GoogleSellers and buyers beware! Having been rushed round a first viewing on a property we were really keen on (by an agent who knew nothing about it other than what she had on an A4 print-out) we arranged a second viewing as soon as they were able to fit us in. Then JP Knight cancelled the viewing at 24hrs notice as they didn't have enough staff! We rebooked for the next available time (10 days later!), but by then an offer had been accepted and the property taken off the market. If I were the seller I would have been furious that JP Knight's resourcing issues were preventing prospective buyers from viewing (and bidding on) the property.

Dear Oliver, you were not rushed round the first viewing, you were given the normal allocated time, our viewing assistant did have another viewing to go on to. We had to cancel your 2nd appointment due to a team member going down with covid, and I am afraid we did not have a back up that day, it is extremely rare that we ever cancel viewings. The reason you could not go back for 10 days, your wife told us on the phone, was because you were away, not that we could not fit you in. Your wife was offered the first available appointment the following week, which she said you could not do. All the other people made time during the week, of which there were many, resulting in multiple offers. Our client chose a buyer, based on their offer, and proceed-ability. Therefore, having received multiple offers, the vendor asked us to cancel future viewings to show commitment to the buyer they had selected. In respect of the A4 sheet, this is far more than most of our competitors take with them, it covers things such as tenure, listing, conservation area, boiler details and services information, drainage, utilities, broadband, neighbour info, covenants, flooding history or structural history the property may have, as I am sure you can appreciate our team members cannot remember verbatim this info. for every property we market. In addition to our A4 sheet for this property we also took with us the planning permission drawings that have been approved, again you will find many agents just refer viewers to the local authority planning portal for that information. We are sorry on this occasion, things did not work out for you but we would be delighted to show you around any other properties that are of interest to you. Best wishes from the team at JP Knight.
