Our experience renting a property at Shepherds Fold, Stafford, managed by MD Properties between December 2025 and July 2026, was extremely disappointing. The property was not in a condition we considered acceptable when our tenancy began. In our view, the landlord and managing agent failed to ensure that the Shepherds Fold property was clean, safe and in sound condition before we moved in. Throughout the tenancy, we experienced numerous leaks, poor maintenance and serious concerns regarding the plumbing connected to the bathroom and shower units. The condition of the property when we took possession was also, in our opinion, disgusting and well below what should reasonably be expected from a professionally managed rental property. Communication and management by MD Properties were consistently poor. We experienced delays, unclear responses and a lack of effective action when reporting problems. These ongoing issues significantly affected our ability to enjoy the property and caused considerable stress and inconvenience, having to live and sleep in the dining room for 2 months due to dangerous levels of mould in the master bedroom which irritated my lungs and made it's habitation impossible - rather than fixing the problem before we moved in they simply used a plastic based mould covering paint to hide it. We now face the further inconvenience of pursuing MD Properties through its formal complaints process and referring the matter to The Property Ombudsman. We are also seeking compensation for the loss of enjoyment of the property and the disruption caused by the repeated maintenance failures. Based on our experience at this particular property, we would not recommend MD Properties. Prospective tenants should inspect any property thoroughly, document its condition and ensure that all repairs are completed before signing a tenancy agreement or moving in. NB. 17.7.26 - I too am committed to resolving the matters at hand in the best interest of all concerned, however, the property was left in a better condition that it was presented to us, and now you have sought to reduce our deposit payment as part of your 'process'. I read the past reviews and they are of a similar sentiment, whilst I respect the landlord is your client, you are property professionals, and should remain fair and reasonable from the start of the tenancy to the end. Significant promises were made to us prior to signing the tenancy agreement and these were not honoured. We have left the property in an improved state - MD Properties, the landlord and I are all aware of this. I haven't mentioned work was carried out by the landlord during our tenancy without making us aware of it, us viewing the property with a gas fire present (you did not make us aware the fire would not be in use) but choosing to 'condem' it when the tenancy began, the landlord agreeing to jet wash the patio (which was a disgusting mess) prior to the signing of the tenancy then hastily rescinding that offer when pressed, failing to prepare the property in any way what so ever for a new tenant despite the fact the agreement started on the 22nd December in very low temperatures, you failed to test the boiler and your 'gas engineer' advised my partner it was on a pre payment meter (one of many demonstrations of your maintenance teams incompetence, many of whom advised me they considered working for you to be a pain and that you did not pay them in a reasonable manner) It cannot be good for your business to enter into transactions in bad faith and with the end intent of reducing a tenants deposit as a matter of course. I am looking forward to documenting and evidencing the quite frankly knighmare like tenancy we have had to endure, thank god the law has changed and we were able to bring the tenancy to an early conclusion.

One of the worst experiences I have had with a letting agency. I viewed a property, liked it, and paid the holding deposit. After that, I stopped looking seriously at other properties because I believed everything was moving forward. I also started making plans for my move. A few days later, I received an email saying that the property was no longer available because there were two owners and one owner had not agreed to rent it out. This was very disappointing. My main concern is this: why was I allowed to pay a holding deposit and start the process if all owners had not already agreed? Surely this should have been checked before taking money from applicants and asking them to spend time on the application process. The situation caused me stress and wasted my time. During those days, other properties that I was interested in were no longer available because I believed this property had already been secured. What worried me most was thinking about what could have happened if this issue had been discovered later. I had already started making arrangements based on getting this property. If I had signed more documents, given notice on my current accommodation, or even moved in, the situation could have been much worse. To be fair, they refunded my holding deposit and informed me before the tenancy started. However, the whole experience made me lose confidence in the way the application process was handled. Please be careful and make sure all landlord approvals have been fully confirmed before relying on any property offered through this agency.

This decision was made by the landlord and was outside of our control as the letting agent. We appreciate your concerns regarding the application process and understand why you felt confident that matters were progressing. However, payment of a holding deposit allows the application and referencing process to commence and does not guarantee that a tenancy agreement will ultimately be entered into. While we appreciate that the outcome was not the one you had hoped for, we are pleased that the matter was identified and communicated before any tenancy agreement was signed or further commitments were made. We’ve worked with MD Properties for some time now as one of their contractors, and they also manage a property on my behalf. I can honestly say they’ve been excellent in both roles. Communication is always prompt and professional, they’re well organised, and everything is dealt with efficiently. As a contractor, jobs are managed well and payments are always made on time. As a management company managing a rental property for me too, they’ve taken the stress out of the process and have always acted professionally and proactively. It’s refreshing to work with a company that genuinely cares about both its clients and the contractors it works with. I wouldn’t hesitate to recommend MD Properties to anyone looking for a reliable property management company.

We have rented via MD properties for 6 years and haven’t got a bad word to say about them. Staff are always efficient with any maintenance issues or enquires we have. Communication is fast via phone call or email. Would definitely recommend.

Extreme incompetence, lack of ownership and completely unprofessional are just some of the terms I could use to describe our experience with M D Properties. After reading through the reviews, I genuinely thought there may have been a different M D Properties but it seems like we were obviously unlucky. Now I'll start off by saying that when things are simple, they've been absolutely fine. Check-in (at the start of a pandemic) was dealt with well and we were in our property really quickly which was appreciated. That's unfortunately where the positives end. After multiple issues with the property, our landlord repeatedly kept turning up at the property completely unannounced which is a clear breach of our contract, as well as our privacy. To be clear, this wasn't for scheduled fixing of an issue, it was when he fancied. There was an occasion when my partner and I were out for the day and when he called us to say he was at the property and ask where we were, he told us he'd 'just let himself in' if we weren't there. When I raised this with M D Properties, I was told that they couldn't do anything as it was a landlord managed property and our only option was to leave (in the middle of a pandemic). Considering that this landlord was someone that they had apparently vetted and worked with on other properties, I would've expected a little more support. Everyone I spoke to at M D agreed that it was completely unacceptable when talking to them on the phone but didn't take any action whatsoever as it happened up until (literally) the final days of our tenancy. If something like the above happened on the odd occasion, I could let it lie but this was constant. So much so that we'd ensure we put the latch on the door when we were in because we genuinely didn't know when he'd turn up next. Following the above, can you imagine my disbelief when we were told we had to pay for professional cleaners at the end of the tenancy? And not because the property was in poor condition but because the landlord wanted an invoice for it as that's 'what he does'. It's worth noting that the landlord and letting agent attempted to force us to pay for this and are using an outdated contract that's not legally enforceable to do so. In an attempt to drag out the ordeal for as long as possible or because they're just genuinely not mentally competent to get their heads around a simple law, they decided to use the Dispute Resolution Service through the DPS. And guess who won the case? Us. The DRS confirmed that the property was in perfect condition and that the contract M D have been using is completely flawed. I'm not really doing the nightmare justice because I've simply lost the will to repeatedly complain about them (there's a number of ongoing cases that we've raised against both M D and the landlord with various governing bodies) but people that are considering using them I feel need to know what they're potentially getting involved with. On a final note which I still can't believe happened, our landlord told us that he didn't receive a payment from a previous tenant so to force them to pay, he stole their car. He went into the property and took the tenant's car keys - I don't know if this was some kind of pathetic threat but I would've liked to have seen him try a stunt like that with us. This is the type of person that M D are supporting over model tenants.NegativeResponsiveness, Professionalism

As we did not manage your let it is difficult for us to confirm or comment on any dealings between you and the landlord as we had no involvement but we believe we tried to assist you where we were able to do so. "Avoid at all costs, dishonest regarding deposits" "Incredibly disappointed with the move-out process. Despite leaving the property in excellent condition (better than when we moved in), the agent attempted to withhold a huge portion of our deposit for 'damages' that were clearly pre-existing or standard wear and tear. Extremely unprofessional and predatory towards tenants. Take photos of everything, because they will try to claim your money.

Be careful getting your deposit back. Tried to charge my deposit for updating the blinds as they were just getting old (that's not something I should be charged for obviously). Also inflated the cleaning, gardening etc. charges they submitted to the deposit protection service (higher than what they initially stated to me) in an attempt to grab as much as possible (and more than they were genuinely due). I advise you highlight the figures they state are inflated especially if they've stated lower figures initially to you. And if they try anything either don't pay the last months rent instead (and they can deduct that) or contest the whole deposit (don't agree to hand over an initial amount of the deposit at the end as it won't likely do you any favors)

We have used M D Associates since 2006 as our letting agents. They have sourced and vetted potential tenants for 3 properties but we have managed the properties ourselves. However, with the new legislation and paperwork needed to be a good landlord, we have now opted to have them fully managed by M D Associates. We feel we could not be in better hands.
