The Good Estate Agency have been managing the rental of my flat since September 2015. For the past nine years they have been diligent in vetting numerous tenants and ensuring my property was kept in good condition. Any issues were dealt with in a timely, professional manner. Having decided to sell, GEA found a buyer, handled the transaction and kept me updated throughout the process. All things considered, putting my property into the hands of Howard, Melissa and the team was a very wise decision.

I don’t think I have ever worked with a company that offered as much care and professionalism in their support services. Navigating the complexities of the rental market was made so easy by Howard and his team. I had plenty of questions but was reassured by how direct yet thoughtful their answers were. From the first conversation about our needs to ongoing developments of letting out our property, The Good Estate Agency team were knowledgeable and I felt always focused on what structure would suit myself and my wife. So, our property has been let with The Good Estate Agency for over 6 months now and we have been delighted with the service we have received. I would recommend this firm 100% and a family friend whose daughter has just moved to Manchester has found a flat to rent through them after I suggested they made contact. Her experience was similar - just straight forward, thoughtful and professional.

Mick Wardrobe is a liar. He took £265 from our deposit, even though we left it in a LOT(!!!) better condition, then when we got it. He said he took the money for general cleaning. He said he will send receits. I never heard from him. So he obviously lied and took all the money for himself. It’s infuriating, the amount bs letting agents get away with.

Been presented a catalogue of photos taken by the letting agency with my brothers student house. Never seen such a petty catalogue of 'issues' including barely visible dust, leaving a good quality kettle and toaster to the next tenants, and issues with gutters that students are definitely expected to deal with as part of their agreement. * Let them hire out some scaffolding and empty the gutters for you, a perfectly reasonable request *. Being a former Liverpool student, I strongly advise any students to go to independents to let, much better from experience then these agency that want to strip you of your hefty deposits to pay the mortgage off on the property.

I had a truly disappointing experience with Good Estate Agency. Throughout the year we rented a property managed by them, our concerns and issues were blatantly ignored. Despite repeatedly bringing up various problems with the property, including broken door locks and tv’s. What’s worse is that when it came time to move out, the only thing they seemed to care about was squeezing as much money as possible out of our deposit. They charged us for damages that were clearly present before we even moved in, showing a complete lack of fairness and integrity. I strongly advise anyone considering renting through this agency to think twice. Their unprofessionalism and lack of care for tenants make for an awful renting experience. Avoid at all costs.

Completely exploitive estate agency. They made plenty of empty promises at the beginning of the tenancy which were never supplied, including the back door which the landlord claimed was unsafe before we moved in which was never changed. We constantly emailed throughout our tenancy problems with the house which were never addressed. Upon leaving the house, we received a 25 page document with all the reasons they’re deducting from our extortionate deposit, which included many images of the problems we had previously informed them on, along with issues such as not cleaning the guttering??? Overall terrible experience with this company and would recommend everyone to avoid at all costs.

Avoid at all costs. Listed a TV remote as left Rubbish (controls the tv mounted to the wall in the house) and billed for its removal. Also billed for removal of rotten wood with exposed rusty nails which was there on our arrival. Staff are passive aggressive and rude from day one with no maintenance requests ever being answered. Boiler didn’t work and drains smelt. Paid an extortionate deposit for quite frankly a dangerous house. Landlords taking advantage of students. Despicable and scary how this is legal. Save yourself (and your life expectancy) and look else where before renting with this cowboy agency

When I moved to Manchester some years ago and was looking for a place to rent a colleague recommended I contact the GEA as they were currently renting through them and had experienced nothing but an exceptional service. Howard helped me find a flat and I’d moved in within a fortnight. I had nothing but great service during my time renting there and actually ended up buying the property from the then landlord. Due to a recent change in circumstances I now rent it out. With his knowledge and expertise Howard helped support the process from start to finish making what could’ve been a stressful experience a straightforward one. He and his staff have been exemplary in every way. I can’t speak highly enough of them. GEA please continue the good work.

Do not do business with The Good Estate Agency. They expect you to provide proof of funds (if you're a cash buyer) prior to putting an offer, or viewing the place. When I mentioned the fact im not feeling comfortable to share confidential information (bank statements) with a random agent only to book a viewing. I wouldn't recommend buying a property, selling a property or letting a property through this agency.

I would like to write you a story. The story of how I nearly ended up homeless thanks to The "Good" Lettings Agency. To give some background here, this agent was merely letting a property on behalf of Touchstone so The "Good" Lettings Agency do the viewings and paperwork then everything else is handled by Touchstone My story starts with a viewing on the 6th. The property was in a poor condition but the agent said that everything would be updated (This was lie number 1: The checkout had not been done so Touchstone had not confirmed what works would or would not be completed). We liked the location and asked if we could have a move in date before the 26th. They said this was no issue. (Lie number 2: Touchstone could not confirm a move in date until the work had been completed.) We said we would take the property and agreed to fill in the paperwork on the 12th. Again we asked about move in date and again it was confirmed and they stated the work had already begun (Lie number 3 & 4: They couldn't confirm move in date and work had not been started. Hell Touchstone hadn't even received the keys to the property at this point). They said they would send the paperwork straight over to the referencing company as they knew we had a very firm deadline. (Lie number 5: They sent it on the 16th). This is when Touchstone got in contact to sort everything out and they basically had no idea that I needed to move by 26th and told me the work has not even started. We had a lovely chat and I have no got a move in date so I am not left homeless. The property will be under construction whilst I live there but considering the amount of bull from The "Good" lettings agency, I will happily take it. Anyway my advice is when dealing with this company is as follows: 1)Assume they are lying. They have not been truthful to me once. 2) Remember they do not answer their phones. They use allday PA (who were very professional with me FYI) to stop people getting hold of them. 3) Consider is the pain of dealing with these follows worth the property? Can you go directly to a head agent or landlord? I honestly hope that this helps someone because I have aged 5 years in this process.

General service throughout tenancy okay, however towards end told them specifically not to conduct viewings on a certain day. When my girlfriend got home from work that same day they were in our apartment conducting viewings, a clear invasion of our privacy. They refused to accept any responsibility whatsoever and not once did we receive an apology. Also be aware of their checkout fees, the apartment can be in mint condition when you hand it back and you will still be charged £150. At the end of our tenancy we had no other deductions for cleaning/repairs whatsoever, but still lost £150 of our deposit - unfair.

Hi David, Happy New Year to you and Jade. We were surprised and disappointed (naturally) to read your 1 star review of our company, despite receiving an email from you in September thanking us for the year you spent in the property. In response to the review, I would like to start with your comments regarding the check out fee. All our tenancy fees, including the check out fee, are stated clearly in the tenancy agreement and on our own website on the Tenants page. We are not in the business of hidden fees, therefore if you have not taken the time to read through the contract before signing it, we cannot be held accountable for this. The check out fee itself, which is charged by most of the more established letting agencies in Manchester, does not relate to the condition of a property at the end of a tenancy. In your case, however, the property was not in mint condition as you have stated, and we allowed you to return to the property to rectify this after your tenancy had expired. To be clear, we were not at liberty to do this as your time in the property had elapsed, therefore we did this as a gesture of goodwill. In regards to the viewing issue you have raised, we did call and leave a message on your voicemail advising you of the appointment. As we explained at the time, you were in the final month of your tenancy and had confirmed that you were carrying out viewings on other properties, and therefore we were obliged to market the property and conduct viewings as and when they were requested. Following the viewing in question you advised that you do not check your voicemails and we should have emailed as well a calling. That’s a fair point David and we take that onboard, however to be given a 1 star review off the back of this point alone we feel is wholly unfair. Ultimately everyone is welcome to their own opinions and we can’t proclaim to please everyone despite our best efforts. That being said there are no hard feelings from our side of things, and we would like to wish you all the very best for 2016.

Avoid this company like you would avoid the bubonic plague. You will have a battle to get your extortionate deposit back due to a litany of petty issues, one of which was not cleaning the roof guttering before leaving. This would have required scaffolding!!!

Absolutely dreadful agency! AVOID AT ALL COSTS! I lived in a shared student accommodation, during our tenancy we raised specific issues regarding problems with various kitchen appliances and problems with the floorboards. 1. The extraction fan was not working when we moved into the accommodation, we informed the agency of this when the problem was discovered and it took over 6 months for them to send someone round to fix it. 2. The floorboards had become waterlogged and began to separate due to faulty plumbing of the kitchen tap, according to the plumber this has been an issue since before we moved in as there had to have been sufficient time for a large enough volume of water to accumulate in order for the floorboards to separate. Again, the agency was informed of this issue which despite its rather serious nature, took 6 weeks to complete. 3. The agency like to take a very hands off approach until it’s time to move out at which point they will deduct a rather unreasonable amount from your deposit and claim you caused all the problems the premise had before you moved in. The deductions are grossly overcharged for the product or service they require. 4. After finishing the tenancy and being disappointed with how the agency handled itself I noted to them that I would be leaving a negative review. This prompted a call from the agency and a threat to myself saying if I put a negative review up that they would inform my guarantors of the state of the property during an unplanned visit, this is fine with me, if the visit had been scheduled we would’ve cleaned the property throughly. Just to re-state my first statement: AVOID AT ALL COSTS!!

I have used The Good Letting Agency services for the lay 4 years, during which time I have received outstanding customer service, efficiency and conscientious attention to detail for both myself as the landlord and for the tenants that have resided in the property for the duration. The Good Letting Agency deal with any questions or issues quickly and professionally and are reassuringly on hand to handle the day to day smooth runnings of a rental property. I would highly recommend this company to anyone anticipating the leap into the rental world.

I have lived in rented accommodation for over 10 years and moving around a lot for work purposes. The GEA have by far been the best estate agency I have used to date. They were consistently friendly and understanding, and all queries regarding the property were dealt with efficiently. I’d definitely use them again in the future and would highly recommend!
