upset. It started originally with them waiting until the day before we were supposed to move in to do a gas safety check. The boiler then failed and we had to pay for hotels and find alternative accommodation for a few days. The company they then had to fix it, clearly rushed the boiler , and the whole heating system has been broken all year. In winter it shut down completely and we’ve had around 8 different engineers come have a look. One said it was the worst job he’d seen, another said there was cement in the pipes and another came cut a hole in the ceiling and left ( the hole is still there and drafty). The radiators still rattle very loudly at random times and have not been fixed a year on. We were treated so unfairly over email and accused of lying about the problem .. until we sent a video and they promised to have it sorted. The radiators are still broken and one still leaks .. When we first moved in, the house was filthy , it stunk of damp and mould and there was huge DIY issues such as leaky pipes , bad filling over holes and muck all over most walls. They said sorry , but frankly it’s not good enough. We moved in with furniture that was falling apart , broken and stained. They did replace the sofa and 2 mattresses when we asked. Most of the furniture looks like it was found in a skip. There’s a crack down the top wall , the carpets are old and mucky and in general the house has been a huge disappointment. We’ve been in tears multiple times this year with reeds rain. Today they rung me and told me that the new tenants wanted to come look round again in about an hours time. I explained that I was going to be out and would prefer they come tomorrow ( 24 hours notice and all that) and was told that wouldn’t be possible. The arrogance and disregard for the tenants rights that reeds rains have is gross.I want to warn anyone from renting with them in Manchester City centre.Update - interesting a timely manner according to you is a year on and still not fixed. Accusing us of lying about the issues, and not giving tenants 24 hours notice is professional ?

TrustpilotI was checking for the flats and…
I was checking for the flats and approached Reeds Rain and immediately I received a call from the agent and her name is Abby. She explained to us about the flat and did the smart viewing and finally on the same day she sent us a security deposit document to pay the amount and back to back she called us and asking us to sign it and pay the amount. Finally, we signed the document and asked her to send the account details or a link to make the payment for the security deposit. But she asked for my complete card details and CVV. Here I took a backstep. Who will ask for the CVV and card details? It was completely fraud. We asked her once again if there was any other option to make a payment instead of sharing our card number and CVV details. She said no we are a big company and we do have our branches worldwide and you have only this option to make the payment. OMG STAY AWAY FROM THIS AGENCY.

TrustpilotBamber bridge office lettings department
This was once a long and detailed review of my personal experience of renting through this branch over the past few years. The lettings manager from the branch contacted me by phone today (02/02/24) and after spending a little time reflecting on the first half of our conversation, ive decided to remove the contents of my original review, albeit not for the reasons said letting manager suggested during the call.My original rating, unfortunately remains the same.As part this amended review, I will say that I dont think Reeds Rains process of having a member of staff that the review relates to, call you, out of the blue, is the best approach to resolve issues raised on here. In my line of work, which granted, is very very different to this line of work, we ensure such issues are never dealt with by someone directly involved in the matter, and instead by one of our complaints team, who is usually from a different office. Im sure most would agree that this is a sensible approach in any business as it ensures fairness and impartiality and maybe a process Reeds Rains could consider adopting in the future? I don't feel as though I can go into detail about what was discussed today or the way they conducted the first half of the call, but, whilst we did manage to end the call on civil terms, I was left feeling somewhat bothered/upset by the way I was spoken to and also with some of the things that were said to me. So, in keeping with trustpilots' steer on providing constructive feedback, I believe some further training on how to conduct conversations with people and just some general customer service upskilling could be beneficial to that member of staff.I can say that we are now at a point where, hopefully, the ongoing issues we are having will be resolved soon.As I'm sure anyone reading this is aware, this is a review site, and my review rating is a reflection of my personal experience. I'm sure others have had different experiences, and this site is here to provide you with both the good and the bad. However, that being said, personally, I don't recommend this branch, based on the experiences I've personally had, which unfortunately, I no longer feel comfortable detailing on here.Just updating this as has come to light today that Reeds Rains have zero knowledge/recollection of the branch lettings manager, Lauren Sankey, phoning me from 01772336183 at 16:36 on 02/02/2024, where she spent the majority of the 16 minute 39 second phone call berating me, being unbelievably rude to me and also accusing me of slander. Hopefully that helps jog your memory. Now I've spoken directly to my landlord I feel a lot more comfortable in saying that this branch's lettings department is awful, they are genuinely the worst I have ever dealt with in all the years I've rented properties, which is sad, as up until a year or so ago, they were brilliant.

TrustpilotMajor maintenance issues
Rented a property through Craig Wheeler at Reeds Rains Didsbury. The initial service seemed smooth. However, since moving into the flat, we have encountered major issues. After 6 days of living in the flat, and various phone calls to the maintenance department, we have only now been told that various contractors have previously visited the flat and been unable to solve the issue of no hot water from bathroom or kitchen taps. We were not told this at any point during the viewing, or moving in process, and have now been left with a 12 month contract on a flat with seemingly no access to hot water in either the kitchen or bathroom.

TrustpilotRothwell Branch
Rothwell BranchReally a total waste of time, very rarely did they contact me or return calls. In six months I had only two real views both of which were really not interested and they would have known this had they vetted correctly. Was talked into having virtual viewing, which I paid extra for, I never got to see this (even after asking four times) it was never used at all. Other estate agents told me this was a waste of money. The branch seemed totally uninterested, when I asked why they said it might be your price? I informed them it was the price they gave - strange!!! I found them quite useless and a waste of time so I would recommend anyone else.A follow up to this is that I put my toe back in the water after the disaster with RR. I used Manningstainton and in less than a week they had over eight viewings with five offers and a sale. I would recommend MS but advise against RR

TrustpilotIf I could leave minus stars I would
If I could leave minus stars I would. Word of warning, if you are looking for a fully managed property service, please do yourself a favour and look elsewhere. I can not put into words how poor Reeds Rains fully managed property services are, from the lack of communication, to the inability to sort out repairs at the property. I've been basically paying for a fully managed service but since a local branch was closed down I certainly haven't received what I've been paying for. You'd expect that there'd be local tradesmen and woman contracted for repairs and work, but no, expect them to be from another city or town meaning that no doubt there'll be extra costs for call out charges etc. Don't expect Reeds Rains to sort out issues or jobs that need doing in the property. It took literally years to get a quote for a repair to be done, when I received it, the cost was practically double what I would expect to pay. In the end I've had to say I will sort out the issue when tenants leave!! I could go on and on about all the negative issues I have had dealing with Reeds Rains, but there wouldn't be enough text space.

We went for reeds rains because we used them before and they were great BIG MISTAKE, can't be bothered going into details there's lots. House sold in 2 days, had 17 viewings and 6 offers. That's when communication stopped, we had no follow up calls, no pushing solicitors. Our buyers estate agents Paul birtles was AMAZING. they called us and even called our solicitor to push about enquiries. We were sold a lie. For a few photos, some admin and an agent who let people look round our house on there own as she stood outside can't justify how they can charge us 4,000 pound. I contacted the area manager about our service, they are prepared to drop 350. I was going to take it further but can't be bothered,Sale branch, it's a very stressful time, please look after the people who have chosen your service. TrustpilotContractors and Tenants - AVOID THEM!
This is a long one, sorry. We've both done work for tenanted properties through RR and been tenants of theirs. Warnings on both sides.Contractors: Don't work for Head Office! It took us 10 weeks to get £30 payment for a job our company did for them. They struggle to get local tradesmen and end up having to subcontract through nationwide groups. If you do any work for them, try to deal directly with the homeowners. Tenants: Avoid like the plague. We were tenants for nearly five years, we had a good relationship with the landlady and made sure that anything that needed doing was either done by us or reported to her, and we looked after the property. When we were given our eviction notice due to the landlady wanting to sell (in the middle of a pandemic...) there was nothing on the rental market available so we had to jump through multiple burning hoops to try and get a mortgage, which we were finally successful in doing. We completed and moved in the middle of our final month but retained the keys for a week to complete a full property clean, and we were told to hand the keys back on the 1st of the following month (as the last day of the month was on a Sunday). From then, we had the utmost struggle with Reeds Rains Head Office. They charged us for one day of holding the keys (having told us to hand them back that day) but didn't tell us up front otherwise we would have handed them back earlier. They also finally decided to charge us £40 to clean the windows (this took them nearly a month to decide...)We initially agreed to the window cleaning charge but disputed the 'rent arrears', but Head Office are so ridiculously bad at communication, they pretended to listen to us, 'agreed' to talk to the landlady or supervisors and then never called us back when they said they would. We'd chase them multiple times and they'd finally come back without having even bothered to do what they said they would. We never received confirmation that the window cleaning was done, nor a receipt for that, and to this date (nearly five months down the line) the property has been sold and no tradesmen have been in there, so we have paid for a service that was never done.We tried to raise a dispute with mydeposits but in their infinite incompetence, Reeds Rains only put half my maiden name on the original tenancy agreement and deposit certificate, and despite us getting them to rectify this immediately, it has now come back to haunt us. Mydeposits won't accept the dispute unless I provide evidence of my name change (marriage certificate etc) which I can obviously provide, but not with the incorrect name originally on the deposit certificate...I've given up. Reeds Rains do not give a damn about tenants or supporting them, they are merely a money-making machine and only look out for themselves. Head Office staff are shockingly bad at communication and the whole experience means we are extremely glad we're out of the renting game and certainly sure to avoid them like the plague in the future. We don't owe them any further money than what was withheld from our original deposit and even now I feel physically sick whenever I see an e-mail come in from them or mydeposits.Thankfully it was only a small amount in the grand scheme of things. I can't imagine what it would be like trying to claw thousands of pounds back from them. Five months of trying to fight and I'm willing to admit I just can't do it any more. I'm exhausted, fed up of the stress and I can't bring myself to waste any more of my time on this, so congratulations Reeds Rains. You win. Enjoy your £120.Edit in response to reply: you believe we've 'come to a solution'?! Where did you come up with that? You can't even be bothered to reply to e-mails or phone calls, you just ignore us! Don't try and make yourselves look better by lying.

Reeds Rains appointed a solicitor for my buyers to use, for which Reeds Rains will receive commission. The solicitor has deliberately held up proceedings and refuses to move to exchange just because employees are on annual leave. They're accepting substandard attitudes and approach to work just to get a commission; they're not working with my (their clients) best interests at heart. They're allowing the entire chain to collapse because they didn't properly investigate the credibility of the solicitor they've instructed my buyer to use. TrustpilotShocking support for tenants
Maintenance issues were never resolved in the property we rented. Records have not been passed to us regarding permission to update at our own cost and now the property has been vacated the landlord is seeking funds from our deposit as the work that was done is "damage". To get early release we were also asked to pay a £500 fee for re-registration, administration and advertisement. This seems outrageous given the property was rented for less than a year and a new tenant found before we had left and without the need for advertisement. We were also left without lighting over a weekend as a emergency electrician would not be paid for.Just to highlight that despite the reply posted on this site none of the issues have been discussed by reeds rains. Having used Zero Deposit it also turns out that the company only submitted evidence in favor of the landlord. Allowing him to further take advantage of us.

TrustpilotFine when marketing, DON'T use their solicitor panel
My experience with Reeds Rains was excellent until recently. I felt really happy with everything and would have given a 5 star review except they really need to actually undertake some due diligence on the solicitors they are partnering with and encouraging buyers and sellers to use. My buyers and my solicitor have been ignored repeatedly by the Reeds Rains appointed solicitor, who have mislaid both property information and personal data. The Reeds Rains solicitor is delaying the entire transaction but with no real reason or acceptable explanation. This is a straightforward transaction that is now dragging out for months because the Reeds Rains appointed solicitor will only look at each case once each week as a maximum. This is a ridiculous way of working and shows they are encouraging buyers and sellers to use conveyancing firms who take on more work than they can effectively manage. Buy or sell a home through Reeds Rains by all means, but as a seller refuse to entertain their "panel of solicitors" option and refuse to sell your property to anyone who intends to use them. Get proper solicitors involved instead who will actually do the job they're being paid to do, for the same amount of money! For us now, it just feels as though we'll never move. If I'd have known more about the substandard conveyancing firms on the Reeds Rains panel I would have taken different action, possibly to the extent of picking another agent.Update: this relates to Reeds Rains Acomb.

Probably my worst ever experience of trying to buy a house, both persons I dealt with at the Evesham branch were shocking. The girl that showed me the properties seemed away with the fairies and providing very minimal info at all viewings. Eventually when I had an offer accepted on a property, I had to deal with an arrogant bloke that had called my solicitor and then lied to me what my solicitor had said!
