I have recently purchased a Caplewood ll 3 bedroom house on the Broughton Park estate near Preston. The whole sales process was seemless, Phil in the sales office is a pleasure to work with, very professional and met my expectations, even exceeded them which is hard to do! He kept me informed throughout the whole process, he even managed to get me in before I had to pay another months rent!! Which was much appreciated. I used their solicitors who were also excellent, the whole purchase experience was very straight forward and easy.

TrustpilotShoddy construction, even worse “customer service”
Multiple quality issues since moving to brand new build in May 22. Heating was wired incorrectly, is leaking, and is still only partially working. Roof is leaking and has stained my ceilings, over a month ago, still no interest from SM, now mould growing on ceiling. Kerbstones and slabs sinking, nearly did my ankle. Street lights have never been on once since I moved in. Outside light has never worked. And near impossible to get hold of customer service, only an answer phone. Even when you get a call back nothing happens. I can only conclude that they don’t give a stuff about their customers. Steer well clear of the inept crew of disinterested jokers going by the name of Stewart Milne.

Buying the house was a very easy process but after care has been shocking. We were handed the keys to a house that had a huge number of snags including a front door that did not shut securely, plumbing that had been incorrectly installed and a garden covered in dead grass. Every complaint on the snagging list was a lengthy fight to get resolved and Customer Services were beyond rude on more than one occasion. It shouldn’t be like this. Things were installed incorrectly and we have a guarantee so why not just fix it!

Bayley Croft development. Amazing sales Michelle was great gave us all information that I requested and could not have been more helpful she’s an asset to the company. Overall the site is great location. Sadly I had a flood 4 months in due to a manufacturing faulty part but can’t fault SM they came in redecorated replaced all the carpet and any other damaged items. Sad thins is 1 year and 10 months in still not finished the snag list. Very close to done but not this is really frustrating. A year ago the grounds looked great but now not so much the grass is not cut well missing loads weeds and thistles growing everywhere and when the grass is now cut all the cuttings are left behind.and all over the pavement they don’t do anything like they used to. Today they have cut the grass and bottomed out the cutting bed causing mud patch’s with no grass. Think I’d buy a tractor and do the development my self and cut the service charge is so a better job.

Colinhill Grange development Strathaven......Reed Way. Emergency call out in my opinion will wait and see if Stewart milne agree. Would be great if customer services could contact me to discuss and explain that after two years from purchasing a new build water is entering my property. On inspection the lack of cement between the bricks is a clear indicator of the issue. Pointing was on my snagging from day one. Which is still outstanding, covid has only been with us for 1 year so cant use that as an excuse as im in the property 3 years in August. By the look of it and the mould it has been leaking for a while. No one picking phone up in customer services. Email sent to customer services. Photos available to view.

Do not buy a house through Stewart Milne. Such a shame because the plot of land we bought our house on is in such a good location. We have lived in our house for 3 years now and we have had nothing but problems. The estate is still not finished and they are even refusing to finish certain areas off, stating that they are complete. Many lies got told in the sale of our house and snags are yet to be complete, they have had 2 attempts at joinery issues, being a timber frame company you would think this would be easy, certainly not (still not sorted). They carried out work to our garden without our permission or knowledge (whilst at work) and have made a right mess of it. Now they refuse to have any responsibility in putting it right. Unfortunately I haven't got anything positive to say about Stewart Milne. Workmanship is poor and the customer services is unbelievably poor. Many houses on the estate are being sold due to the issues caused by Stewart Milne, which sums them up.

Have lived in a SM home estate for 10 years. The last 6 years they have decided to stop maintaing the land that comes around the side and back of my house. Each year they try to say the council own it. Every year I have to beg, plead and scream about this area. I can't paint my fence or trim my trees as would need to wade through thistles and brambles and 6 foot weeds to get there.

16+ months and counting. We moved in on 18th Feb 2022. Still no one sent to fix a hole in our fence that has been there since the day we moved in and raised at that point. We've spoken to at least 5+ different people, with 3 separate visits from site managers saying they'll get the workers around to fix it. Yet absolutely no sign of that. Offered to get someone privately, and Stewart Milne pay, but they won't do that either.

Avoid buying a new build Stewart Milne at all costs. We've bought new builds from other builders and any snagging issues have always been resolved within 6 weeks. With Stewart Milne we're still waiting for 20-30 issues to be resolved after being in over 19 months. The customer service number just rings out all of the time and emails are ignored. When you do manage to speak to someone they promise they'll get things sorted but then you don't hear from them again. They are by far the worst builder we've ever had the misfortune of dealing with. The rest of the estate are having the same issue with some people having been in well over 30 months without their 7 day snagging lists being resolved. There's also a very high turnover of staff and you have to start afresh with each new site manager. Nothing is put in writing so each site manager disputes what you've been promised from the previous one. They are a woeful company and we'll never buy another new build from them again. I'd advise you not to either.

Delighted to say there must have been radical improvements with Stewart Milne at the Haddington (Letham Views site). The fabulous on-site sales team (Gillian) & the build team (managed by John & Iain) has meant that our experience of buying a Stewart Milne home has been excellent - really can’t be faulted. This is our 3rd new build, & the finish & overall experience of the Stewart Milne home has far exceeded our expectations & quality of our previous new builds. We had some minor snagging which has all been resolved with no quibbles. We had a small water leak a few weeks in which the Customer Care team responded to immediately. We absolutely love our new home & would definitely recommend Stewart Milne to future buyers.

If I could give a lower review I would, the worst experience we have had buying a house, from the incompetence of the construction team to the lack of care from the customer care we are 2 years down the line and still have snagging issues which were reported on week one inspection, customer care refusing to deal with stuff which is clearly there responsibility. We have completed numerous visits from site managers but due to the fact they can’t keep site managers makes things even harder.

Appalling build quality. All the floors on the upper level of my apartment are horrendously uneven. I lifted some floor boards to find out why my floor wasn't level and was amazed to find unsafe and incredibly unprofessional building standards. I had a joiner come out to take a look and he said it was the worst joinery he'd seen in his entire 25 year career. Probably need to look into legal proceedings.

Absolute joke of a company, we’ve had nothing but issues with the poor workmanship of the property. We’ve bought a house in East Linton on the “orchard estate” garden wasn’t finished when we moved in and took several months to rectify, taps plumbed wrongly, leaking radiators in all rooms, boundaries not to plan (which where shown at meetings and plans submitted to council) and are also on website plan, poor finish on internals, electrics connected wrongly, the list is endless. We’re still waiting on snagging 11 months after pointing some of these out. Emails are often ignored and we’re currently sending at least 1 email every week chasing them up with no response for several weeks.

We’ve been in our new home for 16 months now. Yes, there were some cosmetic snags which have now nearly all been resolved. The home is well designed (large rooms and hallways) and well insulated. Support have been good and kept in contact, even throughout the COVID period (which has understandably meant a backlog for their team). The fitters completing any cosmetic reworks have been superb, workmanship and care is of the highest standards.

Our daughter and son in law together with 3 children purchased a Palladian Gardens Home two years ago after selling their previous home they rented a two bedroom flat as a stop gap, Stuart Milne kept pushing back the completion date for weeks, the problem being the co had not checked the land boundary before building, resulting in their land being reduced by a few feet, no brick wall as with other homes, a garden that slants to the fence, making the door from the utility room useless and reduced space at the side of house, the so narrow bins cannot be used that side. no slabs under the front window, this was supposed to be their forever home, which it must be, no one else would buy it, our daughter is an intensive care nurse, working tirelessly the last two years, she employed a solicitor to solve the problem but after racking up 5k debt with them no help at all, at the moment her local MP Pursuing her case, thry are at their depths of despair with this debt, the issue not caused by them, it results in our daughter having to work numerous extra shifts to pay off this debt and Stuart Milne comp,etely jgnoring the problem, DO NOT BUY

I would give this company a rating of zero if I could. Their complaints management system appears to be a case of simply ignoring them. Once completion takes place they don’t have any interest or respect for you or your property. They actually trespassed onto my property causing damage just to ensure their build programme wasn’t delayed never repairing the damage and have now moved onto another site. Watch out Astbury Park you could be next.

Great sized rooms, finish is to a high standard and all staff we met and communicated with were really helpful and nothing was ever an issue. We had very minor snagging works when we moved in and these were fixed in a timely manner. We love our home, and what makes it even better is the amazing landscaping and street scene created on the development.

From the day our house was signed over to us with a massive gas leak, Stewart Milne have been totally useless! Zero customer care after signed contract. Will lie through their teeth to get the sale but ignore you straight after. Over two years in and only just getting things from 7 day snagging list done after constant emails/calls/NHBC involvement (to a very poor standard). Original snagging list was signed off behind our backs by site manager! Kitchen ceiling has collapsed 3 times due to faulty plumbing, garden drainage so poor that half the garden is a permanent pond, windows in kids rooms missing safety catches, foundation of kitchen floor so uneven you cut your feet walking on it, no cold water plumbed into main shower scalding my little boy plus hundreds and hundreds of decorative snags...Avoid Stewart Milne and save yourself years of stress and wasted time!

Should be zero. Do not go near stewart Milne homes. Terrible build quality. Your home will NOT look anything like the show homes. The company do not respond to emails or phone calls. 19 months on and I am still desperately chasing problems we raised at our 7 day snag. Utterly shocking. They treat customers with complete contempt. We completely regret buying from SMH. They mismanage their staff and have unbelievably high staff turnover. Such a mess of a company. Incredibly disappointed with our Stewart Milne experience. They operate using mainly sub contractors and take no responsibility for their poor work. They seem to have no interest in health and safety. Our road surface was unsafe for over 12 months to the point children were injured. We have now been told that they will not be following up on our outstanding snagging and that WE as a customer need to chase them for outstanding issues. Dreadful experience. We feel so let down by them. We have a faulty front door that we were told would be replaced as it has bowed. This means our house is cold and the door looks squint. We have waited for months to now be told the site team think our door is fine and it won’t be replaced. The site team personnel also change every five minutes. So it is impossible to know who to contact to get things sorted. Friends and family that have bought with other builders have had a far better experience.Interestingly, when we first moved in we were impressed by their customer service. We felt like they truly cared and wanted to do a great job.... however the minute we completed our NHBC survey things went downhill. If I could take my high score back I would. The initial customer care is clearly to get a good survey review. After that, they don’t care.

Dargavel Village Plot 186 - Very attentive at the sales side ..but once you are in expect dreadful service. After 14 months we still don't have our 7day and 14 day fault list (its long) even barely started. Doors missing from kitchen, Completely different work surface finishes, No tiles or back splashes on kitchen or utility, Boiler yet to be boxed in garage door not opening. The worst plastering I have ever seen in my life...Outside pointing a disgrace. Doors that shut automatically that would take your fingers off. I could go on and on and on. Probably the worst company I know for after sales. Take your money get you in and then don't want to know you. I just wonder if Stuart Milne board know how poorly they are looking after their customers.. All my neighbours have the same feeling and we tell everyone. With a New house you are always going to get problems but a measure of a good company is how well they respond to fix these problems. I give Stewart Milne a 0/10.
