If i could give this company -100 stars I would. Very disappointed and shocked at the horrendous service I received, from start right up until I was done with them. Thank God I didn't have to deal with them any longer.

TrustpilotIf you are a landlord, avoid this company
If you are a landlord, do not let this company manage your property! They take 10% of your rent for doing nothing. You often have to chase them for payment. They seem to pay when they want and the amount they want. They are so frustrating to deal with. They use over priced tradesmen (or mark up the costs on work that needs doing). A weight has been lifted now I do not have to deal with them anymore.

TrustpilotNeglect of a vulnerable tenant
As a mental health worker of 19 years, I would describe Mann Estate Agents as disappointing. My next door neighbour is a Mann Tenant who is a vulnerable woman in her mid-70's and suffering from a sensory impairment. Despite her age and condition, she has experienced targeted bullying from her young upstairs neighbours (also managed by Mann). They not only deliberately removed the light bulbs from the communal hallway to leave the woman in darkness and disorientate her, but they have previously poured a bucket of water onto her head from their window and continuously drop heavy objects on their floor above her head regularly, which in turn have caused concerning large cracks in her ceiling, make her jump and caused her sleep insomnia. The neighbours have cameras set up in the communal hallway to watch her movements so they can intimidate her when she leaves/returns to her property. The neighbours throw objects at their internal door which is adjacent to hers and make loud noises throughout the day and night to cause her distress. This was witnessed first-hand by a visiting police officer and can be clearly heard by myself and my partner in our next door flat. Despite hours of footage submitted to Mann's Beckenham office and Head Office, Mann have left her without support and refuse to look at the footage (which had also been submitted to the Police). Mann have been made fully aware of these activities and continue to take no action. My advice is to avoid this business if you can find alternative services.

Only rating one star as I can't give it a zero!! I live next door to a property that Mann in Beckenham have rented out. I've had nothing but issues with the next door neighbours. I've had noise nuisance since they moved in, but it has recently transpired that the noise I've been hearing has been harassment towards the elderly lady in the flat below. The perpetrators are a daughter aged around 28, and her mother - both of whom should know better! They have poured water over the lady out of the window, pile up crates of dirty waste outside the front of the house, including chewed up food on her windowsill so she can't open her window, taken the light bulbs out of the hallway so she can't see where she's going (including one I installed of my own so knew it was working and was gone by the next morning), two cameras on the internal hallway to watch when she's coming and going, and myself and my partner, and new neigbhour downstairs are unable to leave our house without a camera phone being pointed at us, and deliberate harassment if we're having a conversation outside our own front door. Both properties next door are rented through Mann who do not accept any responsibility. I am yet to have a satisfactory response to my complaint before going to the Ombudsman. The police and council are fully aware of the goings on, yet it's still being allowed to take place. I wouldn't touch this estate agent with a barge pole!!!

TrustpilotWhat service - It was no service!
We met with Robin from Mann, Beckenham who confirmed he would assist us with a rental property. The very next day we were emailed a suitable property and called to arrange a viewing. Robin said he would collect keys and call back with an appointment time/date. From this moment, we never heard from Robin again!! I tried chasing and eventually spoke with Robin’s manager who advised the property had been let to another client. The manager apologised and advised Robin would call back to explain the situation. As expected, we did not hear from Robin. So, moral of this story is beware! Mann in Beckenham have a preferred list of clients and if you are not in the preferred list, you have no hope of a rental.

Untrustworthy - agent didn’t turn up for viewings, agent doesn’t try to sell property instead advises buyers not to put an offer in, difficult to contact even in working hours, bad mouths other estate agents, would highly recommend avoiding Mann if you are either selling or trying to buy

I called the agent and I was proposed to buy off plan without showing you anything but pictures. They dont even have a show home!!! I told them I dont understand how I can buy anything for 400K without even seeing a showhome. And they just explained that this how hot is the market now. On the other side they claim they have been inside and the apartments are very nice. I think this is unprofessional and unethical. I don't think they actually care about the customer.

Initial conversation with Catford branch was very good so gave them my flat to let. Never again. Appalling photos put up on rightmove which did not market a victorian conversion flat with garden in a conservation area at all. Consequently, poor viewings in a fast moving dynamic market. Mann did correct this but I lost valuable time which ultimately cost me rent money. Original letting contract was returned by me twice with basic mistakes and the new tenancy agreement has been sent back twice because Mann cannot get the names of landlord correct. It looks like it won't be ready in time for the agreed start date so I will lose more rent. Mann don't seem to understand the basics of letting and have lots of young, inexperienced staff who are not being supervised by managers. When someone is on leave - no one else can get the job done. Hugely disappointed and costly mistake for me

Dragging their feet returning our deposit even though the landlord immediately authorised a full refund. Moved out 3 weeks ago and still dont have our money back, and Mann Sydenham just ignore our emails. Avoid!

Disgusting company I have pages of the ridiculous and disgraceful things they have said and done just from a year of living in one of their properties. Everything from the landlord to everyone at Mann and the maintenance team was unbearable to deal with and nothing was ever solved, new problems every two weeks in the house since we moved in with no solutions and ridiculous rent prices for a property that’s not been serviced in at least two years, paid for an en-suite and had use of half or none of it the whole time I was here!

I am currently moving home and chose to view a property with Mann Countrywide in Woolwich based on my criteria seemingly being met on my Rightmove search. The images did not include the front of the property which I now know to be a red flag. When greeted by the estate agent, Catherine, at the property I explained that the property had been incorrectly listed online but she did not seem surprised (regular practice?) or even apologetic at the fact I had made a wasted journey due to the misrepresentation. I advised her I was only interested in semi detached properties so would not be continuing with the viewing, to which she replied “if it’s just you and no one else, can I ask why you’re only looking at semi detached homes?” As if extra occupants makes me eligible for side access to my garden Catherine! No one contacted me afterwards for feedback or clarification and as a result of Catherine Melder's attitude, I certainly will not be using Mann in the future. It's a shame as my mum had used them in the past when purchasing and had good things to say but it seems that times have changed.

AVOID!!!! - ZERO STARS!!! We had the misfortune of dealing with the Waterlooville branch who wilfully let us an unsafe property, blamed everyone (including us) for their own failings, and refused to accept any liability. The UK has gas safety regulations for a reason. As a new tenant, we had every right to expect a safe home. But no. What we got was a load of paperwork claiming our home was safe and a boiler that wasn’t attached to the flue. They even sent us a photograph of the detached flue and argued it was safe!! Apparently, according to their office, carbon monoxide is not a danger! ??? They actually for real?! Our lives and the life of a 5 year old meant nothing to them. It took them over a month to fix the boiler, most notably with a vile attitude. If you value your life, AVOID this inhumane and despicable company. If you wish to die due to someone’s incompetence, let a property from Mann.

As a new landlord, I have been really impressed with the service and professionalism shown by Lee, who has been working hard to get my property let at short notice. His knowledge of the rental market is just superb, and he has kept me up to date throughout during the whole process. What he doesn't know isn't worth knowing, so overall the whole process has been super smooth. A+++

Well what can you say about this company. We rented out a property through them expecting a great service. They inspected an immaculate property with everything in place. Somehow whilst they were charging us for the upkeep and property checks our tenant's managed to remove all plants, trees, shrubs and two 8' x 6' garden sheds and paint every room in the house without their knowledge. And guess what its our fault/problem. Would not trust them to manage anything. By the way I am scoring them one star as I couldn't select no stars. Avoid at all costs because it will cost you. You have been warned

I live in a building comprising of several flats, one of which was sold last year 2021around June/July. The ‘sold’ sign is still attached to the fence on the property. I have contacted Mann in their Sutton, Surrey office on 7-8 occasions to ask for their sign to be removed, but apart from one promise do this after my first call, nothing has happened. Subsequent calls, and emails to them have been totally ignored. Their customer service appears nonexistent, and if I decide to sell my flat, Mann Estate agents would be the absolute last people I would use. If they can’t organise this simple thing, I dread to think how they do business!

From a tenants perspective: Mann have been hopeless from start to finish. Agents make you feel like everything you do is wrong and their favourite thing to do is threaten financial penalties for asking them to do the most basic of tasks. Every correspondence is rude and condescending. They arranged for our landlord to attend our property with NO NOTICE not once, not twice, but THREE TIMES during our tenancy. We've tried several times to lodge complaints but we're not even sure anyone submitted them. No one seems to know each other's job in the office and we've been without vital appliances upwards of ten weeks at a time. I once phoned and was spoken to in the most disgusting, dismissive tone which was blatantly based in sexism. The classic "I'm just going to speak over you, make your problems seem insignificant and demand I know best regardless". Awful service, they just take the money and do less than minimal work. Don't be fooled by good google reviews, they pay new tenants £20 for writing a 5* review on moving into a property. Lazy and discriminative. I hope they are investigated very soon.

Mann Countrywide Estate Agent Woolwich were not able to understand my mortgage needs .The staff would benefit from training on Buy To Let mortgages. Mouse infestation in the area didn’t help .
