Extremely poor property management and…

Extremely poor property management and lack of maintenance from Jack Charles, specifically Sam Hipperson in the lettings department. Tenants are charged for the upkeep of the front garden, yet the actual service provided is critically lacking. In 2025, gardeners only visited the property twice. So far this year, there has only been a single visit. When chased for updates, the agency repeatedly claims a gardener is coming "next week," but the work is not carried out. Due to this neglect, the garden is heavily overgrown, the path with brambles at both ground and eye level, creating a serious safety hazard for anyone using the walkway, especially children. Photos attached show the exact condition of the garden/path and the lack of maintenance. This negatively impacts all the other residents in the close.

I wanted to send a messge to potential sellers and buyers. There are Estate Agents, and then there is Jack Charles Estate Agents. I approached James Hincks for advice as we had been unable to sell our home for 18 months, for one reason and another. Jack Charles Estate Agents are in Kent, we are in West Surrey. James offered to try to sell our home simply using the internet. He came over to our home, took the details etc and it was live online within 48 hours. Due to Covid I personally enabled the visits. Jack Charles sent us suitable buyers and it sold in 10 days. Not only did he manage to find us a buyer but he then proceeded to sell our buyers' home in Farnhborough, Hants, again within a minimum of time. We cannot thank James Hincks and his colleagues for the efficient, speedy and effective sales of our home and that of our buyer. We had been relying on our local Estate Agents to sell our home, but it was a case of "same old". James came along like a breathe of fresh air - nothing short of brilliant. I cannot recommend them highly enough Thank you James!!!!

When we wanted to sell our property, we approached Jack Charles, even though they were based outside of our area as we heard how fantastic they were. The service from start to finish was first rate and better than anything I had experienced before. James and the team evaluated our property quickly and their photographer wa amazing and really made our house pop on the page. We had so many viewings within going live and sold our property within a week. Unfortunately, our buyer pulled out just before completion, which left us in a hole for our new purchase, however James was able at short notice to get our property back on the market and sold within 2 days to minimise the impact. I have nothing but good things to say about Jack Charles. I appointed another agency to sell my house in February and was disappointed when they did not secure a single viewing. I went next to Jack Charles, whose team secured viewings even before photos went up. There were multiple offers on my house and although these fell through for different reasons, Jack Charles continued to work tirelessly for me. A couple of offers progressed almost to exchange and Jack Charles's sales progressor did what the job should entail: move things along (on previous sales I've had to do all the chasing). When it became clear that I would have to rent out my house, I chose Jack Charles again for three reasons: 1) I have greater confidence that they will do what they say; 2) their pricing is transparent and 3) they've shown that they can be flexible and will think outside the box, if need be. They found me a quality tenant within days, so it has been a promising start. To date, Jack Charles is the best estate agency I've worked with by a long shot.
