GoogleAvoid Dockside Properties, Absolutely Terrible Experience
My partner and I moved into a flat on Luton Road not long after Covid, and it was a complete nightmare from the start. The place was in an absolute state. The carpets were dirty, the rest of the property was filthy. We had to bring in my family to help clean the entire flat. There was damp on the walls in the living room, and the bathroom was mostly black with mould. Despite contacting Dockside Properties over and over again about the situation, they constantly promised to do something and never did.
On top of this, half of the electrical sockets in the flat didn’t work, so we had to cover the few working ones with extension leads, which we repeatedly told them was dangerous. Even a fireman who came in during routine safety checks in the area deemed the electrics unfit just by looking at it. Yet, Dockside ignored our concerns and failed to take any action, putting our safety at risk.
We had to pester them over and over again to get an updated gas certificate, as it was out of date by 1 1/2 years as well. The customer service was appalling, especially from Alice, who was rude and unhelpful throughout. We had numerous issues in the flat, and Dockside showed no care or concern for their tenants. When it came time to move out, they made it difficult to get our deposit back, trying to hold us accountable for every little mark, many of which were there before we moved in. Thankfully, I had photos to prove it.
On top of all that, we were told by a former employee that Dockside pays off inspectors to overlook issues in their properties, which is absolutely disgusting. We also found out from multiple sources that the CEO of Dockside owns many of the properties but cuts corners everywhere, and our tenancy wasn’t even in his name but in the name of a woman we were told was either his wife or aunt.
I have attached just a few photos of what I was explaining but there were many more beyond that.
Overall, Dockside Properties was a complete disaster to deal with, and the whole experience severely impacted my mental health. Avoid Dockside Properties at all costs!

GoogleI have been dealing with Dockside since 2019 for their management services. My property manager was Alice for a few years and was given exceptional customer service.
Rose Peters replaced Alice as my property manager and she to has given me exceptional customer service.
We had an on going issue with the neighbour constantly complaining about my tenants with unfounded allegations.
Rose handled the situation very well and corresponded with block management company on my behalf as well as making several site visits to meet with my tenants & the neighbour to try and mediate the situation.
Moving forward, Rose is always responsive to my requirements and carries out her duties & responsibilities in a very professional manner. Highly recommended for anyone considering looking for management services for their buy to let properties.

GoogleIf I could put zero stars, I would. I’ve had the worst experience with this estate agents and so glad to no longer have to deal with this company. From start to finish, they were incompetent. To start they struggled with working out a move in date and seemed to not know how to read. We finally moved in and i wished we hadn’t, mould everywhere and filth as far as the eye could see, no problem just “open a window” in middle of December… sounds good, who needs to breathe anyway. A “professional” clean was done by what I can only assume was a blind feral child. When we called them to discuss the issues, we were placated and brushed off. There was no issues ever resolved, even after it caused serious health issues which later led to mental health decline. Moving out became an issue and we had to argue that the damage was what we had moved into and hadn’t been caused by us. So glad to never deal with them again and if you are a tenant GOOD LUCK.

GoogleI did not have a good experience when I rented 1 The Mariners, Valetta Way, through Dockside.
There was a leak under the floorboards during my tenancy. Black mould was growing all over the apartment due to the moisture. I was told to clean it myself. After repeatedly reporting the mould for three months to Dockside, it was finally agreed that the leak would be fixed.
I was told to pay to rehouse myself for five weeks while the leak was fixed. I told Dockside that it was their responsibility to rehouse me. Dockside, knowing that I am a disabled person who works from home, suggested I stay in an AirBnB that consisted of a SHARED ROOM with a mattress on the floor for a bed! After much back and forth, Dockside eventually agreed to pay for suitable accommodation.
I had to throw away two bedside tables, clothing, bags, shoes and ornaments due to mould and moisture damage. My partner's collection of items was completely destroyed. I wrote to Dockside and the landlord - Mr Stuart Britton - asking them to compensate me. They refused. So I wrote to Mr Spencer Fortag, the CEO of Dockside. With his help, we managed to come to an agreement where the landlord made a £500 'donation' to me. The losses I suffered cost more than double this amount. The figure does not come close to compensating for the stress, upheaval and upset the whole ordeal caused my partner and I.
When I gave one months’ notice that I intended to leave the property, the landlord said he wanted to change the carpet. Even though I had never stopped contractors entering the property, the landlord threatened to withhold the £500 donation if I did not let the contractors in. This was very disruptive to me, as I was working from home and was expected to let four contractors into the property on four separate occasions over a one week period.
After I had moved out, the landlord tried to claim for damages. The figure that the landlord tried to claim for was almost identical to the money he 'donated' to me.
I argued the claims of damage because there were workmen, contractors, Dockside staff and potential tenants in and out of the apartment throughout the 1 year tenancy (approx. 17 separate visits, plus 5 weeks fixing the leak). If any damage had been sustained, since I was not the only person in the apartment during the tenancy, I could not be held responsible. The workmen also left a mess and damage after the works they carried out.
I appealed to Mr Spencer Fortag, once again, reasoning that if the landlord intended to change the carpet, why was he trying to charge me for damage to it. It all seemed very underhand to me and I did not like the threats the landlord made to me. Mr Fortag told me the following:
“I am becoming a little tired with some of the language you use and the way you portray your landlord and my team. Words like “threats” and “underhand” are simply not on.”
He said he was sceptical of my claims that workmen had caused damage in my property and asked me to prove it with photos, which sadly, I did not have. I was so worn out from the upheaval and stress, having to stay in an AirBnB for five weeks, I failed to take pictures of the damage upon my return. However, I did make a verbal report to a Dockside staff member. Dockside knew this, but they would not admit it, because they were protecting themselves and the landlord. Mr Fortag told me not to CC him into any more communications about my deposit.
Added to this, I was also dubious about the impartiality of Applegate Inventory Services. See review on Google Maps.
Luckily my deposit sat with the Tenancy Deposit Scheme who deemed the claims to be excessive. I received my deposit back.
I feel that Dockside prioritised the needs of the landlord over the tenant in this case. I feel they allowed the landlord to treat me unfairly.
This is an honest review of my experience of Dockside Property Services.

Hi Sally Ann de Souza. It is not surprising that you have chosen a user name from Split, a film about someone with multiple personalities. Afterall, what else could explain the difference with how happy you were with how hard we worked for you when we met in the office (after you vacated) and the somewhat untruthful review you have left for us.
It is true you experienced a leak. It is also true that our team worked tirelessly to resolve this for your and your partner. We did arrange suitable, temporary accommodation for you both and again, worked hard to make sure this accommodation met your very specific (and reasonable) request for somewhere with desk-space.
No proof was ever supplied to us that showed any damage to your personal belongings. You ignored requests from us to supply receipts. This struck us as unusual. You are clearly a detail-orientated individual. None the less, we negotiated with the landlord on your behalf. As the landlord also has family working within the NHS, he agreed on a payment to you both for £500 for your inconvenience. You agreed this was very fair.
Our team worked hard to ensure any disruption to your life was kept to a minimum and I remember well you thanking me personally when you came into the office.
It is a shame, perhaps, that you did not allow Orwell to write the review. It may have been a little more accurate and a little less bitter. But then again, what else does one expect from a 9 year old?
Fortunately, I take cheer in the fact that you are now a home owner and will no longer seek to make rather dubious damages claims from landlords.

GoogleTiffany is a letdown. I would NOT recommend dockside( previously named landmark) to anyone. I recommended a client to Dockside on 4 July. Tiffany, the area manager, sent me an email to increase my fee by 1.5%. This is ridiculous. If Dockside had any intention to increase my rent, this should be done when the new tenancy was signed beginning of July. I had been with Landmark for many years and this is how they treat their loyal customer after realising that they gave me a low estate agent fee which was under the old contract. Do you guys know how to run a business? I recommended a client to you and you then increased my fee? I would ask all landlords to stay away from this estate agent!!

I will be laughed at and ignored because Managment are immature and are not actual management, they have no sense for other people's well-being! Just about how much profit is being made for themselves and the company. As for the owner Spencer, he needs to look what's happening around him more with his staff- particularly who he trusts to run his business because it's not running well, I never got called back, never got any answers, fobbed off. so took my business elsewhere and am now happy in my new home. No thanks to dockside.
