GoogleI am writing this review after dealing with Tatjena & Archie from Maxwell properties where they facilitated the tenant finding for 141 Barrier Point Road E16 2SE. The house was posted furnished & the expectation was that it will be professionally cleaned before the key handover. I am not sure if is mandatory to have cutlery provided in the house which is posted as furnished, but I did find the same in all the houses I saw, except this one. Key handover was completely facilitated by the owner directly & nobody from Maxwell properties was present during the key handover on Aug 28, 2021 . While it should be noted that Archie religiously followed up for the deposit & first month payment but after doing payment, did not even had the courtesy to confirm the amount received. When I told him about my disappointment about it, I did happen to get an automated email with the receipt of the payment, which came probably after like 10 days of payment.
I am attaching some of the house pics which indicated the level of cleaning. Clearly, nobody from Maxwell properties bothered about it.
Clearly, they would probably work well for you if you are a house owner looking to put your house on the rent & probably do not want to be 'hassled' by a property agent who wants you to hold a 'high standard' but clearly as a tenant, I would suggest to stay away from them.
Giving 2 stars as Tatjena was professional enough to root for getting the house fixed before handover but apparently, it did not happen. Partly our fault as well but she did try.NegativeProfessionalism

Thank you for your review which is much appreciated. Firstly we always try to facilitate all parties involved with amicable terms. Once you have given us an offer there was still few uncertainties and as we have limited authority for this property because we only provide a Let-Only service to the landlord and the Landlord wanted to handle most of admin and inventory with check in himself, we suggested to arrange a meeting with the Landlord to discuss the process and responsibilities prior to any engagement or placing a holding deposit. The meeting took place at the end of the day with your partner while you were still abroad but on a ZOOM call, Tatjana took her time outside working hours to make sure that everything was clearly understood from the set off. You have spoken with the Landlord directly, he confirmed everything that would stay in the property, there is a difference between furnished and a fully furnished property, the process, and the monies due. The Landlord has also kindly given you a discounted rate for the whole term because you have agreed to repaint the property. The property has been checked prior to your move in by your landlord as he has told us he wanted to be responsible for arranging the cleaning, providing a second set of keys and he wanted to conduct the inventory check in himself and that was no need for us to be present at the check in, as initially explained. The move in funds receipts are all confirmed prior to the move in with you and the Landlord. We are adopting a new CRM system to be more streamlined and transparent with our lettings/sales process and update everyone involved near enough instantly. Remember, we are here to help and if there are any issues you can always contact us, we will do our upmost to assist.

As a tenant, I was charged £403 for a reference check by a company that was only established a few months ago. I never received the reference report myself, and I was rejected for a ridiculous reason, one of their staff told me via message that it was because I had used my overdraft. A proper reference check should involve contacting my current landlord, verifying my employment, and confirming my salary, which were all accurate. The process felt absurd, and despite not being the one to withdraw from the rental agreement, they refused to refund the fee.

Unlike many other agents, before the official paperwork is created, we negotiate on your behalf with the landlord to ensure all terms are agreed upon. We do not require a holding deposit at this stage in order to have your offer agreed preliminarily. Only after the landlord has confirmed the offer, subject to references, do we prepare a detailed “Breakdown Structure” for you to review.
At this point, we ensure that you have the opportunity to thoroughly go through the “Breakdown Structure” to make sure everything is clear and fully understood before you sign the document, pay the holding deposit, and commence the referencing process. This approach is designed to ensure complete transparency and to give you confidence in the process.
For reference checks, we work with FCC Paragon, one of the oldest, if not the oldest, established companies in this field, founded in 1996. We outsource all our references to this professional company to ensure impartiality in the process and to provide a fair and unbiased outcome. You are provided with all of their contact details initially, and from that point onward, you are directly engaged with a representative from FCC Paragon until the conclusion of the referencing process. You can verify their credentials and reputation yourself by visiting their website or checking their registration.
In this instance, a refund is not available as the references provided were unsuccessful, which is part of our standard procedure outlined in the “Breakdown Structure.” This policy is communicated to all applicants at the start of the process to avoid any confusion.

Surprisingly good - I did not expect a London agent to be so helpful & efficient. The team was very helpful and flexible throughout the onboarding process when we moved in, and ever since very, very responsive to emails / calls when issues arise. Esmyra in particular is very considerate and follows up even outside of business hours with email / call when needed. The only small point of improvement is that the replacement blinds they ordered for us (in itself a great point) took 1.5 months to arrive & get installed, and are not great quality product.
