TrustpilotShocking customer service
Shocking customer service! Do not use Reeds Rains full stop! After care is appauling, I am 6 months into a complaint & have to remind them to reply & investigate a reasonable request. Passed from pillar to post, no-one is interested in helping just keen to take your money. Do not use these cowboys!I did send you all my information & have waited for a response.....but nothing at all! I've also emailed the initial moving out team & end of tenancy team over 10 times....Nothing!! SO SO BAD!

TrustpilotSELL SELL SELL
We were actually purchasing a property through Reeds Rains (Dartford) Sue Bunce being the agent. As a buyer I initially found Sue a bit frustrating , always on my case , chasing me every five minutes , I’m sure I’ve lost more hair BUT .... these are signs of an experienced , knowledgeable, hard working with no messing attitude which I would certainly be looking for in an Estate Agent IF I was indeed selling my property. So in short if your looking to sell your property I would certainly not hesitate in booking Sue at Reeds Rains (Dartford ) if your buying ... Look out Sue Bunce is about Thanks for all your assistance Sue it’s definitely been worth it , best regards Kev & Jo

TrustpilotGood staff, but poor external partners
The Reed Rains staff are professional and helpful. They do have a problem with the company they are partnered with to do identity checks, Landmark. From the payment link not working properly, I couldn't view the privacy policy and access the payment screen, to receiving payment reminders every day (six and counting) even after they sent me a receipt for my payment. The Landmark help line didn't reply to my query and Reed Rains staff responded but didn't make a difference. As is often the case good frontline staff are let down by poor IT or partners

TrustpilotReeds Rains re-listed the property that…
Reeds Rains re-listed the property that we were purchasing without telling us because they 'assumed we were withdrawing' after our vendors pulled out of their onward purchase. We had already instructed solicitors and incurred legal fees by this point. We phoned Reeds Rains to challenge why this had happened as we were in total shock. The agent we spoke to got very defensive and hung up on us. We have been left completely in the dark although we can see that the property we were due to complete on at the end of this month is still listed on Rightmove and their website. I would be very, very cautious if you are considering buying a property through this agency.

Would like to say a big thank you to Jordan Milne (Reid’s Rains) Blyth branch. Jordan managed to let our house with in 48 hours and provided an excellent service from start to finish The photographer who came was very professional and we were delighted when we saw the pictures as they really showed the full potential of our house. We were kept in the picture through out the process of letting our property and everything was explained fully and clearly thus ensuring a smooth problem free result. We found Jordan to be not only very professional but also extremely pleasant and helpfull he is a real asset to Reid’s Rains and we will definitely be using his services again in the near future. TrustpilotAmazing service!
Sue was absolutely amazing for us buying a house! I'm a first time buyer and she was super supportive in the process and helped to push our solicitors! Everyone was great when I called and would make sure to help me out with any issues straight away! They are 100% by the book and make sure that you are informed of every step of the way. We also brokered through them with mike and our mortgage was accepted in less than 24 hours! Can't recommend them enough- if I ever need to sell I would use them without hesistation! Thanks so much! Took time off work and travelled 1 hour to go to a viewing with them. They called me 8min before to cancel! The flat has been let they said. I asked to view the flat anyway in case I can make a better offer and also because I was so close to the place and they refused!! They have no respect for people and their time. 2 hours wasted and money wasted! Very unprofessional stay away!!

TrustpilotNEVER allow Reeds Rains to hold on to your deposit.
I am currently having the most appalling experience dealing with Malkit Singh from Reeds Rains Brookfield Business Park, Cheadle, Cheshire, SK8 2PU and the team leader Katie Nettle who has for over 5 days refused to return my call.Reeds Rains kept my deposit after finding a tenant for my property in 2009. The deposit is registered in ‘My Deposits’. The tenancy has come to an end and the damage caused by the tenants amount to just over £2,000.00. This means that I have to make a claim for the whole amount of the deposit (which falls far short of the amount needed to cover the damage.)The problem is that due to the fact the deposit is registered by Reeds Rains, My Deposits will not discuss the matter with me and insist on Reeds Rains submitting all of the evidence on my behalf. For over 3 months Malkit has refused to accept that Reeds Rains has the responsibility to do this and still feels as if he is doing me a favour in dealing with the matter. Further to this, Malkit’s attitude has become what could best be described as passive aggressive and unhelpful.Reeds Rains knew that the tenants had raised a dispute on the 22nd February 2018 but did not tell me that this was the case until the 14th March 2018. The deadline for submitting information to My Deposits is the 22nd March 2018, leaving only 6 working days for me to provide this information to Reeds Rains and for them to submit via their account to My Deposits.Instead of doing this, Malkit has simply forwarded the emails that I have sent to him onto My Deposits without checking that they have actually been received or that the attachments can be opened and whether the info can be or has been uploaded. He says that it would take too much time for him to actually upload the information himself.According to an email response from My Deposits “It is your responsibility to check your online account to ensure that all your evidence has been uploaded to the deposit dispute.” And since I am not the account holder I can not do this. It must be done by Reeds Rains.Never under any circumstances should you ever allow Reeds Rains to hold onto your deposit if you are a landlord. I will never make this mistake again.

TrustpilotYork Branch Lettings Service - Superb!!
I cannot fault the great service and assistance I received from Karen and the team at the York branch of Reeds Rains when relocating from Essex to York recently. The Lettings team professionalism and efficiency was bar none. Everything went smoothly with the letting and the team were great at communicating and putting through all the documentation and referencing went speedily, and I was able to sort my move out within 3 weeks. Can't thank Karen and the team enough for all their help and assistance, and would definitely recommend them with regards to their Letting service for tenants!!

TrustpilotDo not take the full managment service
Whatever you do, DO NOT TAKE THE FULLY MANAGEMENT or RENT COLLECTION option. It is a totally useless service. The customer service is not helpful and your money basically stays in their account for up to 10 days. And if you ever want to leave you have to pay one month's rent plus VAT. This is something that the agent never explained to us, when we asked, "Can we leave at any time?" he said "yes", and obviously failed to explain "there is a big charge". They then put a lengthy agreement in front of you to sign , I signed it in the office whilst their staff sat in front of me not making me feel comfortable to read through. Yes my mistake for not reading the contract conditions, but you'd think the staff explain to you something as important as the exit fee. I didn't mind if the service was good, but we had issues since day 1 with them not setting up the direct debit correctly; therefore our rent was delayed. With no one to contact me to explain this is what happened, again no one explained that it would take up to 10 days for the money to reach your account! 10 days ?? So the money could sit in their account for up to 10 days, whilst they are making a profit off your money! I contacted the branch to ask why the money is not in my account, the Cleckheaton branch, the staff casually explained there has been an error setting up the direct debit and the tenant has made a payment on their card. I was told it'd take up to 5 days for the money to reach your account! I mean if the staff in their own branch don't know how many days it takes for the money to reach your account, how do they expect the clients to know this?? I was then advised to contact the Accounts, where the person on the phone was least helpful and rude, again I was told it'd take up to 5 days for the money to reach my account. I then wrote a complaint and explained my experience with the company has not been the best so far and now I'd like to leave, that's when I found out there is an exit fee. After writing so many complaints, I was offered a refund of the management fee for one month which is 10% of your rent (for being messed around, making so many phone call, being spoken to rudely, having the direct debit set up incorrectly, keeping your money for up to 10 days, basically adding to your stress ) Isn't it supposed to make your life easier? Isn't this the purpose of this "full service"? It gets better as the month after the tenant turns up at the branch to say he is due housing benefit, something that I wasn't aware of, and the rent is going to be delayed. Or it could be delayed! I received an email two days after the payment was due to inform me that the tenant has been to the branch to let them know of this new information. The rent was late again! You can see if you don't take this service at least you deal with the tenant directly and you don't have to wait and wait and wait for Reeds Rains to decide to contact you at their convince and to release the money after so long. They also kept £200 as emergency money, which I asked for it back! I wrote another complaint to Jamie Knights, Area Lettings Director , and after so long he wrote a lengthy email back saying he won't waive off the fee, and although he agrees the customer service has not been great and the branch manager is leaving so he is aware of some issues. I took my complaint further to Customer Relations, where they offered a refund of £120 and asked me to pay £500 something to pay to leave the contract, which I am not happy about. I am now going to take my complaint further to The Property Ombudsman. I just thought it'd be useful for any other landlord who wants to take the full management service to know what to expect since the staff in the branch can't be bothered to explain to you.

TrustpilotDo not go through this company
Honestly the worst agency you could ever come across. They haven’t logged our rent payments in 8 months leading to a ruined credit score and inability to rent anywhere else, served an illegal retaliatory eviction notice, have not fixed any of the structural damages including breaking environmental codes, are very reluctant to help and continually act clueless despite multiple emails regarding issues, do not update their systems with emails, phone calls and complaints lodged and add break clauses in contracts to evade laws that protect tenants.

TrustpilotLeft in the dark
After our offer on a property was accepted 6 months ago Reeds Rains have been less than helpful. 3 months after the process started they advised us to begin the mortgage application process in earnest which then caused issue with the seller as they were not ready to move yet; this led to them informing our mortgage company that the property was no longer for sale. Once this was sorted out we called weekly for updates to find out what was happening with the sale, only to be told no change. This continued for another month and a half before the agent drip fed us more information that our mortgage company had continued to attempt to arrange a survey and that the owners felt they were being harassed. After another month of weekly updates of "no change" they agents drip fed further information that the top of the chain had accepted the offer on their property 11 months prior and were showing no signs of moving. We were open and honest with the agents at all stages, informing them when our circumstances changed and our need to move forward with the sale became increasingly urgent. Not only did the agents fail to advise us or make any movements to progress the sale, they also failed to contact us at agreed times, avoided our calls and just generally blanked us. Two weeks after the initial date we were given for the finalising the sale, the estate agents held an important meeting with the top 3 members of the chain and, despite promising to contact us with the outcome and next steps, again went radio silent. We're now 6+months down the line and having to start our search again while effectively about to be homeless. One thing I can guarantee is that we will not be looking at properties with Reeds Rains.

If she even had one brain cell she would know that if you earn 18k or more guess what.. You wouldn't be on universal credit. So if your on universal credit you have to provide a guarentor like thats some easy thing. So wasted my time and disappointed me. Recently sold my property with Reeds Rains Penwortham. I know I am a high maintenance customer and put pressure on them to sell my house quickly as I had found one I wanted to buy. Rachel and her team really pulled out all the stops, there were 4 properties for sale at the same time on my street all with different agents and I felt the professional photos really made a difference, they carried out an open house which subsequently sold the property for asking price. Once the sale was agreed they kept me informed every couple of days. I couldn't recommend Rachel and her team enough.

TrustpilotI used the Dartford branch of Reeds
I used the Dartford branch of Reeds Rains when I found a property that I was really interested in renting. I phoned up and got a viewing with the landlord that same day and the place was totally perfect. Went back to the branch and from there on Tony took up my application and he explained everything, the fees are very reasonable and Tony was fantastic with his communication informing me about everything every step of the way. Between him and Lea they went out of their way to pull out all of the stops and finally I managed to secure the home of my dreams. They are the nicest,Most helpful people I have ever met. I highly recommend them and if you want to let or buy a property in the Dartford area then Reeds Rains in Dartford should be your first port of call! Just ask for Tony or Lea and you can’t go wrong!!!!

TrustpilotSo incompetent. So unprofessional. So rude.
So we had a viewing booked in on a property in west ayton Scarborough with the view of possibly buying for our family home. We currently live in derby and drove the 3 hour drive with our two children, Once in Scarborough we tried checking the property online again but was no longer showing?? We then rang the company to be told oh no it's still booked in at 3 pm for you as agreed. We then spent four hours killing time until the appointment. On arrival at the propery there was other people with Reedsrains and then we were told oh your viewing was cancelled as it's sold!!!!!!! immediately calling the office to view my opinion of such incompetence I was then told well we called you and left you a message???? Where is that message??? Oh yes you left it on a completely wrong number to mine after making sure twice that they took my number correctly. As if that wasnt enough they then argued the point and said I got the message???? Why the hell would I drive for 3 hours if I had a message and they have just told me a different number to mine. When I said I will leave a review about this I got the reply back of, "oh lovely" I take this as been so rude and you know it. Didn't get one apology!!!!! All in all what I would say about this company is that it seems to be be run by young incompetent people for doing simple work. Baffles me how a company like this trades. You only have to see the other reviews to know it's a naff company.

We recently did a remortgage and change of equity share transfer with Reeds Rains Stone Branch . Our mortgage advisor Jordan Powell was outstanding. He gave us fantastic and detailed service guiding us through very step and advising us honestly throughout the entire process, which he made easy. Even when we had a hiccup caused by our lender he fixed it within the hour and even came across to reassure me in person that it had all been sorted. He was there through the entire process with any query we had no matter how small and made a stressful process much easier for us. I couldn't recommend him highly enough to anyone looking for mortgage advice.

A stupid company with poor minded people. Not just that they are some shameless people (their representatives) but they also dared to sustain our family not to have dogs in the rental...i mean some nobodies paid well too much!!! On top of this, after renting a house in a very poor state, with a fully in mold kitchen furniture, when we have requested from them to talk with the landlords about us buying for ourselves a proper different new one, saying that we want to change it, these ones have had the face to come and demand us to live the new furniture that we buy behind....i mean WHAT?!???? WHO are these people daring even to ask such a thing?!??? Some shameless ugly poorly behaved people!!!! Aren't them ashamed?!?? And they decide these things by themselves?!??? Daring to ask from us to leave the furniture bought by us in the rental?!!! I mean we just had very bad experiences with them. I wouldn't allow such a company on a market EVER!!!! TrustpilotNearly a year on from our initial …
Nearly a year on from our initial listing with RR I am still so unimpressed I felt the need for this review. And no I am not a continual whiner, if you look at my other reviews they are predominantly 5 stars. As they were agents for the new homes we were interested in we listed with them without comparison, rather stupidly I told them just that, I will not be so naive again. Initially things seemed OK although a bit more guidance on price may have been helpful, instead I suggested a hopeful figure which, hands up, my fault, was a bit optimistic. There was a pretty poor spelling error on the particulars which I pointed out twice but never got altered, but that isn't going to stop the house selling to be fair. 4 weeks on with no feedback (they do email Web stats but they are meaningless and despite asking for an explanation it was never forthcomming) or viewings I go into the office and drop the price £15k, a big drop but if it was £5k wrong they would have viewed and offered. And lo and behold viewings and a sale. Quickly followed by the chain falling apart. They wanted to leave the sold board up as our buyers were straight back on the market and would sell almost immediately, seemed odd but in hindsight.....we lived facing a very busy road and a sold board with their name on is priceless advertising! 3 weeks later and no communication from RR I took the sold sign down and told them, within 3 days 4 viewings the first of which offered and we accepted. My biggest mistake was to let them cancel the other 3 viewings, my words were "I trust you to act professionally and in my interests", what an idiot. Our 'perfect buyer' turned out to be anything but, we were never kept informed and pushed on with the reservation of a new build home, solicitors and all. 12 weeks later and our third exchange of contracts I call RR to say I trust all is progressing finally to be told "ah, she hasn't even asked her solicitor to do any searches yet"!! Next day I took their sign down went into their office and asked for my keys back, their parting words were priceless, "she really still wants to buy your house", oh really......thereby loosing circa £2500 on the new house purchase. Very poor communication, bordering on being missleading. Oh and one month later we went with another local agent who sold it 3 times in 2 days eventually to a real 'cash buyer' who was turned away by.....RR

TrustpilotReeds Rains Hyde
Just rewriting my husbands review that was acknowledged, however after emailing reeds rains at their request, no one bothers to email you back. So now I have got trading standards involved and the local MP so no one seems to give a damn about their customers at this company. If I could give minus stars I would. Reeds rains HYDE , wow , what can I say. Firstly the house they were willing to rent out was an absolute death trap. After completing all the relevant checks and following procedures we were given a move in date for the a rental property. The date (15th June) arrived. We were asked to pay the first month up front which is fair enough. Stupidly I did this over the phone before doing a handover with the agent. After paying the money and the money leaving my account instantly, I was told to go to the shop and will be given the keys. Again no handover was instructed. I took the keys and went to the property, no wonder they didn’t want to do a handover, the place was an absolute death trap. Wires exposed, damp on walls, the bathroom floor felt like it was about to collapse. Yes I should have spotted this on the viewing, but In the rush I had a quick look round a full open house with people wondering around everywhere and failed to spot. I instantly called the agent at the office and informed them that the keys would be returned straight away and sent the pictures and evidence I had gathered. I demanded a refund straight away and asked for an acknowledgment. Not only did I not receive an acknowledgment, the property was relisted 2 hours after I returned the keys and shown the pictures, £50 less than the fee we agreed. Absolutely outrageous, they have the attitude of “oh well we’ll pass onto the next unsuspecting fool thst will take it” I feel sorry for the person who may HAVE to take it out of necessity, this company are exploiting vulnerable people and have no shame in doing so. Needless to say, we’ve still not received our refund after numerous emails. Fobbed off day after day about banking delays , process times, it’s 2022 bank transfers are instant, use faster payment system. Absolute joke. I was going to let the holding deposit go but after reading the other horrendous reviews on here it seems we have been lied to there and that we are well within our rights to claim this back too. I told them more than once that I was happy to settle this amicably but they don’t have the capacity to listen to customers are are just interested in filling inadequate houses with potentially vulnerable individuals who have no choice. I will now be sending all the evidence I have to local authorities, my local MP and a solicitor to help me resolve this issue.

After leaving a 1star review I received the standard “we take customer complaints very seriously “ email. ABSOLUTE RUBBISH. I am owed money from a deposit from a house i didn’t move into as it was a death trap. I’ve been promised and promised that it’s been processed, ITS NOT it’s taken half a month and still no money.
