AVOID THESE CLOWNS AT ALL COSTS!!!

We've had the worst possible experience with this company. From start to finish, it's been an absolute mess. We wanted to move into the Old School Lofts in Armley, we inquired a month ago and had a viewing. When we went for the viewing we were shown different flats to what we had inquired for. Although, we liked the one we saw so we applied - we were told this one was reserved (not sure why we were shown it then) so we can have first refusal on another flat as an apology. This same thing happened another time and we were told we can have flat 49, as flat 42 that was also available needed the locks changing. We waited till the date we were told the current tenants were moving out only to be told they were extending their tenancy. This was an outright lie as we knew the couple and they had moved to London... We then discovered that in fact another tenant had had a leak and been moved into flat 49. We asked why they weren't in the vacant flat 42 and we were told they didn't have keys. When we went to view flat 42 there was a couple living there.... We spent weeks trying to speak to a manager on the phone to be told they were in meetings (for 3 weeks straight?). When we finally got through the manager (head of lettings) spoke down to me and took no responsibility, instead she backed their decision and ended up hanging up the phone. I feel sorry for the Junior staff who try and help, when the managers are truly incompetent - they make promises and fail at every possible stage. A friend of mine has also moved into the flats and had no running water or appliances for a month - they've been moved into another flat that has a major boiler leak.Please avoid at all costs.

Disgrace

I rented with Ocasa for just over two years, and I can categorically say they are the worst landlords I’ve ever experienced in my 20 years of renting. In fact, I’ve never had a problem with renting up until this point. They have no regard or respect for tenants and made living through a pandemic and cost of living crisis hell. They evicted most of The Apple Building in Manchester, including myself, just so they could up the rents by £500+. This has left a lot of us homeless or sofa surfing and having to give up most of our possessions. When this was explained to Ocasa they simply didn’t care. All in all, I lived in the building for eight years with other landlords, and although the building was a bit rundown they never treated us with the disrespect and disregard that Ocasa have. I was a proud tenant and actually made a lot of my own improvements to the property I.e repainting where the property had become rundown, replacing groggy bathroom floors, it looked lovely. We were served notice on 24th March 2022 and told we had two months to leave, although at a later date this was withdrawn by Ocasa and then denied that it ever happened. Then in 2022 we had notice that our rents would be raised by over £225.00 during the beginning of the cost of living crisis. Disgusting. Then another eviction notice on 1st December 2022 leaving us all devastated. Ocasa claim that the flats were unliveable. This is rubbish and a flat out lie. My apartment was wonderful the way I had it. No problems. They just want to line their pockets with more cash. There was a rumour going around that ITV were ushered in to do a documentary on the building and the homelessness crisis. It’ll be interesting to see if that is true or not. I’ll look forward to seeing it if so. Oh, and I can’t wait to see Ocasa’s reply on here, “Hi Jay, thanks for your comments, sorry to hear about your bad experience with us. We are always trying to improve in areas we fall short…” I think they have a full on robot working for them. Is her name Jo by any chance?Avoid these guys at all costs! I think I’d rather take up residence in North Korea than ever live in one of their properties again. The staff are unreal and what they’ve all done makes me sick. Even the builders that are working on the outside comment on how awful we have all be treated. If builders notice, you know it must be bad.P.S They keep advertising this building as Ancoats area on Rightmove. This property is not in Ancoats, it is on Oldham Road. They lie from the get go.

Never sign with them

Avoid. Constant issues and either avoidance or denial from those at Ocasa who were meant to be responsible. The front and back doors of the building don't close and lock securely, particularly the front. Ocasa have never repaired it. There were break ins and thefts, Ocasa didn't repair it and blamed residents for having post delivered to the post area. Even reporting to the police didn't nudge them on to do anything - the officer actually said I doubt they'll do anything as she (Ocasa staff member) didn't seem particularly interested. They tried hiking the rent by around £250, which when challenged through Castleforge they claimed it was an 'admin error'. Funnily enough about a month or so later, they issued us with Section 21 notices and booted us out. They'll raise the rent by an additional £630 for new tenants.Getting a deposit back was a nightmare. They claimed I owed £300 more than I did, despite me having email evidence to the contrary. They ignored the evidence and stopped responding, until again I involved Castleforge and within 20 minutes was told it was an 'admin error'.

Terrible Terrible customer experience and lies

Terrible experience with Ocasa homes, had a viewing and applied to rent a property with them in Norwich. Completed all references and documentation and I received a congratulatory email that I have gotten the apartment. Also received several calls to arrange the move in date and payment. Meanwhile I had notified my current landlord that I was moving out and he had already arranged viewings and had people indicate to rent my apartment. I was preparing for the move in date only to receive and email from Ocasa stating that investors had told them to discontinue renting the place, I called severally and on different days and they didn’t even have the decency to pick up my calls. I sent a complaint email and all they did was to copy the discontinued email they had sent to me and sent back. I have been heartbroken and really sad about it cause I was almost stranded. I had to call my landlord to stop the renting of my apartment, I was just lucky that the people who indicated interest were yet to pay and they understood the situation. What hurts more is that I just saw same apartment I wanted to rent back in the market with the price increased, made me start to wonder why they couldn’t just let me know that they wanted to increase the price of the apartment instead of lying to me. I am never considering an apartment with Ocasa anymore. Just terrible customer service.

Its a bit of a mixed bag with Ocasa…

Its a bit of a mixed bag with Ocasa mostly Ive had really good interactions with their employees some of which will go that much further to assist you along with a personal touch emails. I have had reason to complain also which at first was handled badly but with further complaint they came through in end sorting my concerns.I do find when you reach out to people treat them how you want to be treated and usually they will try to assist you to their best ability. As I mentioned most employees have been really nice and helpful. Laura Defects coordinator is one that I recall being a credit to Ocasa.

Terrible, Won’t Recommend Anyone to rent with Ocasa

I moved into Beech Grove Preston in Aug 2023. Since day 1 it’s been a horrible experience. To start off with they didn’t allow me to view the property until I paid the deposit payment as they sent me a video and wanted me submit the rent application based on it. I agreed and submitted the rent application but I still wanted to view the property as it was a BIG change for me as I was moving all the way from London! But they kept threatening me again and again to say if you don’t make the payment we’ll put the property back in the market! Any how I agreed in the end!Day 1 in this so called newly renovated property and the ceiling was leaking because it rained! the following day the tap broke down, no hot water in one of the bathrooms, heating wasn’t working (though heating wasn’t needed at that point in time), intercom wasn’t working and after a few weeks in the property I realised the hot water would stop working in the evenings.I spent 4 months back and forth on emails phone calls, and their so called contractors coming in every other day to look at one issue or the other! Like I literally had no life after moving in all the way from London, as a single mother working full time! I had no choice but to accommodate these regular visits from all different people walking into my home and sometimes even without my prior knowledge or an appointment being booked!I was then harassed by an Ocasa Staff member over a phone call shouting and trying to blame me for messing up the boiler!! He threatened me that he will send an engineer again and if they fin out that I have re-set the settings which is causing the boiler not working he will send the invoice to me and I will have to pay for getting it fixed! As per a sheet of paper they believed there is nothing wrong with the boiler! So many engineers came to check and after 4 months one of the engineer managed to find the issue and told me that the person who initially installed the boiler control didn’t set it up properly hence it wasn’t working the way it was meant to be!They have taken months and months to fix urgent issues! heating was fixed after 2 months, the leaking ceiling was fix after a few months too! Even something they would call ‘Urgent’ they don’t treat it as urgent! They don’t know what does the word urgent means! There emergency 24 hr helpline is completely useless, as all they do is listen to you over a phone call and they would sent an email to maintenance to look into when they are available during their work hours!My boiler was fixed after 4 months in Dec 2023, it worked fine for just 2 months, it’s feb 2024 and my boiler has now completely stopped working! I have no hot water in this cold weather, I have no clue how munch time they will take this time to fix the issue!The only reason I am giving 3 stars (they don’t really deserve this) is because they compensated me on rent and offered me a discount and goodwill. But the struggle I have been going through since moving into this place has been a complete nightmare! It has impacted my mental health, my work and literally everything!

Don't help with serious mould problems

The apartments that Osasa provide are amazing for a starter home. However as soon as somthing goes wrong, they don't help you fix the problem e.g. in my case I've been struggling with really bad mold, it's getting onto my clothes, in the bedroom and bathrooms. I've wrote several emails, across months to different departments to try and get this sorted but nothings been done. I've bleached and even bought a dehumidifier and I'm still having issues with no help.

Terrible communication

This is honestly the most unreliable company I have ever rented from. I have been contacting them to fix my Wi Fi since I moved in 5 months ago. Considering all they need to is call the provider to activate it, 5 months is more than enough! On top of that they give you multiple emails and numbers to contact them with but there’s no one who picks up or returns calls or replies to emails. They have no care for how their shortcomings affect your day to day life. They have replied to none of my emails about the issue and yet have the audacity to send emails requesting a review 🤔That’s a relatively small example compared to what I’ve experienced. Every time I have an issue, I have to jump through hoops to be heard!

Superb Service So Far

I have been with this letting agency for about 5months now (Dean House) and I dare say that I have had no reason to regret my tenancy. Issues are addressed and resolved as soon as possible and the only time I had an electrical issues during out of service hours, my query was treated with urgent and issue was resolved. If I could rate lower I would

I was charged far too much for my room and have been trying to get my money back from the over payment for about 2 weeks now. My accommodation manager who communicates through what’s app (Dan) has been completely ignoring my messages about anything we can do about it so I had to go and sort it out myself. The time it’s taken has been absolutely abysmal. Not to mention the rat infestation in the car park that I have emailed about and still haven’t heard anything back from. Worst company known to man. Can’t wait to end this tenancy

Impossible to get a hold of a letting…

Impossible to get a hold of a letting agent on the phone took me 6 attempts before I could speak to the agent. Requested the full 12 months rent upfront. Lied to about washing machines being able to dry clothes, lied to about the internet speeds. Very miss leading group who force you into a fixed term tenancy that you cannot exit. Managers don't take any complaints seriously just pawn you off with poor excuses. No one is held to account here and its evident they are getting away with alot of non compliance and poor hard sales like tactics. Also my shower broke after a week no shower for 3 working days, lock to my bathroom broke. Granted they did come out and fix it but an unbelievably stressful process. AVOID

I’ve been with Ocasa Homes for over 2 years now and I wouldn’t change a thing! They’re very responsive to emails and helpful if there are ever any maintenance issues. They’re always working with tenants to improve the building, for example they sent out a survey for feedback on our building, I personally mentioned it would be nice to have some improvements outside the building, since then we have had gardeners, new bins and our car park has been tidied up with a lick of paint. Very horrible customer service

Very horrible customer service. Left me stranded on my moving in date. I had to sleep in a hotel for 3 days and a friend’s for another 3 days. Very inconsistent. Kitchen with no windows. Terrible refrigerator. Reception door always open and homeless people stealing mails. Very dirty building. Fire alarm always on. Just get a personal CCTV if you want to stay in their property. Turnaround time of the staff is terrible. Even their independent contractors complain. I regret moving into that house. I haven’t stayed for up to 2 weeks and it’s a disaster

BEWARE: DO NOT RENT FROM OCASA!

What a company, and to be honest I have no idea where to start with them. Firstly their website - a complete lie. 1000+ positive reviews? But ironically only 2 available to see, the blatant lies about personal service, personal touches, on-site services, and putting the tenant first, honestly it's actually laughable. I have been with Ocasa now for nearly 2 years and trust me this is not out of choice, in those 2 years we have seen the conditions of the flat block deteriorate rapidly to the point now where we're living in a building site, unclean, tagged by cowboy builders, with homeless people freely coming inside and raiding post boxes / sleeping in the building, and to top it off we also have rats. None of which Ocasa have cared about or bothered to properly fix in their 2 years of owning the property (they will listen and do a shoddy fix of the issue which lasts a few days to a week before it goes back to how it was before and additional complaints ignored / brushed off). There is also the issue of our car park which is advertised as 'secure', not once in my 2 years of pushing and complaining about these gates have they ever been secure or even working! Which has lead to our car park being known for regular drug dealings, violent beatings (we've personally called the police out multiple times), and car theft happening in the car park, but that isn't Ocasa's problem, obviously. I could go on for days with all of the issues we've had, from the lifts being broken for 3 months (we had a disabled resident who had to pull himself up FIVE FLIGHTS OF STAIRS the entire time) to communications being ignored (phones switched off so no one can call, emails being ignored, chat boxes useless). If you want a taste of Ocasa then watch Dirty Money: Slumlord Millionaire on Netflix, it's pretty much word for word what has been happening here. If the housing market wasn't so rough I'd have moved out after a month, and believe me the sooner I get out the better, and the more people I can warn about this atrocity of a company the better.

Avoid Avoid - Modern Day Slum Landlord

As per the other reviews. The company is a farce and is running modern day slums. As per other reviews everything broken and bodged in a "newly renovated" apartment. Ceilings all leaking from flats above plumbing leaks, 2nd floor flat was flooding when it rained. Nothing fixed quickly, I had to move out at one point as there was no hot water for 5 days. Other residents have the same complaints as myself. Their NW manager doesn't have any answers and the rest don't reply. Moved back to hotels and seeking legal action.Unlike the comment from Ocasa Below I have been contacting them for 3 months, they don't have the answers, the staff or the ability to repair their defective property - Note they haven't put a name against their reply.

Avoid at all costs

Avoid. Went to view a property and was told to apply before I miss out. Applied within minutes to be told I missed out and another one is available. Sent a video in perfect condition. Picked the keys up only to have a broken toilet, broken heating, dirty walls, filthy kitchen, no intercom working, holes in the wall. Reported it the day before I was due to move in. 3 days later and nothing from them apart from an invite to take a survey on how well they done. Absolute farce of a companyWill be seeking legal action asap.Avoid at all costs, -Update. They respond to a poor review asking me to contact them - this after several attempts requesting their assistance. Still no actual response, and still no liveable place to live.The farce continues

My experience at Twany Place with Ocasa Homes

Lived here for nearly few years now and a roof over my head here does the job. Room small including bathroom and kitchen could’ve been bigger but it does the job on daily basis for one person living there.

Rent/buy elsewhere

I would not recommend letting a property from Ocasa (Midlands). In my experience, both the Lettings and Maintenance team are inept - just unable to handle basic repairs or documentation efficiently. They seem to be either understaffed or possibly just ignorant to tenants requests. All they care about is that your rent is paid on time though the timescale they take to deal with repairs/tenant concerns is actually in far breach of their tenancy agreement. Unable to get any assistance from their General Management team either. I'm stuck with them as I can't afford to move right now but I am writing this review to warn prospective tenants. Take your money elsewhere.
