GooglePlease avoid this unprofessional estate agency at all times.
We are a couple and we tried to rent the only property they offer in London and throughout the proccess it was difficult to communicate by email as their response was late and the information given was very poor. At the end we followed every step they demanded. On the 20th of April and after paying 1 month deposit+first month rent+agency fees we were ready to receive the keys and get into our new place as on the 24th of April we were starting a new job.
When we arrived into the property to sign the contract and check the inventory accompanied by their colleague in London, we found the property dirty and damaged as someone had put isolation foam in every sink of the flat as well in every appliance, all pipes and sinks were blocked and the general condition was miserable, we were not able to live in such a disastrous place. We found as well the dishwasher full of dirty plates and an offensive smell coming from it, the house was not clean with dirty linen on the bed and bathroom, the fridge and freezer were full of ice and it was not even possible to open the doors from the freezer, the ligths in the kitchen were on and all the sockets were on as well. Obviously they did not check the property between it was vacated and before we arrived what is surprisingly incredible...
At this point it started the nightmare, the person we were talking with throughout the renting proccess did answer at first instance over the phone with no solutions and then disappear from the picture. Then the manager rang us with the only solution of staying in that place in such a miserable condition or giving us back the money the next day and vacate the property, we chose to have our money back and we were left on the street at 21:30 with no place to go. Meanwhile the person sent representing the agency was trying to convince us that the whole building was having the same problem as consecuence of a heavy rain (obviously not) at the same time he was having a written conversation over his personal mobile phone with the people from the agency, the whole situation and their way to handle it was absolutely unbelievable, we were in shock. How the people from the agency manage the situation was disgusting as they were offering us to stay at this property even it was not suitable to live as all the sinks and bath were blocked.
After this catastrophic event we were really upset and in the worst moment of our lives as we were starting a new job on the Monday coming and we ended up with no place to live. We arrived at London with the best expectations and with an exciting future in our new career step. We have received our money back but this agency has ruined our lifes and has made us to go through our most horrible experience to date. Please we highly recommend avoiding any contact with this agency for sake of your mental and physical health. I would not wish to anyone the situation we have been through with them.

As you have stated it is correct that you failed the referencing.
Before applying for the property, we provided you with a questionnaire to fill out and return to us so that we could check if you met the criteria to apply with the information you provided before taking a holding fee. Based on the information provided there would be no reason that you would fail the referencing unless anything came up that wasn’t disclosed. We then sent the terms and conditions to you; within the terms and conditions the following is advised:
The holding deposit will be refunded if the landlord decides not to rent the property or an agreement is not reached before the ‘deadline for agreement’
The ‘deadline for agreement’ is usually 15 days after the holding deposit has been paid, unless otherwise stated in writing and agreed by both parties. For this property the ‘deadline for agreement’ will be:insert date here. By signing these terms and conditions you are agreeing to this date.
Any monies given to an agent other than John Brown Estate Agents will NOT be covered for loss or theft.
By signing these terms and conditions I confirm that John Brown Estate Agents has provided me with an example tenancy agreement.
Should you withdraw your application for any reason at any time once the holding deposit has been paid, the holding deposit fee is non-refundable. If you have given false or misleading information on your application forms or failed to disclose any relevant information which reasonably affects our decision to let the property to you, your holding deposit will be non-refundable. This can include your behaviour in providing the false or mis leading information, fail the right to rent check, or fail to make the necessary steps to enter into the tenancy agreement. We will set out in writing that we wish to retain the holding deposit and the reason within 7 days of deciding not to enter the agreement or the ‘deadline for agreement’.
You agreed and signed the terms and conditions, you did not meet these conditions due to undisclosed information and secondly the 15-day deadline not being met, therefore the holding fee is non-refundable as you were made fully aware of before applying. You were also given an alternative option, and overall, the property was removed from the market for 50 days whilst we tried our best to resolve the issue so you could move in, which caused our client the landlord to be out of pocket.
We are a professional estate agent and have followed the correct procedure, to suggest any different is unfounded and unfair.
