Mihail the technician is 10 out 10, very professional, polite he fixed all the snagging items in high standard. Overall great experience from St.Modwen.

Reluctant to help once you've moved in.

Reluctant to help once you've moved in.We moved into our home 2 and a half years ago and while our home is lovely with no issues, our garden is not. We are still having issues now and I have been utterly shocked by the lack of help and assistance to correct something that St Mods promised to do (they are now denying the fact they ever said they would help). We are now over £500 out of pocket with a mess of a garden.

Don’t buy

If we could give 0 we would . Totally inept company , we have written many emails and spoken to numerous management promising us the world , emails admitting liability . They took our money and now cannot get repairs done . We have now been our our property 5 months . People are moving into Glan Llyn estate when the houses are not fit for habitation . Written to directors now but not holding our breathe , it’s a good that we’ve kept all emails , pictures and recordings .If we could write names we would name and shame at least 10 Sales and Management team

unreasonable limited kitchen upgrade options

very slow responses for our enquiries, limited options with the kitchen selections. Although upgrading kitchen cabinet doors separately is an option, when you ask for matching kickboards and end panels, we were told that is not an option. If we wanted matching colors we were told we needed to go with full kitchen upgrade which we didn't want to. No way you can reach the sales manager. Completely old school, enforced sales tactics... No reasonable explanation why the simplest changes cannot be done.

Would not recommend buying through St

Would not recommend buying through St. Modwens, we purchased our first property and when we looked round found some faults before completion to be told by the site manager that this would be resolved before we moved in. This still has not been resolved 3 months later and every time we try to get someone to repair these faults we get told no one was home. Site also kept a key for themselves and let themselves into our property shutting my dog into the kitchen scaring her and causing her distress without consent. All we keep getting is excuses from everyone we speak to.

Matt sorted it.

Matt came out to help fix some sealant surrounding the sink splash back area and also fix an issue with the pipes behind the walls. He was polite, professional, he gave advice on post care of the fixture. He completed the task professionally, the walls looked brand new, the area was neat and tidy after the jib was complete and he even wore protective cover on his shoes so not to dirty my carpet. Thank you.

St Modwen Homes customer service is excellent! Alex Green,Bob Jarvis,Tom, Gary and Barbara Wright have accommodated all my individual needs consistently and promptly. Recently, Cai and Tom(ground workers) have done a great job in front of my house. They were polite and understanding.All staff are very kind,efficient and hard working professionals ,which walk the extra mile to meet our needs and wishes. They smile and have a positive attitude .The staff's consistent support is outstanding, which makes a big difference in the residents' lives. As a customer, I highly recommend this developer. We have had 34 faults with our house in…

We have had 34 faults with our house in 13 months, the bathroom fan and the en-suite fan have leaked and St Modwen are now on their third attempt at fixing. The garden is a disgrace and we are now trying to get them to rectify their second attempt at it. We were promised as an estate football pitches on the green space but now they are submitting a planning application for more houses. The estate is a disgrace the roads are unfinished, they have illegally blocked a footpath and have had to try and rectify it with the local authority. They promise the world and deliver very little. Avoid like the plague.

First Home

Myself and my partner are going through the process of purchasing our first home with St Modwen at Bramshall Meadows. The whole process so far has been so simple and a lot let stressful than I could have ever imagined. The reservation process for our plot was super simple as Olivia explained everything to us thoroughly which made everything flow smoothly. We have kept in regular contact with Olivia during this process and I couldn't recommend her enough! Her service has been excellent, 5 stars all round so far with our journey!

The St.Modwen team thus far have been extremely helpful. All relevant and requested information has been received with nothing but helpfulness. The only reason I've down scored to 4stars is due to the fact that my partner and I travelled almost an hour to view a show house of our wanted property. Upon viewing we fell inlove with this exact model of house. When viewing a recently built version of said house on the development we have chosen we discovered that the layout was completely different. Infact, although the house name was the same the house was infact a completely different house without any of the actual features we fell inlove with. Luckily, we liked the new version just as much but this left us feeling unsure. Regardless of this, the team and hilton valley have been brilliant and we are shortly exchanging contracts.

We are really please with our home

We are really please with our home. We have had a few teething issues but nothing unexpected. Our only complaint is that we had to change our initial choices of kitchen worktop and flooring due to lines being discontinued. We also completed later than originally planned and then our final completion felt a bit rushed as we then had to wait 2 weeks for our home demonstration and for our open reach cabling to be installed. Also there was no aerial or satellite wiring within our house which we assumed would come as standard. So we are now 6 weeks in with no television, however this is being sorted. This should be made more clear by the sales team during the buying process. Overall though it is a lovely house and we are really pleased. Ben within the sales team was GREAT! :) 5 stars for Ben!

Excellent 5 star service

The whole process was made much less stressful and easier by the excellent service we received from our initial enquiry to completion. But the excellent service hasn’t stop there. We continue to get amazing support through the customer service team and building management. We have nothing but praise. Like most things in life there’s up and downs (small hitches) but nothing that could not be resolved to our satisfaction. Having see properties by other developers they are not patch on St Modwens. Highly recommend them.

Just cannot finish a job...

Two years in - still have issues. The end of Duncan road paving is incomplete, our garage door has yet to be replaced despite confirming they have fitted the incorrect size, the 6m street light outside on our private drive which should be a bollard light still has not been changed. I've given up on their painters/decorators for snags, they all should have gone to Specsavers. St Modwen did the first 95% of the build perfectly, shame they cannot do the last 5% as well. Its all the finishes which are just so poorly done, painting over light switches because you are too lazy to unscrew it. We paid extra for the chrome light switches, I've now started re-doing all the paint work around all lights, light switches and behind the radiators/heated towel rails because even when they send in a decorator to fix it, its still done so poorly with drips of paint all over the place.

I couldn’t recommend highly enough!

Fantastic. We never debated looking at a new build home until several house purchases fell through. We visited a number of sites and those usual concerns of quality and cost were there- until we visited a Pear Tree Fields St Modwen. We were shown the show homes and loved them, and shown the home that would eventually be ours. At every step we asked “will this cost us more” “is that an additional upgrade” - no, all included. We’d also had some bad experiences with the past properties that had fallen through and felt beaten- having Sales Advisors Jules and Emily on our side really helped- we signed up there and then. We also decided to switch solicitors to the firm suggested by St Modwens, the best decision we could have made. Throughout the process the sales team were amazing, kept us updated, let us visit our soon to be home multiple times, pushed solicitors and others and genuinely made it much easier. The suggested solicitors were fantastic, and as they work with St Modwen you had the weight of them pushing the solicitors to get things done, we were given a 6 week period to exchange and complete- and it was done! Amazing. We also had the additional benefit of the key worker fund which St Modwen gave us for even further upgrades to our home. Upon moving in we were cared for and looked after, and we were passed to site manager Karl who did our home demo, and checked in on us over the next few days. He went above and beyond helping us and we couldn’t be more grateful. We have been in our new home for just over a month and couldn’t be happier. We have found no issues. The build quality is fantastic, the house is incredibly warm, we also have the benefit of solar panels, the site is lovely and it’s really enjoyable to see it develop and grow, if we’ve asked for anything the team have gone above and beyond.The whole experience for us has been fantastic, and we’ve totally switched our mindset from never going near a new build, to loving living in one!

We recently moved into our home in August of this year. We had been delayed a few times due to materials and COVID which couldn’t be helped but Sarah at the sales office was absolutely tremendous.We expected a few snags so we weren’t too concerned about them but Amit who is the customer service manager has been an absolute asset to the company and is genuinely such a nice and thoughtful person. He has helped us out in every situation and even when things haven’t gone our way has always reassured us it’s going to be okay. I don’t know if St Modwen would function without him but I wouldn’t like to see them try!

100% satisfaction

We can not speak of St Modwen Homes highly enough. We are extremely pleased with the quality of the house and if we ever decide to move, we would only choose St Modwen again. We went for St Modwen because they are famous for light and space and I must say we were not disappointed. The rooms are spacious, big, airy and light. Even bathrooms are of a very good size and all have a window letting the light in (except for the cloak room in our case as it’s in the middle of the house). I must say, there was not much communication from the sales team after the sale, but with Covid19 perhaps it’s normal. The quality of the build is exceptional and many of our friends who came to visit were surprised at that. Some of our friends who have been ‘loyal’ to older buildings even said that if this is the quality of St Modwen then they don’t mind buying a new-build. We expected to have some snags, as it is very normal. We did, but they were very minor and actually we were extremely pleased with the care that we received after moving in. All initial snags were sorted out immediately, and any other snags that we reported later in the next few months were sorted out right away. Damion, who is St Modwen customer service manager at Tayleur Leas development has been amazing. He was popping in at least once a week for the first few months to make sure we are happy and he sorted any issues we had. This superman really deserves a good pay rise. We feel happy in our new home and we are very pleased with the support and care that we have been provided by St Modwen Homes. We would definitely recommend people to choose this builder for a stress-free high-quality home.

Great home and company!

We live on the lovely littlecombe estate and are very happy with our purchase made a year ago. We have had a few snags and customer service have dealt with everything we raised. There have been some delays with covid, but who hasn’t been effected in some way by the pandemic?! I’m surprised there are some negative reviews about St Modwen. My experience has definitely been positive and I would buy from them again. Lovely spacious contemporary homes built to a high standard!

Hi, just wanted to sing the praises of St Modwen Customer ServiceI recently had to have some drain work carried out right outside my front door, and although the team who carried out the work assured me that everything would be put back exactly as it was, this was not the case, and plants were destroyed and missing, lawn damaged, and slabs left uneven and wobbling.Spoke with my neighbor, and he advised me to contact Kelly in customer services.Couple of emails later, and it's sorted (Hopefully), she managed to take a look at things, get a quote for the work, and get it booked in (at no cost to me)Excellent customer service.
