I bought a flat in Southall in 2021 and appointed Hiltons as the letting agents. They registered the deposit with TDS and that is about the only thing they every did right, apart from collecting the rent. I had to chase them up for weeks for basic things like getting gas inspections done on time (they still didn't).

I inquired about some properties. As I was a student, I was told to show 3 months bank statements, 3 months pay slips and since I'm a foreign student, they wanted a UK guarantor. The guarantor needs to provide, 3 months pay slips and bank statements, business registration (if they own a business) and TAX RETURNS!!! Tell me how I can ask someone for all such personal details? Do we not sign a contract to guarantee payment of rent? Does the guarantor also not sign a contract agreeing to pay if tenant defaults? If the tenant has all the money to pay for the rent then why do you need a guarantor also? If you are asking for a guarantor then why does the tenant need to show bank statements?? I inquired from a property lawyer and he told me these are NOT LEGAL REQUIREMENTS! Since I questioned them on these, not surprisingly they didn't call back about the property I was in touch with them about! Bad service! Unreasonable conditions! Discriminatory against foreigners!

Property had no gas certificate, no fire alarm and no carbon monoxide alarm. On top of that did not benefit from council authorisazion to be lived in. Neighbours harassed me and Hiltons wouldn't care of that either. I had to proceed legally with them as they even said it is not their fault i was evicted! After they received the letter from my lawyer, i got burgled with no damage to door and windows. I am now homeless because of them. Please do not get involved with these people!

GoogleIn almost 30 years of buying ,selling and renting both residential and commercial property I can safely say that Hiltons have the most appalling customer service I have encountered. I called them to request a financial statement on my property, despite repeated conversations with Uzma who deals with these , it's now been two weeks and I am still waiting for a simple report that any accounting software would generate in a matter of minutes . SHAMEFUL !!!
