New home

What was an extremely emotionally challenging time, My Future Living came to our rescue. Dan Anderson was fantastic and Conor was great. The communication throughout was dealt with sensitivity, which put us at ease. They were patient and listened and helped us in securing our perfect home in our favourite neighbourhood. Dan was/is always available to answer our questions, provided guidance and negotiated on our behalf. We are so so grateful for their expertise professionalism and support and we can't recommend them highly enough. Mr R and P Howell Eastbourne East Sussex

"My Future Living" need to get their…

"My Future Living" need to get their act together and sort out my problems in a timely manner. It seems to me it is a case of, “well, what are you going to do about it if we don’t put things right?” "My Future Living" know that there is little I can do about it, other than contact the council, citizens advice bureau or the ombudsman. But these organisations in the main fight hard to avoid any action by passing the buck. The council for example advises you to go to the citizens advice bureau, who in turn advise you to go to the property ombudsman. "My Future Living" are holding me to my yearly rental contract, even though they know that my property is sub-standard. My property is a disgrace. There is however one thing that “My Future Living” excel in, namely taking my £1,050 in rent on time every month! I should point out that the window frames are dealt with by the Freeholder “First Port,” and the Leaseholder “My Future Living” are responsible for the windows. One of the windows has blown, but I suppose that will not be fixed until the frames are repaired. I went to the Property Ombudsman and their response is as follows: - we cannot direct a Business to complete works or repairs! That says it all to me. The property ombudsman is clearly there to give tenants the illusion that they can protect tenants, when in fact they do nothing. It is crystal clear that this property was not inspected properly before I moved in. I am a tenant paying a lot of rent for a substandard property, yet all I get back in feedback is that the person dealing with my window issue in particular is unwell, so the issue can’t be dealt with. Even though he is now in better health, nothing has changed. The windows in my property need new springs as they are very difficult to open. The company has looked at the problem on several occasions, but still no action. I am told that this window company is the only one that can repair these types of windows. That is why they are used. I have been in this property for six months and nothing changes. I believe that they stick with this company because they don’t want to spend any money on replacing my windows with more up to date ones. I should be kept on the loop as to what is happening, yet I am the last person to be contacted. Anyone would think that I don’t count, as I am just a tenant! We will see to your windows when it suits us is the general message I receive. Now just be a good boy and pay your rent or we will kick you out. Oh, yes please is my response, but “My Future Living” have me over a barrel in that I am forced to stay here for a year as I have an assured tenancy! I moved into this property on the 30th of January 2025, and the issues are: - 1 There was no manual left in the property with regards the operation of the hot water system. lt is a "Pulsa Coil 111", and someone told me that I might need to put water in the top of the tank? With no instruction manual I thought it best to leave it alone. The upshot is that I had no hot water for a while. I now know that I must get some steps and pour cold water into the top of the boiler. It is a “Gledhill” one, and even a “Gledhill” engineer said that he had not seen one for years. Maybe I should contact a museum to see if it is worth anything. Incidentally I have no idea when it was last serviced. Some other residents I have spoken to tell me that they have a different hot water system. The plastic cover on the top the boiler where the water goes is corroded. The installers instructions were next to the boiler when I moved in, but no users instructions. When I phoned up, I was told that it was simple, just pour water into the top of it. I had to fight to get a visit. 2 I had to find out whether the hot or cold-water taps were on the left or right, as the colour rings have faded completely in both the kitchen and bathroom. I now know this of course. 3 There were no instructions left with regards the radiators. They are "Creda" ones with dials for input and output, but no idea of the correct energy saving levels. Again, no instructions were left, but now have obtained some. 4 There is a horrible smell in the bathroom, which a resident says could be blocked pipes. lt really is a foul smell. I was fobbed off by being told that after a few flushes the smell will go. It hasn’t 5 The lights fused a while ago, and I discovered that it was one of the lights in the living room. However, the arm is damaged, so felt it was unsafe for me to attempt to change it myself. As for the kitchen and bathroom sinks, well let's just say that it has seen better days. On a final point I was asked to sign to say that everything was in excellent condition when I moved in. I then sent pictures to “My Future Living” showing in one example horrible stains on the wall in the lounge. Oh, we know about that. Why ask me to sign that everything was in excellent condition? These these marks will not be painted over as it costs money.

Bad customer service

We have been tenants in one of their properties for 14 months and never missed a payment or asked for anything until 6 months ago when new parts where put.on the lift. The lift is on the other side of our bedroom wall and is being used up to 2am and starts being used about about 6am so we are averaging 4 hours sleep a night. This was reported and firstly the lift engineer came out and said there was nothing they could do as it was a old lift, the housing manager stood in the corridor outside our flat and said it wasn't that noisy but didn't come in flat. Quotes where done to sound proof the bedroom and workman told us it was only plaster board which is why it's so noisy. Future living wil not do the work as it's 3k. It's disgusting behaviour. Currently dealing with council to deal with it and age concern. We have seen the answer and diary log is as above and never changes, lift engineer said he couldn't do anything as lift was old but was noisy, freeborn manager didn't know enter the property to listen to noise inside. Environment health unfortunately had said it could be 6 months before they can visit and thirdly we are happy for a third party to attend this as been going on for nearly 6 month with us having to send night on sofa to sleep after 6am

Sharon · 17 August 2026

Agent replied · 24 September 2026

Hi Sharon, Thank you for sharing your feedback. We’re sorry to hear how disruptive the lift noise feels from your home, and we understand how difficult disturbed sleep can be. We do want to clarify that the lift and all associated machinery are owned, managed and maintained by FirstPort, the building’s freeholder and managing agent. Although this equipment is not under My Future Living’s control, we have still taken every reasonable step to support you. Since you first raised your concerns, we have: • arranged multiple inspections by FirstPort’s qualified lift engineers • arranged visits from FirstPort’s Regional Property Manager • obtained two independent quotations for potential soundproofing • offered to arrange an independent third party inspection of your home • asked for diary logs and Environmental Health input so we can escalate appropriately All inspections to date have confirmed that the lift is operating normally and without excessive or unusual noise. Because the lift is not our asset, we cannot authorise structural works without independent evidence confirming that the lift is the source of noise nuisance. Once we receive confirmation from Environmental Health or another independent authority, we will be able to review the next steps and work with FirstPort accordingly. Once again, we do appreciate how distressing this situation is, and although the lift is not under our ownership or control, we remain committed to supporting you and helping to move this forward. If you would like us to arrange the independent inspection, please contact the Property Team., My Future Living

Invited to view a flat a very long…

Invited to view a flat a very long distance from home. Because of the distance had to stay overnight in a hotel with my dog. The viewing experience was fine and it was a place minutes from the sea , I said to the manager like to take the flat. I after the viewing sat in the courtyard to look at my phone in relation to letting the letting people know. I looked at phone and had a survey to complete about the visit. Filled it in and said I wanted flat. I was then sent around ten questions to answer and chiefly about my finances. I did my best to answer the questions. I then headed to my hotel and checked in and went for a walk leaving my phone in the hotel. On my return from the walk there was an email saying that the letting team had tried to reach me. They were dissatisfied with my answers to financial questions and wanted immediate further answers. I was warned that someone else had viewed the flat after me and answers were needed immediately. The implication was clear give immediate answers or you lose the flat. I am registered disabled with Ankylosing Spondylitis and 66 years of age. We were in the middle of red weather warnings for severe heat . I had travelled huge distance in this extreme weather and I am recuperating then getting email effectively saying your figures of income do not stand up . We are giving the flat to a wealthy person and your journey has been wasted. Threatening, bullying, harassing a 66 year old who has travelled hundreds of miles in severe weather being grilled. Normally you enjoy a viewing and then the following day start to clarify details. The email I got caused me distress and I was just a money tree not a human being. I was effectively accused of being trailer trash a nurse of over thirty years service. I was disgusted by their attitude and resolved to have no further dealings with them. I sent all of my complaints in an email and stated that there attitude was gangster like. Certainly if this is how they treat elderly people I want nothing to do with them. The irony is that had they allowed the viewing dust to settle the next day I would have provided voluminous answers to their questions. As it is the universe helped me and I then got a chance of a property with a housing association and not a property management company. Response to the company response- They are very quick to respond this company but the complaints just keep on coming. When you treat people as things and not as humans nothing will change. I would advise people to keep well clear.

Agent replied · 24 September 2026

Thank you for taking the time to share your feedback, Christopher. We are genuinely sorry to hear that your experience left you feeling upset, especially after travelling such a long distance to view the property. We would like to address your concerns and provide some clarity around the process. Our independent living properties are often in high demand, and it is standard practice for us to continue viewings until an applicant has formally confirmed their interest and provided the basic information required for us to submit an application to the landlord. This is not intended to pressure anyone, but simply ensures fairness for all prospective tenants. We understand that you were travelling and may not have had immediate access to your phone. The follow up questions you received are part of our normal referencing procedure and are required before we can progress an application. We are sorry if the timing of this communication felt abrupt or caused you distress, that was certainly not our intention. We also want to reassure you that we value all customers equally, and we are very sorry that you felt disrespected. Our team aims to support older people in finding safe, comfortable homes, and we regret that your experience did not reflect the level of care we strive to provide. We appreciate your feedback and will review our communication approach to ensure it remains clear, supportive, and sensitive to individual circumstances. If you would like to discuss your experience further, we would be happy to speak with you directly.

I live in HOMELACE HOUSE, HONITON, DEVON where I rent a one bedroom flat from MY FUTURE LIVING. Intruders have entered my property on several occasions in the last few months. I have evidence to support this. The entries are unforced which means the only way intruders can enter my flat is by using a master key. I am in complete control of my own keys. My Future Living changed my lock but within two weeks the intruders had entered again which only emphasises the fact that they must have a master key and that My Future Living have a huge security issue. Several times I have asked the managing director of My Future Living for a guarantee the intruders cannot enter my flat using a master key but they have refused to give me that guarantee which is very strange because if you read their advertised TENANCY GUIDE they proudly boast the following which are excerpts from it. “Our aim at all times is to ensure our tenants feel safe, secure and confident living in their new home and enjoy all the flexibility and freedom that comes with renting in retirement.” AND “Our customers’ welfare is our number one priority; and their safety, security and well-being are the most important aspect of our business”. In view of those excerpts I have to ask the managing director of My Future Living once again: CAN YOU PLEASE GUARANTEE ME THAT INTRUDERS CANNOT ENTER MY FLAT USING A MASTER KEY. It is simply a YES or NO. I have to ask the managing director of My Future Living once again: CAN YOU PLEASE GUARANTEE ME THAT INTRUDERS CANNOT ENTER MY FLAT USING A MASTER KEY. It is simply a YES or NO. Where is my simple YES or NO My Future Living. Step up MFL, where is my guarantee. What does that say about MFL if they cannot provide a YES answer. It surely must reflect some incompetence. Why can’t they guarantee my safety and security. As far as I am concerned, those statements from their Tenancy Guide have not been adhered to. FROM MY PERSONAL EXPERIENCE, I COULD NOT POSSIBLY RECOMMEND ANYBODY TO RENT FROM “MY FUTURE LIVING.” Why on earth do I need internal security cameras. My system that detects illegal entry is excellent. During a recent visit to my flat by the MFL Managing Director and the MFL Tenant Welfare Co-ordinator. The detection system was demonstrated to both of them and they fully understood how it works and made no detrimental comments about it. YOUR REPLY. In your reply I notice that you mention cameras again. Cameras have nothing to do with the problem and are being used as smoke screen by My Future Living (MFL) to cover up their serious lack of control over their Master Keys. Why should I need cameras in the first place? It is because intruders are entering my flat. If MFL are confident about the security of their Master Keys, why is it that they refuse to give an absolute and categoric guarantee that intruders cannot enter my flat using a master key. I rent my flat from MFL and therefore MFL are responsible for ALL KEYS that allow access into my flat regardless of where they are kept and if third parties hold them. FOR THE MANAGING DIRECTOR OF MFL. Once again I will ask the question. It only requires a YES or NO answer. CAN YOU GUARANTEE ME , and all of your other residents for that matter, THAT INTRUDERS CANNOT, AT ANY TIME, ENTER MY FLAT USING MASTER KEYS? There is something seriously wrong with MFL’s security if they cannot give a YES answer to that question. For a company that rents apartments to older people there surely can only be one answer. WHERE IS MY HONEST GUARANTEE MFL. Is it because MFL do not have complete and utter control over their Master Keys. If you cannot give that guarantee MFL, then a full explanation is required and it should be mentioned openly in your Tenancy Guide to make all customers aware.

David · 17 April 2025

Agent replied · 10 January 2025

Mr Gill, My Future Living are a leaseholder at the development and at no point have been responsible for or held any master keys. This has been communicated on many many occasions. The offer to change to unsuited locks at MFL’s cost has been made to you, which to date you have refused. The offer of cameras was made to evidence that there were no intruders entering your property which you have refused twice. Again, we state that we have tried very hard over the years you have lived at the development to respond to and manage your issues. We are willing to release you from your tenancy at your earliest convenience. We can guarantee that no intruders are entering your flat due to any failure by My Future Living. We have explained this to you on many occasions.

My parents rented from MFL.luckily moved out before the ridiculous rent rise ..I looked recently and in 3 years the flat they rented had gone from 650 to 975 disgusting. The carpets were awful mom was scared to put up pictures as they expected her to make the walls right after . We left curtain in one room as awkward size window and they wanted to charge for leaving them so I asked for them back reply being they had disposed of them as they dont leave curtains picture of flat before we had clearly had curtains at the window ! Ripping off pensioners they should be ashamed of themselves .

Paula Richardson, manager, Homefylde House, Blackpool

Moving home is a very stressful experience, even though I was "only" (!) moving from a 1st floor apartment to a ground floor one, in the same apartment block - Homefylde House in Blackpool. I cannot praise Paula Richardson, the manager, enough. She was so helpful to me during the move, and I was very grateful that she was a guiding light during the chaos that ensued when Virgin Media attempted to install broadband (don't ask!). Paula is ready to help with any problems that may occur and she is someone I can share a joke with - Tuesday early morning Laundry Room - is catch up time :-) Thank you Paula 5 stars!

Alexandra and Daniel were very efficient

Alexandra and Daniel were very efficient and helpful regarding the tenancy process, which went very smoothly. There were some problems with the keys to the property and we had to get new keys cut but I don't believe that any of these issues were down to My Future Living; it seems that they were down to the local management of the property. It seems that this was exacerbated by the local property manager changing at that time. The property is nice, clean and quiet. However, things went very differently with the inventory, which evidently had not been checked by anybody, which I thought was rather peculiar, and there were various issues of pre-existing damage and deterioration which I had to deal with. I had to struggle with this with Daniel and Donna, who did not respond to my emails, and I had some difficulty in working out who was responsible for what. But eventually, having chased up Daniel and Donna all the issues were eventually sorted out. I think it merits four stars but I also think that - on the basis of my experience at any rate - there is certainly room for improvement with the inventory issues, and the inventory should be checked before a property is put on to the market.

Yearly rent increases are to much

What has gone wrong over time is that my future living which markets to older persons mostly of retirement age seems to think that the group of people have endless resource.since I moved into my little flat in 2022 I have had a rent increase every year. Just got my letter fo this year.and each year they say the same thing increased costs and my tenancy agreement allows them to increase the rent. We'll each year every businessn passes on their increased costs to the customer and unfortunately my income has not increased accordingly. Also the fact your contract allows something does not mean you have to every year enact hat clause. My future if i stay with my future living is likely to be extreme impoverishment maybe homelessness.

Thank you for taking the time to share your concerns. We’re very sorry to hear how worried you’re feeling about the impact of rent increases, and we understand that rising living costs can be especially challenging on a fixed or limited income. Annual rent reviews are a standard practice and are outlined within the tenancy agreement. These reviews reflect increased costs associated with maintaining and managing our properties, and we aim to keep any increases as fair and reasonable as possible. That said, we never want residents to feel unsupported. If you are experiencing financial hardship or are concerned about affordability, we strongly encourage you to contact our team directly. We’re always happy to discuss individual circumstances in confidence and explore what support or guidance may be available. Your feedback is important to us, and we appreciate you raising these concerns.

Cant get past their ridiculous referencing despite our income and credit rating being good..being

We have looked at a number of their properties. For one, we were told 'the directors' have decided on someone else. This was after two days. The next one we were surprised to recieve an email next day asking for a holding deposit. Then came requests for proofs, which is normal. Instead of just one with full details, they came drip-drip one at a time. After giving our notice where we now live, a day later an email said 'don't book your removal firm until you get a definite yes from us.' We let our present landlord know of this change, with apologies. Then it got worse. For the first time ever, we were asked for three months bank statements. Most agents ask for documents showing all necessary proof. Usually about seven. We get ourstatements by post, so out of date as we check online every day. Assumed I could get copies online, but because we get them by post there is no online copy. I went back over three months of what did show online with seventeen screenshots. Then I get a phone call asking for my wife's bank statement. I simply told her this is a joint account - several times. 'But her name is not on what you have sent.' I blew up and said 'forget it.' As we would, obviously, not be accepted because of this ludicrous attititude, we would expect our holding deposit back. From our thoughts and reading other people's comments on MFL being money grubbers, we don't expect to see it. We are still looking, but know where not to.

Agent replied · 24 December 2025

Dear Derek Metson, Thank you for taking the time to share your feedback. We’re sorry to hear that the application process felt frustrating, and we appreciate the opportunity to clarify what happened. When you applied for one of our properties, the holding deposit request included full details of the documents required, including three months of itemised bank statements. These requirements are set out in advance so applicants can make an informed decision before proceeding, and paying the holding deposit does not secure the tenancy, it begins the formal application and referencing process. We understand that obtaining the statements proved difficult, and we did our best to guide you through the alternatives available. Unfortunately, without the required documentation, we were unable to complete the referencing checks needed to progress your application. You subsequently confirmed that you wished to withdraw. We are sorry that this experience has caused you stress, particularly around your notice period, and we appreciate that moving home can be a challenging time. We always aim to be clear and consistent in our processes, which are in place to ensure fairness and compliance for all applicants. If you would like to discuss this further or need clarification on any part of the process, we are happy to speak with you directly.

My Future Living has made my retirement dream a reality

I had been looking for residential accommodation during the early summer 2023. I found 2 rental properties offered by My Future Living. After an online enquiry, I was contacted by Alexandra Hyslop from the lettings department. Alexandra explained the procedure, arranged viewings of both properties. Once I decided which property I wanted to rent, the process towards occupying the property was taken up by Samantha Henderson from the tenancy department. Alexandra and Samantha were throughly professional, providing great customer service. Their attention to detail was superb. One of the great things about My Future Living, is that correspondence only happens when necessary. Emails or telephone calls only happen when something palatable can be discussed. You may wait for an update or a reply to your email. The response will not be one, that will just keep you satisfied or interested. It will be relevant to your query or application. I have been resident at my rental property now for almost 4 months. I have had a chance to report the odd issue, which was responded to promptly by the appropriate department. Other than that, there have no issues within my property. I am enjoying my stay and thank the staff at My Future Living for making my dream of comfortable retirement living, become a reality.

We were apprehensive about renting and moving to a retirement flat, but we needn’t have worried - My Future Living made the process very simple. Alex and Daniel were both extremely friendly, helpful and courteous and answered all our queries quickly and efficiently. When we moved into the flat we didn’t have any hot water, but after phoning My Future Living, an engineer arrived the next morning and sorted out the problem. The boiler is now working perfectly, but we’ve recently heard that because it’s over 20 years old, a new boiler is to be installed next week. Absolute shambles of a company

Absolute shambles of a company, my family member has had to live in a very damp apartment with a water leak for over 6 weeks and no heating or hot water and not even a toilet that can flush, 6 work men have been round on various occasions to assess the damage and the 7th one finally found the leak, a lot of new furniture was damaged by the mould it has caused and the heath of my family member has deteriorated quite drastically due to all of this damp and no heating conditions, it’s a true shambles of a company that is only interested in the money they get rather than the welfare of their residents, avoid if possible and you will not regret it, Go with these people and I’m sure you will regret it in time, if you have any problems, these people like passing the buck rather than taking care of their responsibilities, I will add some pictures to verify all the damage and conditions in the next review “if this site will allow it”

Ground floor flat

I moved in to a ground floor flat in Portsmouth in January 2025, Debbie the scheme manager at the time was very helpful and always with a smile on her face, she moved onto another property and Sharon came who is equally helpful and knowable. I am very happy in my flat and feel it's perfect for me. The neighbours are friendly and the area has good transport links to most amenities. No real complaints.Thank you .Shirley Grevett

Google

Delivers a high level of customer service. The one bedroom flat is a perfect size and the well designed kitchen is a pleasure to use. The other residents are friendly and the building manager keeps the block running smoothly and in excellent condition. The security of a long term rental where the feeling of being settled comes within a few days is easy to access through MFL and I am so pleased I made the move early enough to hopefully enjoy my lovely home for many to come.

Frinton Lodge

My Father has been living in Frinton Lodge for 7 years in a rented property very well maintained and a fabulous location. All repairs and any problems we had were efficiently and effectively dealt with and with just one phone call . There is a manager on site and I am sure the smooth and safe running of these flats are down to her presence . All the communal areas are always in tip top condition and the flats have a wonderful weekly program of events .
