Part TWO.........................Beware of Linden Homes!!!2) If you get problems, think very seriously about getting the house inspected thoroughly by an independent surveyor. This can be expensive but has two purposes.a) What you think are ‘snagging’ issues could be far more serious, and have deep rooted causes. An independent survey will identify the true faults that the builders will try and fob you off with.b) The builders have two years to rectify these ‘faults’. If it is anything like ours, they are no more than cheap quick fixes.( in one case downright dangerous, and they covered it all up). They turn up when they feel like it. You have to take days off work for someone not to even bother turning up, or to do the wrong job. We lost 164 working days over 2+ years for faults never to be rectified properly. The two year time line also takes you out of the period you could take a builder to Court. The Local Authority can on your behalf take a builder to Court for failing to comply with Building Regulations on a poorly constructed property………..within 2 years. So make sure if your house is badly built, you do not get conned into waiting and waiting for them to do so called ‘snagging’ especially if the faults are serious.if a person carrying out building work contravenes the Building Regulations, the local authority may prosecute them in the Magistrates' Court where an unlimited fine may be imposed (sections 35 and 35A of the Building Act 1984). Prosecution is possible up to two years after the completion of the offending work. This action will usually be taken against the person carrying out the work (builder, installer or main contractor).c) You can complain to the dispute resolution scheme run by IDRS Ltd and is called CCHBAS (Consumer Code for Home Builders’ Adjudication Scheme)…but guess what you can only do this in the first 2 years!So you probably now realise, the odds are stacked up aginst you for any enforcement action against the house builders. Everything just seems to work in their favour, and they know this. yet after 8 weeks you filled in the NHBC Satisfaction Survey, to say what a wonderful house you have, and how you would recommend the builder to a friend……….really would you do so now you know what you have let yourself in for.3) You could write to your M.P. or the Housing Minister. Probably a waste of paper and time. They can do little. The Government has been promising a Housing Ombudsman since 2000, its never happened. We wrote to the Housing Minister in 2014, and had a standard two page reply, extolling the virtues of The NHBC Warranty (more on that later), Financial Ombudsman Service, or take legal action against the builder…………who pays for this?Since the purchase of our property there have been over eight Housing Ministers. There is no continuity in post, and you always get a standard response from some underling. In fact we had our latest response from the new Minister in January 2019……….exactly the same letter signed by a different person, just wonderful, and yet again promising a Housing Ombudsman. The same letter 5 years later, same wording, same paraphrasing.4) One of the best things you can do is apply to the builder for a SUBJECT ACCESS REPORT. This is a Data Protection format, which entitles you to ALL the documentation, emails, phone calls (where recorded) and correspondence the builder has on file. It’s free to you, and very time consuming for the builders Data Protection Office to comply with. We were lucky as we were one of the first to apply for such. Others who did so afterwards got very redacted responses, more akin to a C.I.A. disclosure with pages covered in black ink everywhere.5) If the NHBC were also the Building Controllers inspecting the property throughout the build process apply for your BUILDING INSPECTION REPORT.Linden Homes were at pains to explain and extol the virtues of the NHBC inspecting the property whilst it was being built, adding some weight to the quality of the finished product. This was absolute rubbish.a) The house was inspected 5 times at various key stages and, they identified 4 major structural faults, all of which were signed off as corrected by the Site Manager of Linden Homes………..they never were. One of which was the incorrect ties and the DPC!b) It will give you some insight as to what was identified as a fault, so if you need a surveyor for problems, then they have a starting point for faults that may never have been corrected.c) Don’t be surprised if you had very few inspections of the five mandated by the NHBC. Its not uncommon and I have over 18 such reports from other households to prove such.The following now just shows how flawed the whole system is………If you find your house has not been inspected properly by NHBC Building Control, you can complain to the CICAIR (Construction Industry Council). This is a two year prolonged wastage of time. You get the same response from separate heads of department, the same letter, just the wording copied and pasted in different areas of the letter. Only when you have exhausted the NHBC Building Control Complaints system, will they GIVE YOU PERMISSION to complain to the body that oversees them.Yes you read it correctly, the overseeing body of Building Control, needs that organisations authority to investigate a complaint against it! We have had one finding in our favour that the NHBC as the Approved Inspector……….. ‘That the Approved Inspector lacked the necessary level of competence and experience required and failed to have the available resources adequately to fulfil the work required for that role'CICAIR failed to look at other evidence we provided to them, especially a house that had its final inspection on completion, the Approved Inspector noted 2 major structural faults that breached Building Regulations, yet signed these off as corrected that same day, when they were not. They then issued a Building Regulations Compliance Certificate on that very same day. Again all evidenced with the copies of such in hand. We have now had to appeal to the Housing and Parliamentary Health Ombudsman, who two years later is still to even look at it!So if you have read this far, well done. Its been 6 years of hell. One of us has been hospitalised through the stress. Been given medication that made you suicidal and depressive. Start dates for works have been reneged upon. On one occasion, having waited 6 months for the dud start date it was cancelled with 24 hours notice. We had to wait over three and a half years for the NHBC to eventually start corrective works. These revealed such shoddy workmanship, its a wonder the house stayed up. The main RSJ in the kitchen held up by the kitchen door frame and a 3” piece of breeze block on one side. Lintels just resting on window frames and no other support. When the stone facing was removed, doors and windows just fell out the house, as they were not even secured in place. No damp course throughout the whole ground floor, it went on and on……….even the NHBC structural engineer stated he had never seen a house so badly built………..We have tried every possible avenue for recompense, admission and liability from Linden Homes building a property to appalling standards. All they did was get their solicitors to send letters. They do not want to know, in fact no one wants to know. The defects were such, it was not even fit for habitation. We are told at one point the house was unmortgable, and not sellable. Best of all, if we tried to sell the property with such defects known to us, and we did not disclose them, we actually commit a Criminal Offence. Recent regulatory changes have brought property sales under the Consumer Protection from Unfair Trading regulations, which came into force in 2008. They protect consumers by requiring traders to disclose everything that might affect a buyer's decision. The Property Misdescriptions Act, which previously applied to property sales, prevented sellers and estate agents making any incorrect or misleading statements that could give buyers the wrong impression about a property. It was repealed in October 2013, amid a push to achieve more standardised consumer protection legislation. If the agent (or seller) fails to disclose information that a buyer later discovers, they could face criminal charges and up to two years in prison. So Linden Homes can build a home not even complying with Building Regulations, not fit for habitation, which is dangerous and could collapse, and commit no offence in law. You try to sell it as such and you now become a criminal.Brilliant absolutely brilliant, …………..still thinking of buying that house???You can go to the papers, get your your 5 minutes of fame, but nothing will happen. You will read about such stories, time and time again, year after year. Nothing happens, no one wants to stop it, and builders and their shareholders are laughing all the way to the bank at your expense and health.When you move into your New Linden property every house gets a nice folder entitled 'Moving In and Enjoying My New Linden Home (sic)Page 10 - 'FOR EXTRA REASSURANCE'“Essentially this means you could be entitled to compensation, if we encounter problems finishing your home, and any issues once you have moved in, that are our fault will be put right. We know this is the worst case scenario, but it gives everyone peace of mind just in case something does go wrong” It should read when it does all go wrong………………..go swing on it, its your fault for buying it?It makes you laugh really, their latest sales pitch when buying a brand new Linden Home is 'No sorting someone else's DIY disasters or dated decorations - you've got a blank canvas to make your own’SHAME THEY CAN NOT SORT OUT THEIR OWN ‘IN BUILT’ DISASTERS BEFORE THEY ACTUALLY SELL IT TO YOU?'

To the lady whose just written the review... Tara... I so wish you had read ALL my reviews before you bought from this unethical and unscrupulous company. I feel for you but at 4 weeks in and devastated, please prepare yourself because I am over 4 years since I purchased from these crooks and my house has been uninhabitable for 3.5 years. I started off like you, had to move out for a week for the house to be entirely redecorated from top to bottom, kitchen ripped out, flooring up etc and I fought for 5 months with senior management even for that, with Linden battling me every step of the way, their MD even came out to see the state of my house and before him, Head of Customer (don't) Care. It made no difference they just paid me lip service. Their MD, no longer with the company after I exposed the bribery in the NDA (Non-Disclosure Agreement) he tried to get me to sign - make of that what you will, even insisted their contractors sand and paint around me, moving my furniture and personal belongings as they went, bearing in mind every entire room needed doing, including walls and ceilings, whilst I worked from home (I refused and insisted I moved out), my house absolutely full of contractors - it was like something out of 60 minute makeover only an entire week and even then they had to draft in extra painters as they were running out of time to meet their own deadline. I moved back in and did the whole unpacking fiasco all over again, only to be forced out a month later, never to return and that was 19/01/2016. Yes you read the year right - 2016!Websites aren't allowed on Trustpilot so put into Google - Portsmouth News dream home has turned into living hell for owner -That was 3 years ago and Linden did NONE of what I tell the Portsmouth news reporter they agreed (via their lawyers, in writing) but instead they lied to the media then walked away with my keys after changing all MY locks to MY house, even the garden gate, such were their attempts at preventing me accessing MY own home. In fact, if I did want access for any reason, to pick up post even, I had to request it in writing via their lawyers and it had to be 'approved' by Linden and an accompanied visit by their Site Manager. This was to enter MY own house whereby only MY name is on the Deeds, yet such was Linden's contempt for me and disrespect for my property, they still treated it as though they owned it. In fact, in a Subject Access Request I did on Linden, they admit, multiple times, to having 'taken the house back' and not being prepared to 'hand it back' as they repeatedly failed to eradicate the Pseudomonas aeruginosa bacteria. Yet I was STILL paying for it and am STILL paying for it to this day. 4 years after I bought a house I only lived in for 5 months and £52,000+ later in mortgage payments, which I am funding on part sick pay, part life savings since I have no choice otherwise if I default on my mortgage I will be repossessed by the bank and after being taken to court for the 2nd year running by Fareham Borough council for unpaid council tax on my uninhabitable house, when I'm paying council tax AND since April 2018 my own rent on my temporary alternative accommodation as well... here is where I'm at (as at June 2019)Again, put into Google - Portsmouth News Woman left suicidal after paying 310,000 for contaminated sarisbury green house she cant live in -Linden Homes (and the NHBC) have ripped my life apart, so my advice ....and I tell everyone I come into contact with, in person or on the phone, literally everyone I speak to .."DO NOT BUY FROM LINDEN HOMES"My reviews have been updated as this 4 year nightmare has played out and the despicable treatment I've received from Linden Homes.I really hope people read these reviews and save themselves from the heartache I am going through.

Where do I start?!?Writing this with tears streaming down my face. We purchased our dream home in December 2018 off plans. We had been shown around a show home which we loved and decided this was going to be our forever, family home.I couldn’t have been more wrong!! We have had nothing but issues and LINDENS couldn’t be less bothered if they tried.I’m heartbroken. It’s been 4 weeks since we moved in our house and still it is a mess. We had so many things that needed fixing in our home, that many it got to the point every wall in the house needed to be sanded somewhere, repainted and re glossed. We are on week 3 now of lindens rectifying these issues and still there is so much to do. We have been moved out all this week in the hope that they would get in and get on and get the house finally finished for this weekend. Well, they haven’t! We are all camping in the living room tonight as that’s the only room that is anywhere near done.We have complained to LIndens many times. I’ve begged them to finish it so that we can start living a normal life again but they seem to take no notice, sending in the odd person to do the odd bit of work here and there.Since taking our money off us for the house, the site manager has gone off sick, and no one seems to know what they are doing or even care!!No one wants to help with anything. The contracts manager is rude and talks to us like we are just a nuisance and yet we can’t even sleep in our own beds. I don’t understand how people can just not care?!? This is our home, our belongings. We have just given them £400’000 for our house and yet they have no respect or care, for us or the situation we are in. School holidays with 3 children, and both still working. It has been nothing but torture.I wish now that we never bothered. Once LINDENS have your money they stop caring. It seems we are not the only ones having issues either. It seems to be a common thing with the last 4-6 houses on a site, they get the scraps. All the decent tradesman moved to a new site and then bodge over bodge is all we get from cowboy builders. We have really been trying to kick our feet with them this last week as all we want is to be able to enjoy our home but sadly this isn’t in sight any time soon.We sent an email of complaint to the director of the site our house is on and didn’t even get a reply. The contracts manager is rude and calls us a nuisance, the site manager went off on sick and the assistant manager has not got a clue.I’m totally broken. This whole situation is making me contemplate suicide. That is how low I am. I just don’t understand. How? Why? Why the aftercare is so bad. How do people sleep at night when they are causing so much hurt and pain to someone else?!?If you are thinking of buying a house from lindens DONT!!I am trying my hardest to hold it together but I am struggling. This last week I have slept at my dads, mother in laws, in the car. Lindens have offered no help, leaving us to fend for ourselves and have dragged their feet in getting anything done. If I could give Lindens’s ZERO stars then I would.

I've read many of the reviews and am sorry to see so many negative ones. This isn't the case with my new build in Cleeve View, Cheltenham. The build is good and the sales team were very helpful. The customer sales team after the 2 week period got issues sorted, but not always quickly enough. There was a rush to move us in before the tax year end and this resulted in a variety of problems that were quite stressful at the time, but they were sorted. Linden dealt with all the legalities well, I part exchanged and was happy with the deal. My complaints now, after 2 years, are, this is still a developing site and I am not happy with so much site traffic up and down my road. After rain there is still a lot of mud, I wasn't prepared for that. Also, the garage has only one layer of brick and this lets in rain. Linden homes would not rainproof this for me.On the plus side, the rooms are big, the solar panels work well, 2 sets of bifold doors are great in the sunny weather ( oh, by the way, the bifold door guys took a few visits to make them run smoothly), high spec bathrooms, showers, kitchen.I see others have mentioned AJ, site manager. I endorse everything said, a really professional and dedicated member of the team.I would have given 3.5 Stars GOOD but the there weren't enough star boxes.

My husband bought a 3-bedroom house off plan from Linden Homes at their Cleeve View development in Gloucestershire as a BTL investment. We got the keys to the house last month and to date we have been pleased with the process and the house.The sales team, Gemma and Sam, have been in touch throughout and have been helpful. The same goes for the Part-Exchange coordinator, Neil.The house was finished when they said it would be and the build quality seems to be good.There were a few, minor issues, and the Site Manager, AJ, has gone out of his way to get them sorted out out quickly and effectively. He was not at all defensive when we raised these concerns and he has been a pleasure to deal with.The mortgage broker that Linden Homes recommended to us, "The New Homes Group" were shockingly bad and I would advise purchasers to avoid them like the plague. The landscape gardeners that Linden Homes used on site are pretty shoddy - the standard of their planting is terrible and we currently have a dead tree planted in the plot next to ours, due, we believe to them not have planted them properly.I wanted to write this review because we were close to not making an offer on a Linden Home after reading the reviews on here about the company - both the standard of workmanship and their attitude to dealing with issues. My heart goes out to anyone who has spent hundreds of thousand of pounds on a new house to find that it has been thrown up shoddily and then has to suffer a nightmare getting the developer to take responsibility. That said, our experience with Linden Homes so far has been a positive one. It seems to us that their quality can vary significantly by region. Although it is early days, our opinion at the moment is that the Cleeve View team have done a very good job in terms of both the build and customer care and based on our experience we would be happy to recommend.

We purchased our new home from Linden nearly 2 years ago now, and honestly, we couldn't be happier...We thought we'd leave it a few years before leaving a review to avoid tempting fate..The whole experience of purchasing our home to moving in was smooth. We dealt with Gemma from the start until the day we moved in and she couldn't have been more helpful. As far as the snagging list went, compared to the Bovis home we bought 10 years previous, it was relatively small. A few touch ups here and there but all were dealt with in a timely manner. The customer care team occasionally took a day or so to get back to us on a few minor issues, but overall, they were efficient.A special mention to AJ (site manager) who has consistently gone above and beyond in making sure that we are happy in our new home. I'd have no concern in recommending Linden to any potential home buyer. Actually, we already have.

Uninhabitable Linden House 2years ++ (now 3+ years)I would have rated Linden Homes zero if I could. DO NOT buy from this cowboy builder if you do not want your life ripped apart. My story is horrific. I haven't been able to live in my brand new Linden Home for almost 2.5 years. Here's my story. Please read and save yourself the heartache and legal fight I am going through : I bought what was supposed to be my 'dream home' in July 2015. I spent 6 months fighting with Customer (dont) Care and senior Management to get more than 150 snags put right and had to move out for a week just before Xmas 2015 for them to gut my kitchen, rip up and replace flooring and redecorate the entire house, whilst I lived in a pub room. I moved back in one week prior to Xmas only to gain proof the water was contaminated with Pseudomonas aeruginosa bacteria (which I had been drinking, eating food cooked in, cleaning my teeth in and washing and bathing in for 6 months). Linden's Executive Chairman (Greg Fitzgerald) and Managing Director (Peter Youll) ignored this serious Health and Safety issue until I threatened to put the UKAS ACCREDITED Microbiologist Water reports into the hands of the media. Linden then forced me out on 19/01/2016 and I've NEVER been able to go back. I was forced to live in a hotel bedroom for 12 weeks, moving hotels 3 times, Linden acting on threats to cut off reimbursing my hotel bill, at one point my credit card bill rose to £11,000. I had to find my own temporary alternative accommodation because Linden ignored my pleas to be rehoused and ended up in the only rental property that would allow my cat, a house, half the size of mine, living out of boxes for 16 months in a rough part of central Southampton after I had purchased in a nice leafy part of Sarisbury Green. Linden changed the locks to my house in April 2016, walked away in August 2016 and refused to make my house fit for habitation, after lying to the media that they were 'committed to finding a solution as soon as possible' yet refused to give me my money back and refused to give me my house keys back to this day, so 6 months after they walked away I had no choice but to have all the locks changed to prevent them continuing to have free access to MY house. I sent the Invoice to Peter Truscott, Galliford Try (Linden's parent company) CEO, who ignored me, as he has done for over 2 years. Then Linden Homes had their solicitors serve me by a Court Official with eviction papers to throw me out of the rental with nowhere to go. Their solicitors wrote stating Linden was only agreeing to make my house 'fit for habitation' as a "gesture of goodwill" and "they were no longer prepared to". I've now been in a second temporary alternative accommodation rental property for nearly 8 months after I sued the NHBC for breach of contract since once Linden walked away the NHBC had a contractual obligation under my 10 year Buildmark Warranty, to fix my house, but the NHBC (the Warranty Provider) who is working with Linden Homes against me, refuses to pay anymore rent so has forced me into rent arrears when I've had to continue paying my mortgage of more than £1200 a month on a house 'not fit for purpose'. I've paid £33,500 so far in mortgage payments since Linden forced me out in January 2016. I have packed and unpacked a total of 8 times in 2.5 years, on my own as a single woman because the house Linden Homes sold me was not fit to live in. Now Fareham Borough Council is threatening me with a Court Summons for non payment of council tax on my uninhabitable house since I cannot afford it because I am paying council tax on the rental property I am forced to live in. I am paying bills on two properties. Standing charges on my uninhabitable house and bills on my rental property. How can any of this be right or fair. Linden Homes are corporate thieves, in my opinion, because they have my money for a house I purchased from them that is no good to me. I have not been able to live in it or enjoy it yet have still had to keep paying a mortgage on it yet I cannot sell it either. The NHBC who is supposed to be there to protect us, the new home purchasers and policyholders is no better as has been reported in the Guardian as instead of using OUR money to fix OUR shoddy houses and compensate us, they pass OUR money back to the builders in incentive payments. All in the public domain if you Google The Guardian NHBC. Linden Homes and their solicitors and the NHBC and their solicitors have bullied me for 2.5 years between them, trying to break me. I suffered a nervous breakdown and have been signed off on long-term sick leave since February 2016, so am managing all this financial stress and worry on just sick pay.THAT is how unscrupulous Linden Homes and the NHBC is.....so "David"... if you decide to bring a 'class action lawsuit' please put a message on here and I'll contact you. The way Linden Homes (and the NHBC) has and continues to treat me is nothing short of inhumane.SORRY this is long but I will do ANYTHING to help save anyone else from going through the heartache I have and still am going through at the hands of these evil and corrupt people and to stop them from ruining anyone else's lives.

We moved into our new Linden home at Cleeve View exactly a year ago and have been delighted with everything. We needed to move very quickly and thought we would have to live in rented accommodation for a couple of months but Linden pulled all the stops out to get our house ready in time. Since then we have had a couple of minor snags which have been fixed very quickly to our complete satisfaction. I don’t know about other developments but we would certainly recommend Cleeve View to anyone.

My boyfriend and I bought a 3 bed house at Bitton Mill last summer and we absolutely love our new house! We were able to part-exchange our old flat which is a scheme I can't recommend strongly enough and made moving as stress free as it can possibly be. The Linden Homes sales team were so helpful throughout the whole process and always available to answer questions and offer guidance, which was very reassuring as this was my first time buying. We reserved an almost complete house at the start of April and were all moved in by the end of May, a bit of a whirlwind but Linden were so supportive!The quality of the house is also excellent, we had a short list of snags, all superficial, which the site team resolved very quickly, they also offered advice on how best to care for our new home. In the 9 months we've been living here, we've had no unexpected issues with the house and have found living next to a live building site to not be an problem, the site team are considerate with the construction noise so it's never an issue for us. There is a real community in Bitton and we've been welcomed with open arms. Buying from Linden was probably one of best decisions we've ever made and I can't recommend them enough.

I recently completed on my first home at Malago Development in Bristol and I cannot begin to express how happy I am that I chose Linden Homes. The Sales Team (Lisa, Heather and Emily) literally felt like family by the end of the process. They took all the stress off me and did everything they could to make the purchase as seamless as possible. I am still living on a building site as the 2nd phase has started although you wouldn't even realise it. The builders are respectful and friendly. I am greeted every single morning by the builders on site, I think I may genuinely miss them when they leave! The Site Manager Shawn has been absolutely fantastic. He has made sure that every time I bring an issue to his attention, it's sorted right away. I cannot say enough about everyone who I have come into contact with over the past 12 months. I am very lucky that I bought my first property with Linden.

I am a construction solicitor and have been in the industry over 9 years, Linden home Hawkswood Bicester development is by far, and without question evidence of how bad the construction industry can treat residential purchasers. It is so disappointing that a company can be so poor for itself and as an industry as a whole. I bought a new build home in 2013 from Barratts and the experience was easy and I was kept up to date the entire time. In 2018 I decided to move to Bicester. My partner and I agreed with Linden to do the part exchange, we came to a decent deal and it was agreed the house would be completed no later than September 2018. It was at piling / foundation stage at june 2018 and we resisted exchanging as knew in reality they would not be able to complete the entire in 12 weeks. They promised us it would be and assured us multiple times we would not need to remortgage If (worst case scenario) there was a delay. We are now February 2019 and still waiting. 3 mortgages applications later and still Linden ignore us, lie about completion dates and cancel appointments 30 minutes before we are due. There is no engagement or apology for the strain and stress they have put on our lives and I regret ever agreeing a deal with them. Avoid at all costs, there are good residential developers out there, sadly Linden is not one of them.

We moved into our new home in December and we absolutely love it. We are extremely happy with Linden Homes. From start to completion it has only taken 15 days. They brought our house so there was no hassle with estate agents they arranged everything. The sales representative Denise was fantastic she was so helpful and professional and couldn't do enough for us. Stacey the manager was great too and everything was followed up and dealt with very quickly and all of the workmen were very polite and explained everything they were doing. The service was the best we had ever received and would highly recommend buying from Linden Homes.

Went to look at the show homes with my boyfriend, were told we weren't allowed to view as the show homes were not 2 beds (which is what we were interested in) what difference does it make if the show home is a 2 bed or a 6 bed? The sales woman was so rude and stuck up, we were made to feel as if we were inadequate to view let alone buy one of these homes, most probably because of our age. There was another couple already in the office and we were mortified by our treatment, it was like she couldn't get us to leave fast enough! We had a deposit ready to put down but after reading these reviews it looks like we've dodged a bullet with Linden Homes!

This builder shows no consideration for site safety. The front doors of near-finished houses in Boorley Park are left wide open and there are big gaps in the fences. Almost every weekend teenagers go onto the site, inside (sold) houses, up unsecured scaffolding, ... This shows very little respect for the customers who spend a lot of money on these houses.

TrustpilotI give my new house just half a star!
Having bought a so called five star home from them it was soon apparent to me that I had made a huge mistake in buying a Linden home. The quality of the build is in my opinion not worthy of one star! It was not only my opinion but my neighbours and many others on the estate too. It would take far too long to list all the problems, but here are just few. Six inch nails used to attach wood cladding which left five inches exposed inside my shed. It needed just one inch nails. Who was the shoddy "skilled" carpenter who did that. What shoddy sub-contractor employed him and why wasn't it picked up by the Linden project manager. It would appear that they just don't check any of the work that is completed by contractors. On viewing my new build prior to completion I found several six inch squares cut out of the plaster board above my wall socket. Apparently there was a fault with the wiring and they had to cut out all these squares to find the fault. And then there were four inch gaps in the plaster board around every interior door. Why I asked? Well someone had cut them to imperial measurements instead of metric. So every door entrance in the house had to be filled in with slithers of plasterboard and plastered over! My new house, together with 30 or so others in the road backed on to a field. We were assured by the sales person, as was my solicitor and the solicitors of other purchaser in the road, that drainage had been put in place to prevent flooding from the field. All lies. A drain had never been put in place. Consequently all the gardens in the road were under water as soon as there was a significant downpour. The remedy was to dig up all the gardens in the road and lay appropriate drainage. This left us without a garden for most of the first year we were there. The problems are endless and in my opinion are created by using the cheapest, shoddiest, contractors they can find who employ shoddy employees who lack not only the basic skills, but pride in the work they do. Then of course the ultimate responsibility is for Linden's to ensure that when a contractor finishes their work that it is thoroughly checked. Goodness knows how many other horrors are lurking behind the plaster board and under floorboards!!! If there was only one house left in this world and it was a Linden's I would choose to live in a tent!

Credit where it's due. People come here to complain but people rarely give positive feedback. We purchased a new home at Northstowe "The Boulevards". It was frustrating getting a completion date and it was a month delayed due to some terrible winter weather but it was understandable. All the staff have been fabulous... smiley, friendly and happy to help. Yes of course we have had a lot of snagging and the quality is poor in places (but that's to be expected with all new builds) but Linden are going above and beyond to get everything ship shape.Special thanks to Val, Carla, Jake an Paul the maintenance man.

As an excited potential first-time buyer, we were thrilled when we reserved our 2 bed house in Bitton Mill, Bristol. The sales team were friendly and couldn't do more. We were very apprehensive about the whole process as this was something we'd never been through. We even questioned what would happen if the valuation was bad - the very friendly sales Exec said there's no chance of that happening!Fast forward two weeks, and we receive a down valuation by £30,000 after paying £475.00 to the mortgage company. We were advised that we either cover the cost of the difference (what first time buyer has another £30k hidden in the bank?!) or go and get another valuation done.... still being out of our own pocket.We were so disgusted with how the sales team and Area Manager made it feel like it was our fault, that we pulled out of the process and lost £475 which, to anyone, is a lot of money. When other prospective buyers went to visit the property, the sales exec told people that we were unable to obtain a mortgage rather than a down valuation. These potential buyers knew us, which added insult to injury really.I don't know how a company can get away with reassuring a young couple who are naive in the house buying process, and then leave them to bear the financial costs associated with it. Thanks to Linden homes we had a very bitter opinion of new build developers. Thank god that we didn't let that get us down. If you want good treatment and not to be financially screwed over, go to one of the other developers!!!

TrustpilotEstate plans change for the worse after purchase
After selecting a secluded plot close to the edge of the development, the estate plans around our plot have drastically changed from what we were told and shown at the point of sale and customer service are no where to be seen. Over the last few weeks, linden have built a footpath directly in front of our house connecting both ends of the estate, and the foot traffic is now much greater, despite vocal opposition from ourselves and neighbours in our street. They are building a footbridge metres from a neighbours kitchen window, and boldface lied to her when she questioned what they were building as it was not on the original plans. Be very wary of buying a house with this company unless you do not care what they built around you.

Awful experience. I would never purchase a property from Linden Homes or any company associated with Galiford Try. Upon buying a property I had numerous issues from the beginning. Quality of the build is horrendous. Boiler was wired incorrectly amongst a 4 page back and front which took over a month to resolve. However the most recent issue is although I paid extra money for a balcony I asked for one specifically without a lamp column outside blocking the view. 8 months later it was relocated right outside my balcony without no warning or notice. Still in the process of trying to get this removed which doesn’t look likely. Significantly reduced the view, property value and looks vile! Still almost 4 months battling to get it removed. Can quite frankly say they have no care for customer satisfaction and are more interested in getting their money! Awful experience would never purchase from them EVER again.

Do not buy from Linden Homes in stowupland. We have had so many snags, they correct the snag then make a bodge somewhere else! We have had a hole cut in our kitchen ceiling as there was a leak, they fixed it plastered it then had to redo it as they hadn't plastered it correctly. Flooring not put down correctly one of our bedrooms flooring have not got to be taken up for the 3rd time! Ground work outside not been completed correctly. Dishwasher cupboard not pushed back correctly so not inline with other units. Work service needs correcting. Driveway has a few different colour slabs. Honestly the list could go on. We have given then several months to fix the above and other works which i have not mention and still not completed. We have took this matter higher. Please save yourself from wasting your time and money and do not buy from Linden Homes. We expected a few snags when we move in , but seriously this many!!
