The receptionist team truly stands out as they’re always friendly and do their best to accommodate whatever residents need.
The building amenities are another highlight, especially the gym facilities, which are well-maintained and convenient.
I also really appreciate the sense of community, with events like neighbour gatherings and yoga classes that make it easy to connect with others.
It’s a well-balanced place to live, combining comfort, convenience, and community.

GoogleI am rating this as someone who was a potential renter. I took the tour and it was lovely. I would have definitely considered living here if it wasn't for a big factor for me. The fridge/freezer is EXCEPTIONALLY small. The guide told us they might have a spare of two extra freezers to lend if we did move in, but that it would sit on the counter tops. I couldn't deal with that as the counter tops are already the minimum amount for me. Basically it's one of those really small fridges and the inside has a small enclosed shelf that is supposed to be the freezer. There is no way two people could possibly use that. Not unless you're only eating ready-made meals every day. Other than that, the entire place was lovely. The staff seemed friendly as well. Advice for the owners of these flats: get bigger fridges and a separate freezer. There is no excuse really.

GoogleWould give 0 stars if I could. Absolutely appalled by the way this management company operates. From the moment I moved in, it was clear that tenants are treated as nothing more than a source of income, with little to no care for their experience or wellbeing.
The flats are incredibly small, overpriced, and receive very little natural sunlight. You’re paying premium prices for a subpar living experience.
The communal spaces are poorly maintained and dirty, with little effort made to improve the standard of living for residents.
There were ongoing issues with homeless individuals sleeping directly outside the entrance, creating a safety concern that management completely ignored.
Upon moving out, the management company have attempted to unfairly deduct money from our deposit for wear and tear, which is illegal. They initially conducted the end of tenancy inspection before our tenancy had even officially ended, without informing us or providing notice. We had to fight to have it cancelled and redone after our professional cleaning service (which they recommended) had been completed.
Even after professional cleaning, they are still attempting to charge us for additional carpet cleaning and a full redecoration, despite the fact that minor marks and scuffs are expected wear and tear. They also failed to conduct an inventory check when I moved in, meaning they had no legitimate baseline for comparison. On top of that, because we no longer had access to the property, we were not even able to collect our own photographic evidence to dispute their claims.
Throughout my tenancy, raising any concerns with this company was a constant battle. You’re advised to use the ‘portal’ which doesn’t work despite escalating this numerous times.
I could go on.. the water pressure is laughable, hob barely works, same for the fridge.
Avoid renting from this company at all costs. They are unprofessional, unresponsive, and will do everything possible to withhold your deposit at the end of your tenancy. Save yourself the stress and look elsewhere.

Googleapartments are ok. good proximity to the city centre.
Be warned they will do anything to try keep your deposit, they won't bother emailing you when you move out, it is on you to chase. Watch where they keep your deposit stored as well, ours is shown on that is was secured 4 years after we moved in and they actively chose to ignore us when chasing up to get the deposit back as they know they are in breach of the housing law.

GoogleApartments are very nice and energy efficient. But there is a lot of noise both from outside especially during weekends and from neighbours all the time. Both the apartment opposite to me and next to me had parties all the time, best was a week with parties 4 nights in a row from Monday to Friday. Tenant services did nothing. Also they don’t really serve you very well, there was a period when their phones didn’t work for like a week, I had to eventually go and stand next to them in the lobby to get a tenant reference for a new place, they didn’t show up for the last inspection as agreed and I needed to contact several times to get my deposit back. Also, you have no flexibility over the furniture, so I had to work in the kitchen even if I had an extra bedroom. And no parking. And apparently the rule about no dogs over 15kg only applies when they feel like it. But good for short periods if you need a place close to the city centre.

The problem is not with refuse collection, rather the quad bike used to transport the bins to and from your living space.
Which would not be a complaint for the council and could be addressed by the means stated in the email (not leaving the bike on when not in use)
A review of how you address complaints is clearly needed.

Pros
5* for location, close to the motorway and very close to the station (around 10 mins walk).
Majority of the residents are young professionals who are very pleasant and good neighbours to have
Staff are excellent, helpful, and attentive.
Gym facilities are probably the best I've ever seen for an apartment complex. No need for a gym membership.
Reasonably priced - £1050 for a 2 bed flat (correct as of Feb 2022)

Pet friendly flats
Cons:
A lot of dogs, not always leashed which is disappointing
Limited parking (£100pcm additional per space)
Many people park in inconsiderate ways around the flats
During Leeds United games a huge amount of additional vehicles come and don't park considerately
IMO flats are on the small side for 2 beds at the price point being charged, having said that they do have a fantastic balcony so this can be forgiven
Parcel room often not well maintained - not really the staff's fault more so people not collecting items and delivery men/women not placing parcels correctly
Overall verdict 9/10, excellent place to live and would strongly recommend to anyone who wants to live in the city centre!

GoogleWould be zero stars if it were an option. Units themselves are nice enough but put up too quickly with subpar materials & appliances so you’ll have issues.
The staff in the leasing office are rude, unhelpful and lack necessary communication skills to do the job. They’ll also do anything and everything they can to withhold and delay return of your security deposit.
10/10 would NOT recommend.
