My experience with Fox & Sons Peacehaven has been appalling, and I would not trust them with the purchase or sale of a property again.
We were purchasing a property marketed as a three-bedroom home, with the third bedroom being a converted garage. I specifically asked whether the conversion had been done properly because we had experienced a similar issue with a previous property years earlier and I wanted to avoid exactly the same situation happening again.
I was given a clear, unqualified reassurance that the conversion had been done properly and was “above board”.
I was not told that this was simply information supplied by the vendor. I was not told that it had not been verified. I was not told that there was any uncertainty, nor that I should confirm the position before proceeding. It was presented to me confidently as an established fact.
Had I been told the true limits of the agent’s knowledge, I would have treated the matter very differently. In reality, I would not have offered on the property without first establishing the position and most likely would not have offered at all.
Instead, I relied on what was presented to me as a factual assurance and subsequently lost approximately £1,200 in mortgage and conveyancing-related costs.
The situation then became even more extraordinary. After we had already progressed with the purchase, we discovered that the supposed third bedroom had been converted back into a garage. We required a three-bedroom property and simply could not proceed with a two-bedroom home.
I also retained screenshots showing that the property continued to be advertised as a three-bedroom property after the issue with the conversion had become known and after we had withdrawn. In my view, that speaks volumes about the approach being taken to the accuracy of information presented to prospective purchasers.
The complaints process was no better.
I made a formal complaint to the branch and received no acknowledgement at all. I had to chase to find out whether my complaint had even been received. I also received no acknowledgement of our withdrawal and had to chase that as well simply to establish whether it had been recorded.
When the branch manager eventually responded, I found the reply dismissive, defensive and deeply unprofessional rather than a genuine attempt to engage with what had happened.
The wider complaints process also required chasing, as did much of the communication throughout the purchase. At times, I honestly felt like I was dealing with disengaged teenagers rather than a professional estate agency.
Perhaps the most disturbing part of the whole experience came afterwards.
Shortly after my complaint was escalated, the agent I had complained about viewed my personal social media stories.
She does not follow me. She is not a friend or social-media connection. We have never had any personal relationship whatsoever. My only connection with her is through Fox & Sons.
I have retained a screenshot clearly showing that she viewed my stories.
This was therefore not an existing social-media connection simply seeing something I had posted. Somehow, the agent I had made a formal complaint about came to be viewing my personal account despite having no relationship with me outside of her professional dealings with me.
Given that she knew my full name through Fox & Sons, I found this profoundly inappropriate and extremely unsettling.
I find it deeply concerning that an employee I had made a formal complaint about was subsequently viewing my personal social media content. It has left me seriously uncomfortable about the boundary between information she knew about me through her professional role and her actions outside that professional relationship.
Even after all of this, Fox & Sons continued sending me marketing communications, including attempts to persuade me to sell my own property through them.
The lack of awareness is staggering.
My complaint throughout has been incredibly simple: if an estate agent is relying on information supplied by a vendor, they should say so. There is an enormous difference between saying, “the vendor has advised us of this” and presenting information to a buyer as though the agent knows it to be established fact.
That distinction matters when people are making decisions involving hundreds of thousands of pounds.
This experience cost us money, caused considerable stress, involved poor communication and complaint handling, and ultimately left me deeply uncomfortable about the conduct of the individual agent involved.
Fox & Sons have completely lost my trust.
I would not buy through them, sell through them, or recommend them to anyone.

My experience with Lauren and Binal at the Fox & Sons London Road Southampton was a very terrible one as both representatives kept lieing at every point. At some point I stopped taking verbal communication from them except through emails just to have a proof. They were unprofessional and dodgy in picking calls,so I started to call the sales unit to help put my call through to the lettings unit. Please avoid letting agents of the sort. To before warned is to before harmed.very unprofessional staff, very poor communication.

(Would give zero stars if I could, but one star for actually answering the phone that one time).
If you are looking for an estate agent that embodies the mystery and suspense of an escape room, look no further than Fox & Sons Weymouth. Selling a house is stressful, but Fox & Sons managed to elevate it to a psychological thriller where the main theme is "Ghosting."
Here is a quick breakdown of the premium service I received while selling my property:
The Secret Agents: I assume they were marketing my property, but it must have been via MI6-level classified channels because they rarely communicated a single detail to me.
The Answering Machine Black Hole: Calling their office is a masterclass in futility. You will mostly encounter their answering machine. If you leave a message and call back hours later, don't worry, the staff will have absolutely no record or memory of your existence. If this is how they treat the person paying them, I can only imagine a prospective buyer would need to hire a private investigator just to get a viewing.
Time Dilates in Weymouth: When Fox & Sons say they will call you back "shortly," please note that in their dictionary, "shortly" translates to 24 to 48 hours. More often than not, I had to call them back to remind them we were technically in a business relationship.
The Legendary "Single Showing": To be fair, they did actually turn up to show a buyer around exactly once. It was a spectacular disaster. The agent knew absolutely nothing about the house, and apparently even less about the local area. It was less of a guided tour and more of a collaborative fact-finding mission. I had to step in and conduct the viewing myself to save us all from terminal awkwardness.
The "We Don't Do Viewings" Policy: Aside from that one tragic cameo, they were never available. I ended up doing the rest of the viewings entirely by myself. Honestly, I should send them an invoice for commission, because I did 100% of the actual selling.
Summary: If you want to pay a hefty fee to market your own house, answer your own questions, and do your own viewings while playing phone tag with an automated machine, Fox & Sons is the agency for you! Otherwise, save your sanity and look elsewhere.

Natasha is the worst. She told us a bunch of false information when moving in (she said it comes with parking but didn’t and ended up costing us £10 per day extra) and she is super rude.
Now we are coming to move out she is ignoring the landlords demands. He has told them to return the deposit but she is refusing (I assume so she can still force him to have a checkout inspection that she can charge for). Any landlords STAY WELL AWAY. She will ignore your best interests.

The Fox & Sons valuer actually looked at the property properly and valued it accordingly. It sold within 5 days of going on the market for £16,000 more than the others had valued it. We have just completed.

Staff were friendly but just a bit useless. Kept on saying stuff would be sorted but never did, had to rely on just the landlady due to no help from them. Even till the last day it was a challenge to even get my holding deposit back, they kept on saying "it was with the finance team", delays taking around 2 months and had to even get the holding deposit company involved to get them to take the money and retrieve it off them. This was after we agreed it would be returned within 10 days and after the landlady said the property was fine and we could have the full amount back. Just be aware anyone who chooses to go with them it will be a challenge to get even pennies off them. Targeted at Southampton branch.

Fox and Sons Langley- Disappointing experience. In my experience, my offer was not passed to the vendor for approximately a week after I submitted it.
I had to chase them to get a response, to be told two other people were dealing and they would get back to me, they did not I had to chase again and was told they didn’t realise it was my official offer even though I spent thirty minutes in total to them and the reasons why I was submitting that offer! I was subsequently told that the vendor had “chewed their ear” about the level of the offer, and I was left feeling that I was being held responsible for the vendor’s reaction.
I was also disappointed that concerns and defects I had raised during the viewing did not appear to be acknowledged in the same way afterwards, being told that vendor said they did not exist, I felt dismissed and gaslighted
From my perspective, I would have expected the offer and the information I provided about the property to be communicated promptly and accurately, and for the agent to provide appropriate advice to their client.
Unfortunately, based on my experience, I would not choose to use this agent again.

I asked fox and sons to come a do a valuation of my late father’s property. I have then been phoned 20times since asking if they can put the property on the market for me. I asked them politely to not phone me any more as it’s on the market with a different estate agent and to take my details of the system. They said they would I have since then received 5 other phone calls from them and each time been told they will take my of the the system. I have had three calls since and each time I have asked not to be phoned and they keep phoning me. It’s getting to the point of harassment now. I would stay clear. They clearly don’t listen to peoples wishes and feel it’s ok to continue to phone someone when they have been asked not to. If only they put the same amount of effort into selling a property ( they had my old house on the market two years and had about three people for viewings.

The estate agent that came to value my property needed more customer experience. He asked very intrusive questions, was rude about other estate agents valuations, was very pushy and I felt I had to be firm when I said I am only wanting a second opinion, not for them to market my property. I asked not to be contacted by them and I would be in touch if I needed their services. In the weeks following, the decision was made for me not to use them as I was contacted via telephone at least twice a week, pushing me to put it on the market with them when all I’d asked for is a valuation. When I asked multiple times to be taken off their contact list, the message clearly didn’t get through as I was contacted a further three times after this. No voicemails were left - just missed calls from an unknown number.
When I explained my frustrations, they were far from understanding and got defensive. I will not be using this estate agent nor recommending it to anyone.

We had 3 viewings & 10 cancellations, however, when you looked, they claimed we had 13 viewing. Our biggest mistake was to go with them. Totally unprofessional photos. We changed the agent and within a week we had 4 viewing & one offer!! Additionally, when we left this agent, they carried on advertising our house without our permission with a new price!! Dispute both written & verbal communications! Totally unprofessional. We should have read the reviews and avoided them at all cost!! So far we have had 2 offers and might have the final offer soon.

As soon as the sign went up SILENCE.
A month later Not one viewing No communication , Sibi emailed and said if this doesn't pick up I'll apply to revoke the contract,
Just 15 minutes later A notification appeared ,"You have a viewing"
Bullshit, They just got an ex colleague of friend to visit on a day I had not chosen for viewings and the escorted viewing option was a sham because the agent turned up 20 minutes late After id shown the person around .This shambles was to make the threat go away , They then called me and advised me to lower the price Into the next lower bracket and it would creat huge interest .
Bullshit Nothing For another month ,
A phone call from them put if the blue Arrived And the cheeky bastards wanted me to lower the price again .
So I stayed there and then I want out of this contract for complete failure on your side ,without any penalties for earl closure ,And if you don't agree I'll take this to the ombudsman.
10 mins later, That's ok the contract is void no penalties .
So now all I need is for them to come and get there bloody sign of my garden , I'm not advertising their shit company for free.
Avoid fox's like the bloody plague.

It all started when Jack Allsobrook came to value our property. He was full of it. Told us that he had a few interested people for our property and could expect viewing right away. No viewings in the first month. Little wonder, when they do not answer the phone. Then came the recommendation to lower the asking price. So we took £15k off the price. We got one viewing in the second month.
I called the office and eventually got through on 8 July because I’d not received a marketing update in over a week. I was told two calls were made 29 June and 02 July. No missed calls on my phone from them. I was repeatedly told the calls were made, we have a log and I repeatedly replied, I was not called I have no missed calls from Fox & Sons. After several back and forward with this, I asked for the branch manager Kane Caulfield to call me to discuss . He called and basically reiterated what his colleague had told me and proceed to argue he was right and I was wrong. Very unprofessional. Very rude and disrespectful. Clearly the training didn’t focus on not arguing with the clients!
The upshot of the alleged missed calls was to tell me I’d a viewing. Now why they couldn’t text me as they have done in the past, or call the other person I am selling the house with, beggars understanding. My conclusion is that it was a lie.
I’ve now come off the market with Fox & Sons, and I wish I’d read the Trustpilot reviews before I agreed a contract. Utter cowboy outfit and a shining example of the reputation given to estate agents.
Now here’s the killer, 13 July, I called in person to the Crawley office to collect my key. I gave my name and after a wait of about 3 minutes the person present my key, handed it to me. I asked, do you not need to see my ID to prove I am the owner? I was told you need to sign a sheet and he went off to get it. Didn’t have it with him. And he never looked at my photograph ID!! I could have been anyone. Zero regard for security. Absolute amateurs and a burglars delight.
I cannot stress this enough AVOID FOX & SONS AT ALL COSTS.

Booked an appointment with one of their mortgage advisers, a lot of info i did not need to know that the company has x branches and have done x money on mortgages, just to be cancel on the second appointment. Got back to me after 4months saying he would help me that time, after a couple exchanges no more correspondence ive no idea whats going on. Meanwhile was contacted by another mortgage adviser she said to give her a change she’s different from her colleague. First appointment same things, second appointment a no show. Whats wrong with you people? Unbelievable. At least have the decency to cancel the appointment, i got out of work for the appointment waited 1h, even emailed and nothing.
