Having just had an offer accepted by the Vendors on a home we feel we must compliment the Team at Edward Mellor Stockton Heath offices. Our first point of contact was by phone with Joshua who was professional clear and very helpful and arranged viewings efficiently and quickly even squeezing an extra viewing in at short notice, which has ended up being the one we fell in love with. We were met onsite by Sally who again was lovely friendly helpful and very professional whilst making us feel comfortable when viewing with no pressure at all. Finally we had a call from Owen who confirmed our purchase subject to contract and everything was clearly explained and discussed about all the necessary checks and steps to follow and nothing was too much trouble and again Owen was a pleasure to chat to and made us feel at ease with the whole process. Today we met Joshua for another viewing of the house we are buying and what a nice guy to meet up with and he was clearly as happy as we were showing us round the house soon to be our new home. The whole experience up to now has been so good and positive as looking for a new home is not easy but this team are great at helping ease the stress and worry of selling and finding/ buying a home. We cannot praise them enough and look forward to meeting everyone again soon and we wouldn’t hesitate to recommend using them to help you find your dream home. I wanted to recognise Ivan and Brad here at Edward Mellor in Stockton Heath. Edward Mellor were one of three local estate agents appointed to market our property as part of a part-exchange process with a new build developer. Whilst we didn’t directly sell the property with Edward Mellor, we have been struck by the professionalism and care from Ivan and Brad. The team are certainly the best estate agents that I have come across in a long time. Edward Mellor are totally shocking. In 2021, I was left to stay at my elderly Grandad’s for three months with my 4 year old, due to my ceiling collapsing. I had to wait nearly 4 months for a repair, a agent advised me on the phone that I didn’t have to move out of the property, and that I could cook in the dark when I finished a shift at 11pm at night and take a shower at other people’s houses. In August 2021, I noticed there was a rather large crack in the exterior wall in my yard, I reported this straight away. It has not been dealt with and now the wall is the point where it will mostly likely collapse soon. Andrew of the financial department is very passive aggressive, I’m down £525.00 as Edward Mellor wasn’t able to locate my rent payment.

As the Executor of an estate with two houses in the Stockton Heath area, both in a condition that was far from ideal for sale, and with me living in the south of England, I was very keen to find an adviser who could provide far more than a basic agency service. Richard Capper and his team impressed me when I surveyed the local agent scene and they certainly did not disappoint. They provided probate values, found people to improve the condition of both houses, advised on the sale of an adjoining piece of land, sold one house through private treaty and the other following a very competitive auction and kept me very well informed throughout. Both properties exceeded probate values and Richard provided supporting evidence that the uplifts were achieved through improvements made and market conditions rather than underdeclaration at probate.

I chose Mellor Braggins as they appeared to be the most realistic in their valuation and took Richard's advice to hold an open day. 3 days after the open day we accepted an offer and the house was sold within 2 months, which included the Christmas and New Year break.
