GoogleContacted Newton Fallowell whilst enquiring about a property in Swadlincote to move to. Spoke to Rebekah and she gave me all the information I needed and was very transparent and thoughtful through the whole process. The team here was happy to give me multiple opportunities to view the property before my move in date to take measurements etc and always replied to queries in record time! It has been a very stress-free process from initial interest to tenancy agreement and I couldn't be happier with the property ill be moving into this week.

GoogleA real pleasure to recommend Newton Fallowell Swadlincote who are without a doubt an estate agent a cut above the rest. Having lived in our property for many decades the thought of selling and moving home was very daunting, we can honestly say that everyone at Newton Fallowell Swadlincote made this whole process so much easier. With their help and support, especially Clair, whose help, advice and patience was amazing, also mention to all in the office who were there to help at all times. Not only with the sale of our property, but also supporting us through the process of purchasing our next property, ( from another agent ) even after the move helped with recommendations for tradesmen when we had unforseen issues.
We can't thank them enough and thoroughly recommend them to anyone looking for an honest, fair, professional and helpful estate agent .

GoogleOutstanding customer service and communication from particularly Clair, & Becky when Clair was unavailable throughout the sale of my property. I would receive constant updates no matter how big or small and was never left in the dark. They made the whole process from start to finish as smooth and stress-less as possible and I knew I could always rely on their help where needed. Would absolutely recommend these agents to anyone. Cannot thank you enough!

GoogleVery disappointed with the level of service and care. Photographs were disappointing and didn't show the house off to its best potential. I therefore had to take my own photos to up uploaded onto the website.
Once we had sold there was barely any communication with updates from the agents who were supposed to be chasing the chain and keeping us informed with what was happening. I was even told that it was not the agents job to do this chasing but our solicitors, this of course was incorrect. When the company came to change the for sale board to a new one as the old one had blown off they left loads of pieces over our front garden, not very appealing for people looking at buying the house.
The fact we paid them double what we paid the solicitors for little or no work was ridiculous and they didn't seem to ever go out of their way to make selling less stressful and easier.

GoogleGreat experience so far: Most agents will offer you a price that they know is 10% over the price that you will get. They do this to get your business, and to win you by allowing you to see money signs. Often this trap is easy to fall for. Unfortunately, the over inflated price agent locks you in for usually for 12-16 weeks.
Sometimes by being overpriced, this ruins the house being on the market in that 12 week lock in period unsold. The house is then seen as a tainted property that’s been listed for a while. Do not fall for the hype of other agents that do this. If you’re being valued by someone, often the highest price comes with additional charges in the contract and a whole range of other issues. Newton Fallowells contract is straightforward, and legit.
You can tell the best agents as they understand the area, the market, where house prices are. They will price your house fairly and this will lead to genuine interest compared to all of the 10% overpriced houses that certain local estate agents use the tactics of. Newton Fallowell has been upfront and honest and knowledgeable and this is what is needed in an agent.
They have been fair and honest and do understand the market. They have accommodated our needs and produce a better service. The inclusion of floor plans, videos of the property, viewings (with no additional cost) and understanding of the market has been better than our experience with other local agents.
When considering other agents locally, don’t fall for the promise of the world, and see the red flags. Choose a sensible and legitimate agent like NF for a guaranteed sensible option. The agents with the highest volume of signs up around the area are not always the best. If they have the most signs up, question if that’s because they’re not selling and it’s because they’ve taken your business to ensure they get the fee at the end of the day by promising the biggest valuation / price. Newton Fallowell sell houses, not dreams and that’s what a reliable agent is good at.

GoogleSally, Tom and the team worked so hard, solved every problem, and enabled my parents move to succeed. When my mum fell ill and was unable to be involved any further, Sally went above and beyond to help our family to keep the move going. Tom carried out some great communications to keep the move on track .My family and my parents couldn’t have got through this move without the Swadlincote team. Thank you.

GoogleThis estate agents lie and deceive! They are the most untrustworthy company I have ever dealt with! I wouldn’t recommend this estate agents or their vile employees and I will advice people to stay away!
They don’t check buyers paper work! They convince you to take your house off the market with a bogus offer!
They are rude, unprofessional, and will lie and lie and lie. Stay away from these Estate agents!

Dear Dee,
We were surprised and disappointed to read this review because we pride ourselves on our good customer service levels and try very hard to do the best job we possibly can for our clients. We have robust processes that we follow each and every time and these processes were also followed in your case. While it is most disappointing, buyers do sometimes pull out of a sale. If you would like to discuss this further with us, please contact the office.
Kind regards

GoogleI sold my property through NewtonFallowell Swadlincote last year and was incredibly happy with the service provided. The photographs that Tim took were fantastic as were the property details. The property went on to the market and the staff in the office rang around their existing customer base resulting in 4 viewings being booked in within 48 hours. The second person to view the property offered on it and we accepted. With my experience this is often where estate agents can start to fall short but the sales progression and updates were second to non. Sally and Tom from start to finish kept me updated every step of the way and nothing was too much trouble. Since my sale going through last year I have recommended the team at NewtonFallowell to friends who have been equally happy with the service they received. One friend accepting an offer the same day it went to market due the staffs proactive approach. In short a job extremely well done!!!

allAgents"Most problematic estate agent ..."
Most problematic estate agent experience ever. We first rented from Newton Fallowell when we were new to Swadlincote in January 2012. We lived in that property until November 2012, and the only problem with the property in that time was some leaky pipes causing a leak through the ceiling, which took them 6 weeks to fix. We then went travelling for 3 months, and needed to arrange to let somewhere new when we got back (it was cheaper to move out and put everything in storage than pay rent, council tax etc) and Newton Fallowell were the only agents that were happy for us to let without viewing the property first, as they knew us and knew we are reliable. The house we have lived in for the last 15 months, has caused us to have a diabolical nightmare with Newton Fallowell. First problem: Leaky pipe under downstairs toilet. Time taken to even consider doing anything after we reported it: 1 month, and several phone calls, and then it was only because we were due our 3 month inspection, and I pointed out that the noise of running water is constant, the floor in the hallway had raised up underneath the side door (our main entrance) so we couldn't open or close it very easily, and walls in the house above the area of the leak started to crack. Second problem: Gas safety inspection. Newton Fallowell suddenly realised in March that there was no gas safety cert for the property, and despite it being a managed property (meaning they should have sent a member of staff to let the gas man in) insisted that they needed myself or my husband to be here to let him in. Gas man didn't come. Day 2: He will come today. No gas man. I refused to stay in a 3rd day, and they gave the key to the gas man. It would seem they then DIDN'T get a gas safety certificate from him, and we were then without one for several months. Third problem: Hedges. The house has massive hedges- being a corner plot, these go around every side of the gardens, the only part that isn't surrounded by a hedge is where we are attached to next door. We were told that Newton Fallowell would arrange someone to cut them, as part of the tenancy. In the spring when the hedges got so big that the neighbours were complaining they couldn't walk down the pavement (even worse for those with prams and mobility scooters), I had already been asking for a month when someone was going to come. They denied all knowledge. I spent hours cutting the hedges by hand to try to keep the neighbours happy, but wouldn't spend money on electric tools out of principle. It was august before they sent someone to cut the hedges. (Now we're moving out, they have sent someone around at less than 24hrs notice demanding access through the property to make the hedges look nice ready for when we're gone- typical). Fourth Problem: Boiler keeps breaking down. Our boiler was probably the original one that came with the house. I complained about it not working properly in August, and in November they finally did a gas safety check and decided it wasn't safe, and after many call outs because it kept blowing out & wouldn't re-light, they finally replaced it in January. 5 MONTHS to get a problem resolved! At the gas safety check they also discovered that the reason our gas bill had been so high was because the gas heater at the bottom of the stairs had a gas leak. Fifth problem: I came home one friday night to find a pipe in the shower had broken/ corroded (shower was from the 70s) and water was pouring down through the kitchen ceiling, light fittings, and over the fuse box. To be fair, for once, Tim came around within an hour with a big torch to look at the problem, and said straight away that there was no way we could live in those conditions. I was off to visit my parents for the weekend anyway, and then got put up in a hotel. I expressed concern that the kitchen ceiling was artex and may contain asbestos, and they told us we had to move back in the following weekend anyway, and we wouldn't be able to claim for any more nights in the hotel (not that we could afford it as we had to pay upfront and claim it back). 3 weeks later we discover that yes, they had made us move back into a house with DAMAGED ASBESTOS present. A month of a house full of dehumidifiers later, still no work has been done to repair the damage, there's gaffa tape across the kitchen ceiling and that's it. During this time there were lots of visits to the property by various workmen without 24 hours notice, even to the point where the dehumidifiers were collected without us knowing anyone was going to be coming in. We were supposed to have a meeting with the loss adjusters to discuss the plans for when work would be done, but Newton Fallowell changed it to a time when we were both working and the landlords came instead, always nice to have a meeting in your house that you're not invited to. 2 days later we get a letter saying we are in breach of contract because our business is registered at the property- clearly we made a mistake in not getting this agreement in writing as we were verbally told when we rented the property that it was not a problem "as long as we weren't planning on selling cars on the driveway". So they gave us 7 days to cease trading or find an alternative premises for our tiny business (turnover of £3000!) that we can't afford premises for. Then we are served with a notice to vacate the property. Well, after all these problems I can tell you, although we love our house and were happy to stick it out through the building work (still nothing has happened- it's now mid may and the leak was 28 Feb) we are so fed up with Newton Fallowell and all their nonsense that we are more than happy to leave and go and live somewhere else. Downside is, I only just found this website, looking for reviews on the useless company we are now dealing with instead- currently ranked 12537 out of 12542! Thankfully it's not a managed property this time and the new landlady seems really nice, so once we are in we can relax- no more rubbish letting agents who don't care about the property!!

GoogleWouldn't allow us to do check out at the end of tenancy even though it's advisable to.
Keys have been handed back and we asked to be present for the check out stage so if anything was wong we could put it right.
So no money came out of our deposit
Marni said no to this and she don't have to tell us when it's been done.
Now every website I've been on says as a tenant you should attend.
Not recommend tp0 use this company if you want things done correctly.

GoogleA very professional and proactive Estate Agent. Provided great communication from the outset and demonstrated a proactive approach to ‘driving’ and selling our property in a market which has shown recent decline. We felt well looked after with plenty of open communications, discussions, & feedback which was crucial. We found a well balanced approach to achieve results with full friendly customer engagement. The whole team were really helpful from valuation to Sales and office. We would fully recommend this agent, Jason

GoogleVery disappointing experience selling a property with this agent. Hard to get through to by telephone. They made mistakes on the mortgage valuation paperwork which could have affected our application for the mortgage. The For Sale board was put in front of wrong property and had to be moved. No further contact from them at all during the sale process. Worst of all, we felt misled when we started to purchase a property through this agent and certain aspects of the property were not disclosed straight away. Will never use again. Not recommended.

Hi Oliver, I'm sorry to hear you were disappointed with our service, especially as we achieved a sale on your property within 10 days, despite the board contractor placing the board across the road. I am not certain which mortgage valuation paperwork you are referring to as we wouldn't be involved in completing paperwork for a mortgage valuation, however, please feel free to call me to discuss if I have missed something here. With regards to being misled, I presume you are referring to the issues that were raised by your solicitor regarding the title, which as I explained at the time, we were not aware of until your solicitor raised them. Again, if there is something else you are referring please call me to discuss. Regards Tim
