Quite simply, Claire has been exceptional throughout the entire process. What has been a particularly challenging and, at times, frustrating chain has required a huge amount of persistence and dedication, much of which Claire has taken on personally. While we, at the top of the chain, have responded promptly at every stage, Claire has worked tirelessly to chase solicitors further down the chain, often going above and beyond what would normally be expected. Her commitment to keeping things moving, her proactive communication, and her willingness to put in the extra hours have been instrumental in helping us work towards our intended completion date of 27th March. Irving and Sons are incredibly professional, always on the ball and working very hard to sell your property. I was impressed by them 11 years ago when they sold me a house, and I was even more impressed when I contracted them to sell it. Cash Buyer. When selecting an Estate Agent to sell your home many people consider the fees and perhaps unrealistic promises of the value that will be achieved. Irvings is different. We sold to downsize and took a rental property whilst searching for our next, more manageable, home. During the period from August '23 to March '24 we encountered many Estate Agencies, large and small, in our searches. All of them had one marketing strategy, list property on RightMove and wait for interested buyers. An entirely passive approach that provided almost no support to sellers or buyers. Clare Wright at Irvings was the only agent that took the time to understand our requirements, not as a list, but as a life plan. She was able to provide us with prospective properties that accurately reflected exactly what we we needed. We had our purchase offer accepted rapidly after which Clare pro-actively developed and maintained the chain of linked sales to completion. From the very first call when we spotted a home in Verwood online that we liked the look of, the service we enjoyed from Clare was nothing short of exceptional. We instructed Irving as Sarah, who came out to perform the valuation, was lovely and we trusted her with the sale of our property. Sarah valued our property at £600,000 but being an agent myself and having several valuations that were higher, I requested we market it at £625,000. Good job we did as we achieved over Sarah’s valuation. We feel as soon as that contract was signed, they changed slightly. Sarah and Clare were always polite enough to my other half, however, strange with me. I won’t speculate on why I believe they were like this but making it so obvious is extremely unprofessional. A client should never know your personal feelings toward them, certainly not in such a manner. We feel feedback from viewings was always a little vague, may not matter to some people, however, we preferred to know. On one occasion Clare walked into our house, shut the door, took off her mask, sneezed, then put her mask back on; we’re in a pandemic, have some consideration. For both the valuation and the appointment for taking photos etc the team were late. On another occasion we were called to try and persuade us to reduce our asking price when in fact we had a viewing booked in for the coming days. When we got to offer stage, an offer was put forward before the buyers were in a proceedable position. At no point whilst negotiating did we feel like they were doing their best to get us the highest amount possible. We weren’t asked if we wanted a board put up, it was just presumed. We didn’t once get a ‘congratulations you’ve exchanged/completed’ call and ‘thank you for your business’ and whilst taking my keys into the office on completion day they were taken from me and before I knew it the door was shut in my face without even a polite ‘thank you’ for the keys, let alone our business. We chose to use a cheap agent due to the market being as good as it was and we are fully aware that you get what you pay for, however, if we knew the process was going to be made this stressful, we’d have gone elsewhere. Despite completing a little while ago, Clare (who made it quite clear she didn’t like me) is checking my Instagram account several times a day, every day.
