I had an excellent experience with Yvonne Fitzgerald Properties when selling my home earlier this year, and also when viewing properties through the agency myself. Yvonne was prompt, informative and extremely helpful. Nothing was ever too much bother, and her knowledge of the property market was invaluable throughout the whole process as this was the first time I was selling a home myself. The same can be said for her team, whether I was calling about if it was the sale of my own house or arranging to view another property, I was always met with a friendly, helpful and professional response. It was genuinely always a pleasant experience dealing with the office.
As the seller, I was quite specific about the criteria I wanted potential viewers to meet. Having people coming through your home can be disruptive and unsettling to everyday life, and I didn't want viewings from people who were simply looking speculatively or who weren't realistically in a position to purchase. Yvonne respected my wishes and ensured those criteria were followed.
I've occasionally seen criticism online about potential viewers being asked questions of this nature, but in my case those questions reflected my instructions I had given. I appreciated Yvonne and her team respecting that rather than simply arranging every requested viewing. The result spoke for itself. My house sold within a very reasonable timescale and received excellent offers well in excess of the asking price.
Yvonne and her team made the whole selling process straightforward and well managed. Yvonne also advised me that she deals with rental properties, which is something I may require in the future, and I wouldn't hesitate to use her services again.
I would be happy to recommend Yvonne Fitzgerald Properties and her team to anyone considering selling their home, buying a property or looking for help with a rental.

Morning Yvonne,
Just having a look at Hesterval, Freswick, KW1 4XX again and it looks like every window in the rooms of the bungalow only have top openers and do not comply with current building regulations, they should have the bottom have of the window as an opening window with a min opening width of 450 mm and a min height opening of the same 450mm as a safe way to exit the building in case of a fire...THIS WAS A LEGITIMATE CONCERN FOR ME).....( The reply from Yvonne). We are selling the property as it is. It does not matter what you think it should be. If you have any further concerns about the report then take them up with the surveyor that carried it out.
You can find their number on the home report. Our job is to sell the property, not deal with building control issues that are not relevant to the sale.

AS I THOUGHT THAT Estate agents must provide buyers with all relevant details about a property and have some duty of care.. Concealing information, be it intentionally or accidentally, breaches the agent's duty.
One other point in question about the property "Hesterval" May I point out that there is no phone line in the property and Openreach have no plans to install lines in that area anytime in the near future also it lies in a very bad area for broadband with NO signal, so please make any prospective buyers aware off that...........and as far as being interested in the property with your attitude being as it is I am no longer interested (TW)

You are just as qualified to answer any questions on the matter that I raised as Yvonne.
It's basically common sense
No formal qualifications are legally required to be an estate agent in the UK.
Nor do you have to have any qualifications to be a property investor, just the ability to buy at the right price with the goal of earning money from it, often through rental income or by selling the property for a profit. I am also a property investor having bought and sold many properties in England, Wales and the Isle of Man throughout my life, I try not to have more than one property at a time that way avoiding extra taxes that are normally payable.
It's just that I like to keep up to date with building regs and expect estate agents to do the same.....................................................................

Hello Tom,
I am a property developer and am well aware of building legislation. If you were to replace or do work structurally to a property, building control would need to be informed. Not for a window change, only if it was a listed building. Any new replacement windows would obviously meet today’s standard. We sell hundreds of properties with windows prior to 2003. However, in the property you are enquiring about they do not need to be informed as it has the original windows.
The house is being sold in its present state so therefore building control do not need to be informed. Furthermore, solicitors ask people if anything structural has been done prior to any sale going through. If there has been work done the owners would need to disclose it and provide warrants. The only thing they would need a warrant for is if they removed a window and replaced it with patio doors. A conservatory does not need planning permission although it needs a building warrant. Removing a non-structural wall does not need a warrant either.
If you have any further questions regarding the property and are interested, I would suggest you speak to your solicitor.

If you were in bedroom 3 in that property or even in bedroom 2 and a fire broke out in the lounge and spread into the hallway then you would struggle to get out
That is why windows should be up to building standards.
Building control have told me that if bedroom windows were to be replaced today then they should be a bottom opener that opens at least to 450mm...........

Hello Tom, thank you for your review, However, you have only posted some of the content of your emails.
You were asking us questions about building practice relating to inside codes of windows, plastering of walls, and then sending us emails, with who is right written on the bottom of it, which we thought was rather cheeky!
My staff also found you very rude and abrupt on the phone. They are there to help people not be spoken to rudely.
I had answered your questions about the windows, however that was not all you asked about.
Your questions were far from normal and in my 16 years of estate agency, I have never been asked questions like that before. We answered what we could to the best of our ability. However that was not good enough for you.
Whilst we are here to help to the best of our ability, we are not qualified building control surveyors which was why we had asked you to contact building control or your solicitor to answer your questions which weren’t normal in relation to a sale.
I told you several times to check with building control however you would not take no for an answer and kept coming back with more building legislation in your emails.
That was why we also told you to check with the surveyor who carried out the report as well as building control.
Hopefully you will find a suitable property that meets your needs, however most estate agents would not be able to answer your questions, as they are not suitably qualified to deal with building control questions or open reach matters.
You should bare that in mind when approaching other estate agents.
Regarding your latter comments, we have told the truth. You also have not posted all the emails. Regarding duty of care, as a fully qualified estate agent, I am fully aware of what we can and cannot do. We go off the home buyers report that you are questioning. If the surveyor had problems with the report she would have written that in them. The property although it might not meet today’s standards which a new build should have, does meet what it needs to regarding a sale. The fact you might not like some of the things like the windows etc, is not what a seller would be expected to change prior to a sale.
You had also written in an email that you like knowing building regulations and expect estate agents to do the same.
It is not our job to know building regulations. In Scotland we go off the home buyers report which was why I told you to contact the surveyors if you had concerns about the report.
Both Sean and Diane in my office did not want to deal with you which was why I replied to your emails. They had asked me to because of the way you had spoken to them in the phone as well as the tone of your emails.
Had they not have told me you were rude to them on the phone, I would not have responded to your emails.. They asked me to reply because they did not want to deal with you
As you say respect is earned. Had you treated the staff with respect and not have been rude in the first instance, I would not have replied back.
We are there to sell houses, not to be schooled in building regulations just because your think estate agents should be aware of all the regulations.
In Scotland that is a surveyor’s job. The owners of the properties that we sell are not knowledgeable in building control either.
Your comments are without warrant. We have it in writing in the office what you have emailed in.
Diane as well as Sean did not want to deal with you. Although Sean did reply to your last email. They both thought you were over the top.
Whilst it is our job to help buyers, the staff
are not there to deal with people who think it is there right to demand something that they know nothing about. There is a fine boundary as to what they can do as they are not building surveyors.
You might not like what I have said but building control is out of our remit.

While I accept the sellers right to accept an offer at any time. I do not accept the selling agent announcing it on social media before informing BOOKED viewing less than 24hrs later.
Their excuse no-one was available to inform us, however,there was someone available to upload it on social media. I found this very disrespectful to us as potential buyers. No apology was offered.

Thank you for your review Carmel. As I informed you during the three emails and various messages that were sent yesterday, the offer was received at 5.05 pm. It had been agreed verbally the week before. The staff finish at 5 pm. When an offer comes in, it automatically gets marked under offer on Rightmove, Zoopla etc as well as our own website the same day. If a property is not marked under offer, it upsets the buyers and we still get enquiries on the properties. So even if it had not been marked under offer on Facebook it would still have been marked under offer online by myself last night on Rightmove etc, so that both the buyers and seller were happy. I explained to you last night that I work until 9.30 pm and make a lot of calls in the evening. I also had told you I would have called you when I got home after 7 pm from appointments if you had not noticed it online but you made remarks on our Facebook page and had noticed before I got home. Whilst you are disappointed that you have missed out on viewing the property, this was because when you tried to book the first viewing, I had other appointments. Then the owner changed the other two appointments himself. We have a duty of care towards our buyers and sellers and whilst I can appreciate you are annoyed on having missed out on viewing the house, that frequently happens in estate agency practice and you would have been informed last night or this morning. You were not informed straight away as it was after 5 pm and I was out on other appointments and did not have your number to hand. So even if you had not noticed it being under offer on Facebook you could have well noticed under offer online which was what we were instructed do by our sellers. If the sale falls through however, we will let you know.

Good for a seller but have seen a few properties that should HAVE sold but not and changed estate agents / lowered prices etc.

I expressed my PERSONAL opinion to a question being asked on Facebook with absolutely nothing to do specifically with Yvonne Fitzgeralds just a general conversation to whether to chose an estate agent or sell privately within a buying and selling group on Facebook group
I stated
‘ Quote ‘
Sell yourself!! If you’re confident! we went with a local sales person thinking it’d be better but then we ended up doing the viewings anyway and we were down the cost of the agent.’
At nowhere did I name ANY company ( in fact we are actually selling our whole portfolio!)
Why did we not say anything at the time ?
YOU were briefed on initial consultation our reasons as to why we had chosen you and as time went on frankly we were at a stage we weren’t in a position to be ‘losing a sale’
Anyway you graciously gave a discount as we had done the viewings which in your own words would pay someone £12 per viewing

‘ A viewing agent if one was put out is only around £12 an hour and it does not add thousands on to the price of a sale. ‘
We paid 1 per cent which is still thousands to some
maybe this amount of money is not much to YOU but to some it IS thousands
It is NOT my problem you have bills to pay for, I have bills to pay too!

We have encountered MANY estate agents and have found selling ourselves was extremely easy and have saved ourselves thousands.

I even told you this on first meeting us and the only reason we went with yourselves was because we wanted a local agent who knew the area and would vet the buyers!
But even then sone turned up and it was too big for them / not what they were looking for

So we also thought going with you was the best thing at the time as you Knew the property
But we accepted that as we bought during COVID and never once complained to you regarding the house

And I will still continue recommend selling yourself to people who ask ‘ is it easy to do and who want to save thousands on fees’

Thank you for your review Lisa which was only posted today after I had emailed you today to say that I was concerned that you had thought you had been charged for viewings which was not the case on your Facebook post.
Whilst you did not mention my company, I was concerned that you had thought you had been charged for something you hadn’t. The email I had written was certainly not aggressive although it pointed out that you were not charged for viewings.
You are entitled to your own opinion and I am entitled to mine. I was not wanting you thinking that you had been charged for something that you hadn’t.
