From the social distanced valuation visit, at which a realistic valuation was given, through production of sellers pack and brochure to providing a closing meter reading, the service from Reed Rains in selling our property has been excellent. We were very well informed of the various sales options, including modern auction. The facility to drop off keys and documents at a partner agency near where we now live was much appreciated while trying to minimise travel. To day I received a phone call from Reeds Rains the young lady was inquiring for a tenant or theirs that had a ceiling leak from my flat, I told her that I had plumber with me about that and that we had blanked the water off and would she mind if I call her back after we had organized the work, She said NO! and i find you very rude! I then said if you find that rude you will find it ruder when I cut you off Good bye!Footnote I find the level of service totally unacceptable. Ps I did call back giving a more pleasant lady the information they required.

Fully managed service-I let my property with Reeds Rains just over 12 months ago, I have since had nothing but issues with them, they never respond to emails, when you do call to speak to someone they are rude towards you, to the point where I received an email from a manager apologising for their member of staff behaviour, then they give you incorrect costly information, they are happy to pay themselves but not the landlord. I would avoid using these at all costs.I would like to add that I have had to escalate my complaint and still I am receiving any responses from this company. Please do not use them to manage your rental property.

I requested Reeds Rains, Middlesbrough to sell my house. Andy came to view the house and explained the different options. I chose to go down the auction route.I'm so glad I did. I asked him to recommend a solicitor. He did and said they would contact me shortly, which they did.The whole process of selling the house was painless and Carol kept me informed and updated throughout.The house was actually sold before even going to auction and within 28 days so the whole transaction was completed before Christmas.The service was completely painless and utterly professional.I have used Reeds Rains in the past to manage a letting property I owned, so I had no reservations about using them again.

It’s difficult to know where to start as almost each interaction with the Chester branch was disappointing and stressful. My partner and I bought our first home through Reeds Rains and both vowed never to use them again. The branch manager Nina is either super friendly or extremely abrupt, before you can explain why you are calling she barks “what can I do for you”. Customer service training certainly wouldn’t go amiss. We had a survey carried out and it was recommended that we carry out further investigations to determine whether there was asbestos in the artex ceilings. Nina dismissed the surveyor’s comments, saying she’d never heard anything like it and suggested we find a new surveyor!We paid for a separate asbestos survey and hey presto, they found asbestos in the artex ceilings and in the garage. Nina told us that as we’d only tested 2 rooms, there was no evidence that there was asbestos in all the ceilings (even though each ceiling has identical artex design). We later discovered that after slating our surveyor, Nina is now passing him a lot of work.We put our offer in on the house in January and naturally due to lockdown, nothing happened for several months. The house needed so much work that we had to arrange for tradespeople to enter the property in order to assess the work required and provide a quote.We managed to secure a local builder who agreed to visit the house. He was given assurance by Reeds Rains that they would be at the office at 9am the following day to hand over the keys. The next day at 9.15am, the builder rang me to say he arrived at Reeds Rains office but it was closed. The builder said he was too busy to rearrange so I had to find another builder. That wasn’t easy as every man and his dog were renovating their houses during lockdown. After complete radio silence for months (& no apology for leaving our builder stranded), when we were trying to arrange an exchange date (which happened to be the beginning of August), we were inundated with telephone calls. I had one very unpleasant call just before I attended a funeral, demanding to know why we had put the date back one week. I was told that “the sellers wouldn’t be happy”. The rudeness and aggressive manner of the agent was quite shocking to say the least.Our solicitor also told me that they’d been phoning him constantly and were rude and demanding. We both came to the conclusion that Reeds Rains wanted the sale to go through in order for them to meet their month end targets.Our experience should have been exciting and happy, but it was stressful and at times, rather upsetting. Sadly I would not recommend this estate agent (my review concerns Chester branch, other branches may have friendlier staff who don’t harass people).

Never rent from ReedsRains!Their fragmented departments make it impossible at times to get any fluidity to responses. Constantly late in terms of dealing with return of payments, they often mis-calculating amounts and show a complete lack of empathy with any issues raised. Their Hub is particularly bad at customer service and I feel they are only out to get as much money out of you as possible. They prefer you to over pay then claim reimbursement, however getting the money back is an absolute nightmare. At branch level they complete dismiss responsibility and tell you to contact the faceless Hub if you have issues. Both these elements of the business do not seem to be well coordinated at all. Maintenance issues are not dealt with promptly.They often shun responsibility and you end up chasing your tail trying to get an answer. Horrible company with terrible morals!I would honestly never take a house rented by them under any circumstance again.

Every year we have to leave a poor review to this maintenance company!!!! It takes literally days to come and contact you in regards of fixing your watter issues (some very old boiler broken)!!! And then it takes them some more additional days to have someone available to come and check, because their availability is not OK when it is for you too.... And if you tell them 3x times you are not available on the evening when they call you (after days have passed), they keep on pushing it as they would be literally deaf!!!! And we have this little process every year 2 or 3x times... Because the boiler is suuuuuuper baaaaad and oooooold!!!! Very poor quality and extremely old!!! The company suuuuper ruuude!!!! Other then that they could just put a proper boiler but hey hey... They do not want to....So very very upset about the quality of their services!!!!

Reeds Rains Wrexham. If I could give zero stars here I would. Currently renting a property via this Agent and are treated with a complete lack of courtesy and in fact disdain. Correspondence is completely un-professional , abrupt and to be frank rude.Reeds Rains, the rent gets paid on time every month, the property is kept in superb condition, by us, and has been cleaned (it was filthy) and improved by us, your second class citizen customer.Maybe some staff training could improve this but I would simply avoid if possible.

I’m in the process of trying to rent a flat through this company and the level of service hasn’t been great. The listing for a studio shows a 1-bed and gives a studio rent; the virtual tour is the same. I’ve asked repeatedly for an application form and they’re dragging their heels with providing this to me. I love the property and I want to move there as soon as I can but the way the company has acted so far is seriously making me want to look elsewhere. The attitudes of the letting negotiators and agents are also really poor considering I’m eligible, eager and highly interested.

I know all estate agents are rubbish but appalling performance from Reeds Rains.We put an offer in on our first home in April, after getting accepted less than a day late we were over the moon.We were put in touch with a lady called Nicola Baines. She was handling the sale and at first she seemed to be on the ball and quick to help. So we thought...Now the issues we had were endless. The sale took 8 months to complete and was a roller coaster of emotions along the way.With my partner heavily pregnant and us itching to get moved in. I found myself doing all the chasing for updates and getting non to little response from Nicola. The issue at hand was the vendor of our first home was struggling to receive paperwork from her solicitors regarding searches.We were asking Nicola to chase up the solicitors to make the sale move. This went on for months. Enquiry after enquiry and little to no interest from Nicola.Eventually around June time I kept trying to contact Nicola and was getting no response. Completely ignored. As I was already doing the estate agents job for them chasing up and sending information off I completely forgot about Nicola.With my partner then giving birth in August we found ourselves living out of a small bedroom in a 2 bed end terraced with a new born baby and my partners Mother, step father and sister. 6 people in a 2 bed house.I was getting very angry and tired of the let down after letdown of this sale and the estate agents not even interested in it going through. After contemplating pulling out I decided to email the Director of Reeds Rains and copy Nicola in explaining my frustration and disgust from such an appealing company...I was then in receipt of a missed phone call. When I rang back it was a lady from Reeds Rains apologising on behalf of Reeds'.Then she proceeded to inform me that Nicola had gone on sick then left the company. Abandoning all sales leaving one member of staff to pick all the properties up and work them one by one. Angela (lady who took over) i completely sympathise with and she did her best to get the sale over the line.The reason for my disgust is the fact that it went 2 months without an agent and Reeds' couldn't even be bothered to let me know she had dropped us and left.I appreciate that the sales were being directed to another member of staff but we should have been at least briefly informed that this was happening...I was absolutely disgusted. I was also told that this behaviour is not new from Nicola and she wasn't that great of an agent.The question i still have in my head despite being in the house 4 months and settled happily is why did all this take 2 months to be informed of. I had to chase for updates myself. If I didn't then how much longer would we have been in the dark. 3 maybe 4 months? I'm confident Reeds' would have been more than happy to keep us at the back of the queue.Absolutely abysmal operations from Reeds Rains. Poor management and terrible staff.I sincerely hope than Nicola Baines new employer is aware of how she treat us and I hope this leaves a mark on her career. As a manager myself why wasn't Reeds supporting her or looking into her lack of work as a staff member.She is supposedly living on the same estate as us as she told us at the start. I'd love to ask in person why she left us in the dark. Absolutely disgraceful behaviour and despite the issue being resolved. Its the fact that they left the buyer to do all the work. Causing peak stress during an already stressful time.Ironically we had to pay up front £100 for a credit check on ourselves before the property even got took off the market.I'd like the £100 back personally and suggest next time Reeds you should check your staff's work ethics before checking the buyers credit score. Which has nothing to do with the estate agent anyway. This should be handled by the solicitor.AVOID AVOID AVOID.

This estate agent's fees are nearly double that of other estate agents in Hull to sell a property and the service they provide is appalling. They wanted to charge me an additional £200 for photos of my property 3 weeks before Christmas. I refused and took photos of the property myself. After the sale was agreed I waited a month for an update on how the sale was progressing and in the end had to ask for it. In that time the Sales Associate dealing with my property had left the business and my buyer had gone on holiday without putting a mortgage in place. Reeds Rains never proactively informed me of either of these things. When I complained about their bad service the Sales Associate was rude told me 'it wasn't her job to give me updates on the sale' and that it was my solicitor's responsibility. The Branch Manager simply said 'he took everything on board' but never actively did anything to manage the situation. They also made several error on official documentation and never provided me with written details of all viewings and offers.They made the process difficult and stressful so I ended up contact my buyer directly so that I could complete the sale as Reeds Rains offered me no assistance. Reeds Rains are one of the most expensive estate agents in Hull and from the service I received the only way they helped was to post my property on the property marketplace websites - something most estate agents do to sell a property. If you are considering selling your property in the future please help yourself and use a local estate agents, not this national company. Their fees will be less and you will probably get a better service.

Useless company treat you like your in the wrong.Send builders round who dont do the jobs right the first time and some that treat your house and things with no respect and then they wonder why your angry.Saying they are ringing or coming round and don't turn up.I emailed them yesterday as I've water coming through the kitchen ceiling and down the wall.A contractor will ring you stayed in all day no phone call nothing.I look after the house but the agents don't look after me.I am vulrenable with health issues,damp cold house no help.Date of experience try 4 yrs

Our family moved into a rented property with fully managed maintaince service. We have so many things in this house that need to he repaired. Its A4 page full of problems including leaking roof, front door we can't open properly, cracked windows and it goes on.All we get is contractors coming for a quote and us being told you are better off moving as the house has extensive issues and reedsrains won't pay when the contractors come and asses. We are having to fight through the council disrepair team as noone from reedsrains maintainance team can tell us if anything will be fixed. This has all been going on for 4 months. Meanwile fhe landlord told the disrepair team that all has been fixed, so basically lying. We have two kids and to say it's been stressful is an understatement. I don't understand how they can leave us living like this and expect full rent in return.
