Some of my friends (a married couple) were looking to rent a property in or around Walthamstow. I was helping them as my friends’ English was not too fluent and they had no experience with the local property market as they had relocated to the UK not too long ago.
My friends and I had a few viewings and applied for a couple of properties in early-to-mid-December. Not being able to secure any suitable property, we thought we would resume our search in the new year.
However, we were extremely lucky to be offered a newly refurbished conveniently located flat by Jay at Sincere Lettings less than a week before Christmas. It is truly remarkable that Jay managed to prepare the tenancy agreement on a Saturday just before his holidays the following week.
I also appreciate Jay’s and the Landlord’s (Primelodge Estates / Primelodge Developments) patience with the payment that we managed to transfer only on the move-in date, which was Tuesday 23 December 2025, i.e. one day before the Christmas Eve. The issue with the payment was due to my friend’s bank blocking the transaction on Monday 22 December 2025 and imposing a one-day freeze on it. We could not re-confirm the transfer to the bank until the following day, which was the move-in day, but Jay and the Landlord were understanding regarding this bank-related issue.
I very much appreciate Jay’s efficiency, responsiveness and promptness. I have not met any other lettings agents who would be available late in the evenings and able to draft a tenancy agreement on a Saturday.
Once again, I would like to thank Jay Alam and Sincere Lettings for bringing my friends’ flat-hunting to a successful and happy conclusion.

GoogleBad experience with Sincere Lettings. From the start where the tenancy start date was different from advertised and promised by the agent to numerous repairs reported over the period of tenancy that they did not take action on. I had a broken fridge and oven hob for 3 months. These were replace after I had sent a formal complaint letter. The unit was also clearly not cleaned prior to move in as promised as there was mildew and even insects in the bathroom. Additionally at the end of tenancy, I had informed the office in advance when I would be returning the keys as it is an hour’s journey, but no one was at the office when I arrived. I was not able to reach anyone via phone or email. My experience was that Sincere were only available to be contacted when they needed something like rent or arranging viewings. It’s a shame as the landlord was nice and the location of the property was good.

GoogleWorst company EVER , I asked about one bedroom keep in mind the ad was just new when I called they told we will call you tomorrow, never did , I had to chase them for a week because I was REALLY INTERESTED, when they finally called me back to see the room ( which wasn’t NOTHING like on the pictures , the house was almost falling ) and I said yeah I would take it they told me to send my info also keep in mind I had to take a whole day off from my work for this , I sent the info they told me they would contact me on Monday with all the info SURPISE AGAIN !
