Poor service. Refused to let potential buyers view . Later discovered our agent and buyer were related . How unprofessional, all actions fell into place discovered the motif that they were determined who would be buying our property. Would definitely not use this hull branch or recommend

Guisborough branch . Well without going into to much deatai I had to sell a property I didnt want to sell even though I knew I had to / was my child hood home and my mam & dad had sadly passed away and that house held so many memories ❤ the girls at reads & rains made it an easier process my two favourite girls cathy shes fab lovely lady who cant do enough to help you and helped make the whole process easier ..thanks cathy you've been fab . And our sian shes been brilliant to constant updates very very polite and so so helpful all the way cant fault them one bit .100% perfect .thankyou girls .would definitely 100% recommended all the girls at the guisborough branch have been fantastic but especially cathy and sian so well done girls you're the best .cathy & sian thankyou I'm sure I'll bump into yous in the town or b&m at some point thankyou both from the bottom of my heart .very kind regards. I spoke to Reeds Rains after having my property on the market with 2 other agents for 7 weeks and no luck. Elliot gave me an up to date valuation and went on to let my property within a week. Whilst they are more expensive than the other agents, there is a reason why. I've actually ended up saving more money by paying a premium for a top estate agent and letting the property straight away rather than having it sitting there empty for months on end. Can't recommend them enough.

From start to finish, Reeds Rains Carrrickfergus provided a service that exceeded all my expectations despite the current COVID-19 restrictions and the challenges facing us during this pandemic.Their communication was timely and clear throughout, keeping everything on track as far as both selling my property and purchasing my new home (luckily, and thankfully they were the agent for both my sale and purchase). I thank and commend Lynsey, Chris, Karen and Lisa. I found them professional, dedicated and committed to me as a client - nothing was ever too much trouble and I was always made to feel as if I was the most important client. Without a doubt they are best estate agent I have ever dealt with, going above and beyond (which just seems to be the norm for them). I would highly recommend them , and if you are thinking of selling or purchasing then look no further.

The business responded to my request to sell my rental property quickly and professionally. They explained timings with regards to tenants contracts and liaised with the tenant to accommodate viewings and a quick sale (pending contracts etc). I am very pleased with the way in which the sale has been handled to date and would recommend them to anyone.

TrustpilotTerrible for Welsh landlords: having a dog and barking yourself
I would have given zero if possible. No-one in the Chester office is Rent Smart Wales trained, or indeed works in lettings now. The maintenance team took 9 months to arrange a pre-paid alarm check; they barely managed two check visits a year pre-COVID and there's been just one this year; all safety checks are late and their default position is, 'we can't use your contractor, shall we send in ours (at 2-3 times the cost)?' yet my contract lists my nominated contractors! I'm paying management fees each month, but I'm the one diarising checks, contacting contractors, and chasing the agent: every single week I'm dragged in for something. I did the Rent Smart Wales training and know that the advice I'm given is almost always wrong for Wales. Now my tenant has done work that's made my property unsafe, and they're pushing all the remedial work and costs onto me! Terrible, terrible, terrible - agree you should find a good local agent who cares about their tenants and landlords. I will never, ever use Reeds Rains again.

Terrible letting agent always chasing them and never doing jobs which they were asked to arrange. Gave me bad advise and put terrible tenants in resulting in wreaking my property. I would not monitor the tenant for.me. I'd not recommend this company at all.

TrustpilotAvoid Reeds Rains as landlord or tenant.
I agree with most of the reviews for Reeds Rains. Dreadful and avoid. I chose them to "fully manage" my flat in Hanley. They found completely unsuitable tenants twice and then failed to "manage" the situation leaving me to take it on. Their business is totally fragmented. Tenants are found by the local "branch". Then they are passed to Southampton and somewhere else for rent collection and credit control. They do not communicate between themselves and I got conflicting emails from two places. They treat the tenant as a commodity, and appear to do as little as possible when a problem arises.

A horrible organisation that is so disjointed it’s a joke. Very rude and their main aim seems to be ‘how can we get more money out of people by doing no work’. People at the branch are okay but the people in the many different disjointed departments speak to you in such an awful way. And if you try and query a charge their go to statement is ‘it’s just the system’ with no explanation behind it. Or if you try and get something fixed in your rented house they’ll just ignore it. I wouldn’t touch this company with a barge pole again.

Giving this company 1 star is only due to not being able to give 0. Absolutely disgusting rip off company. My son and his partner needed to give early termination of a tenancy due to the property being unsuitable due to change in circumstances. The landlord refused unless they paid reeds rains £720 which were apparently their fees for getting a new tenant. They did not take new photos, they basically just shoved it on their website again and have refused or made excuses in giving a breakdown of what these ludicrous fees are for. Luckily a new tenant was found straight away but God help them cause the landlord refuses to put anything right and reeds rains fob you off saying its not their responsibility & the new tenants couldn't even see inside the property due to Reed rains messing up with the keys. Even to the end they sent a threatening email that if the money wasn't paid by the end of the 4th day after they provided the bank details they would put a stop on the contract termination. Will be continuing to fight these fees & taking up the matter with the property ombudsman as tried their own complaint procedure and got as far as the area manager who was just as useless as the manager at the branch at giving pathetic excuses for these fees.

Landlords stay away from this company. They have literally ruined a furnished flat I allowed them to manage. The flat was fully furnished and as each tenant left, the furniture left with them either damaged or left outside in the rain. No checking of the property, rent is always late, but very quick to pocket fees. Communication is non existent unless they want money. It’s an ongoing joke in my family when you call Reed Rains and they say they are going to call you back.
