Dear Taufiq Ud Din, We are so sorry to hear about your experiences with Spencer Harvey. We are grateful for you taking your personal time to leave us a review, as any feedback moves us in the right direction to be able to adjust our operations. Regarding your comments about the inventory, if I may explain there are so many important factors when it comes to letting and managing a property and the inventory is a crucial document, as it gives transparency to all parties involved. So much so we use an independent inventory clerk to compile this report. Your inventory was 40 pages long and included detailed photos and descriptions of all the items and rooms in the property you were renting. You signed the inventory and were given 7 working days to raise any concerns you had with the report. At the end of any tenancy we manage, we then ask our independent clerk to carry out a check out inventory and compare this with the ingoing report, allowing for fair wear and tear based on the term of the tenancy. We then report back to the parties (tenant and Landlord) with our findings, if any. At that point, if an agreement can’t be reached both parties have the option to then take this matter for free to the Tenancy Deposit Scheme where an independent adjudicator will access the facts and award who they see fit. This was again explained in the tenancy agreement and the prescribed information you also signed. I totally agree with your advice you have offered in your review, as it is crucial you satisfy yourselves with the accuracy of the inventory, this is something written in the report and also relayed at the point of move in by our team. In fact, before you move anything into your new home it is essential you take the time to inspect the condition, take any photos and report back to Spencer Harvey within 7 working days if you disagree with anything stated in the inventory.
