GoogleJo Evans is amazing, due to covid I've yet to met her in person but her personality comes through over the phone always friendly and happy. my sale was complicated due to it being a sale because of a divorce, BJB was the 2nd estate agent I used as the first one put the buyer first and I had no end of issues causing me unnecessary stress in an already stressful situation , so I was a bit nervous of using BJB especially as they were more expensive however BJB was worth every penny , they put my needs first , was patient with all the complications, and never felt inconvenienced once during the whole process.PositiveResponsiveness, Professionalism

GoogleButters John Bee Stafford team helped secure a property in Stafford and they have made the whole process delightfully easy. I initially dealt with Paula who was very pleasant and welcoming before being seamlessly handed over to Jo Evans for the rest of the purchase process. Jo was attentive, patient and thorough with the various queries I have raised (there were a lot them too - thank you Jo! :). I did not once felt rushed during my conversations with them. Finally I would also like to say thank you to Chris Noone who kindly spent a good 40 minutes to explain the Stafford housing market to me and the various services BJB can provide (including the auction facilities). I am looking into viewing and hopefully purchasing more properties from the list that Jo sent me recently. Kind regards - Rahman BunterPositiveResponsiveness, Quality, Professionalism, Value

GoogleSelling our house with Butters John Bee Stafford has been a very positive experience. Our main contact with the company, Jo Evans, acted professionally throughout the sale and negotiation process, and ensured we got an acceptable price for our house. She maintained regular contact so that we were fully up-to-date on progress, and responded to our questions in a timely manner. Thank you Jo for all of your support. Our other contact with the company, Chris Noone, was equally professional and supportive. I would recommend Butters John Bee to other Sellers.PositiveResponsiveness, Professionalism

GoogleI recently sold my property with BJB Stafford and can not fault the level of service that they provided.
Great care and attention was taken during the initial marketing of the property, where the agent (Adam) took some superb photos which made the property stand out. Many people complimented the photos.
It only took 2 weeks before I received an offer which I accepted - brilliant result.
Jo was very helpful throughout the sale. She frequently kept me informed on the progress of the sale, as well as liaising with the rest of the chain and conveyancers.
The whole process couldn't have been smoother!
Many thanks to Adam, Jo and team.PositiveResponsiveness, Quality, Professionalism

GoogleButters John Bee managed to sell my property in Stafford within days of putting it on the market, and with an offer in excess of the asking price. Everyone I dealt with was absolutely brilliant, especially Shaun Portlock who came for the initial valuation and Jo Evans from the after sales team who couldn't have been more pleasant and helpful. Thank you all

TrustpilotShambles
This company is a shambles not only are their fees expensive, when ever you ring no one answers the phone , they do not return your phone calls and it takes them 3 weeks to answer emails They also deal with cowboy firms who issue certificates before remidial work has take place. When you tell them you want to leave and go with another letting agency they try to sting you with a fee equel to 6 weeks rent plus vat. The tenent informs me it takes forever to get to speak to someone and now contacts me direct when anything needs sorting

TrustpilotIf you're not a cash buyer or a landlord with a portfolio, don't bother.
Expressed interest in a flat for sale. So many questions about "was I an investor" and "was I aware how many investors were interested in this property?", asked for them to get back to me regarding service charges and leasehold etc. That was 4 days ago and I'm still waiting. So learnings are, unless you're planning on buying a fairly expensive property with this lot, or you're a cash buyer or a landlord with a portfolio, forget it . They don't want to know.

TrustpilotWould not touch again if last estate agent in the world
I have used BJB for several transactions, I bought a piece of land via auction conditions, that had lapsed planning, i then got planning although nothing like what was originally advertised, this was obviously muddled through with many untruths about the land, and locations of mineshafts etc, it became apparent that this was not what i had bargained for so with new planning, I placed it with them to dispose of, a valuation was done, and was informed that i should set a guide price at £190k with a reserve of £210k. Although i thought this was generous, i accepted the professional advice.6 days prior to 1st Auction advised that no interest, so to reduce to £170k / £190 Reserve, no bids received.went to auction again for a 2nd time with a reserve of £170k, 2nd auction started, and start price went from £170 to £150k, at this point the auction appeared to attract bids, and went up to £166k, still below reserve, but hammer went down and i immediately text to say accept the bid. Only to receive a message that no bids were received.Time went along and although some offers were made outside of auctions, i finally settled on a sale of £130k, i expected the agent fees to reflect this sale price, i then got the invoice and it stated that the original reserve fee was the outset for this, it was only £500.00 difference, and the agent told me what a superb job he had managed to do to sell it for £130k, despite his first valuation being £210k, being a long term customer i thought (Mistakenly) that they would see reason and actually understand that although the property sold for £130k, they had massively failed in first instance with original valuation of £210k.So overall greed has lost them a customer on this occasion, but please question valuations that they give regarding auction properties, as it suits them to give a high valuation and then get you to reduce it, as there fee is now set at this price despite how poor they perform. to me they did not do magnificently in disposing of the property but did a shambles of a job in the first valuation despite me telling them that i though they had overvalued.

TrustpilotIf I could give a 0 I would!
If I could give a 0 I would!I would absolutely not go through this company again far too many wrong doings to list them all, however myself and my landlord both decided to leave Butters John Bee and go elsewhere (one reason being that Butters were holding the land lords money even though it was paid by ourselves) You just get messed about and passed from pillar to post when wanting answers or something done they really couldn’t care less! Molly Farrelly is a complete waste of time and so is everyone else to be completely honest!I certainly would never recommend this company to anyone and I know a couple other people who have had extremely bad experiences with them also. AVOID! I’m now with Bellwood Lettings and they are 1000000x better!

GoogleI own a property next to a property in Stafford managed by butters John bee, the poor tenants have had a maintenance issue for over 7 weeks with the boiler making an horrendous noise at various times of the day including 3.00 in the morning, they have assured me at numerous times will be sorted and indeed at last complaint would be sorted this week without fail, what a suprise not sorted and yet again by daughter has to leave her home to get any sleep at a weekend, terrible service. What does not help is nobody ever in Stafford and contractor not based here, avoid them
As an update now the 9th January and issue still not sorted, now 11 weeks, have been here an hour and gone off three times, if contractor cannot do anybody else would get another contractor, the poor tenants having to put up with the noise over Xmas, I am sure if the supposed maintenance team lived in the house would of been sorted 10 weeks ago.

GoogleTrying to buy with BJB is an utter nightmare. We are trying to relocate to Stafford ftom the Westcountry so book up several viewings in a day. Without fail BJB start trying to muck the viewings around and change appointments. Sometimes when looking round the property you are casually told that it has sold but the buyer isnt moving fast enough and the seller may be open to the buyer being gazumped. The particular staff member who tends to do this also gives quite bizarre opinions and advice on site while talking over any women present then at the end hands you a business card and asks you to mention Lewis when you leave your review. There you go, I've done as you asked! We are motivated cash buyers with no chain and will no longer be mucked about by BJB even if the dream property comes up. Every agent that represents them has without fail blocked the driveway and made the viewing more awkward as well as trying to rush us through in 20 mins as they have other appointments. Also the photos are heavily fisheyed and very deceptive regarding space. If you were wondering why BJB can't sell your property, perhaps this has shed some light for you. If you're considering marketing with BJB, every option in Stafford, even the online ones is a better bet

TrustpilotTaking advantage of lockdown to mislead charities
TWOCO needed a property that would meet the needs of the vulnerable women who use their services, namely asylum seekers and refugees, and survivors of domestic and sexual abuse. Because of the lockdown restrictions, Deborah was unable to view the property beforehand, though having explained the situation to the letting agent and seen photos she felt comfortable in trusting that the property would meet the charity's needs. The charity urgently needed a premises to continue its work and so she signed the contract and paid the rent. The photos turned out to be misleading and Deborah’s trust was taken advantage of. The property turned out to be in a complete state, piles and bags of rubbish strewn all over, a lack of standard safety equipment like fire escapes and there was not even a boiler in a property that she had been told would be suitable to look after vulnerable women. In addition, on meeting the landlord at the property Deborah was upset by the dismissive attitude of the landlord who told her he ‘would be back to clean up the rubbish sometime’. Nearly a month later it is still there. Deborah said that the whole experience has left her ‘Really depressed honestly, really depressed. We are supposed to be helping the vulnerable but we encounter these barriers put up for no good reason other than to stop us’.It is easy to see this as a wilful attempt on behalf of the landlord, in collaboration with the letting agent, to extract money from some of the most vulnerable members of our community. Not on our watch! As a union we stand with our members and will back Deborah all the way. As such we are demanding that they rescind the contract, return all rent money, and issue an apology and donation to TWOCO.

Dear Harriet, Thank you for your feedback, which we believe to be in response to a recent social media post. For clarity, we would like to highlight that this is connected to the letting of a commercial retail premises, rather than a domestic dwelling; our Newcastle under Lyme branch are in no way connected to this transaction. We regret that the tenant doesn’t feel the property is fit for purpose. We are working with the tenant and the landlord to come to a solution but as the contract is signed the decision rests with the landlord. Unfortunately, due to Government imposed restrictions, we were unable to offer an in-person viewing and sent the tenant a short video of the property which was recorded prior to lockdown. The tenant ultimately made the decision to sign the lease, having had the time and opportunity to have this reviewed, and paid the rent for the first year in its entirety in advance; this was not a requisite of the letting but rather a decision made by the tenant. It's an unfortunate situation and we’ll continue to work with both sides in an attempt to come to a satisfactory outcome.bjb Commercial team.
