My Husband and i recently moved into our new home all thanks to Chloe at Capital. I foolishly locked myself out whilst preparing the rental property for my daughter and her friends. It was 8pm on a Thursday night and the keys were in the house!!! I contacted Liberty @ Capital Estate Agents (Sidcup) who responded straight away and told not to worry she could help me but not for 90mins so she would see if a colleague was available any earlier. Hannah arrived to my rescue within the hour and calmly unlocked the door and let me back in! Extreme Bias, Collusion, and Appalling Communication EXTREME BIAS, COLLUSION, AND APPALLING COMMUNICATION I strongly advise caution when dealing with Rob Tancred at Capital Estate Agents. My experience has been deeply concerning, defined by professional irregularities and a complete failure to remain neutral. Potential clients of Capital Estate Agents Sidcup should be aware of the following verifiable facts: • COMMUNICATION BLACKOUT: As a 25% legal co-owner, I have been entirely bypassed. Rob Tancred and the agency rarely communicate with me. They hold private discussions with the other parties, facilitate unannounced visits to my home, and even abruptly remove the property from the market without my consent. • DOCUMENTED BIAS: Rob Tancred has actually provided internal WhatsApp messages proving he was privately colluding with one party against me. In these messages, he uses highly derogatory and unprofessional language regarding his own client. • PARTNERING WITH FABRICATED EVIDENCE: The business acts as joint agents with Pullen Estate Agents. Rob Tancred is fully complicit in their tactics, continuing to work with them even after it was proven that Pullen provided falsified phone logs (claiming I made 23 calls when phone records showed only 8) to manufacture an excuse for excluding me. Capital Estate Agents Sidcup and their wider network continue to align with them despite this. • UNPROFESSIONAL RETALIATION: Whenever I raise legitimate concerns about being kept in the dark, they deflect by complaining about my behaviour. It is a clear tactic to punish a client for simply demanding transparency. • FORMAL COMPLAINTS & OMBUDSMAN ACTION: I have submitted a comprehensive 20-plus page formal grievance outlining severe breaches of contract and codes of practice. The agency has completely failed to address it, and as a result, the conduct of Capital Estate Agents Sidcup is now actively in the hands of The Property Ombudsman. (To understand the environment they are ignoring: please see the attached photos. There is a long history of harassment from the other parties, including disgusting rubbish deliberately dumped in my front garden and by my front door. The agency is fully aware of this hostile environment yet continues to closely align themselves with the perpetrators). Tragically, several relatives who lived here and could attest to the truth have recently passed away. If you want an estate agency that values honesty, transparency, and equal treatment, look elsewhere. Do not use Capital Estate Agents Sidcup.

Capital came to the rescue after a previous failed attempt to sell through another agent, we do regret NOT using Capital first time around and I think what people need to bear in mind is that Capital will go the extra mile compared to other agents! Their fees are also very competitive and their valuations spot on. We sold our house within 2-3 weeks which we were amazed by. The whole team were great and we were very happy with the communication via WhatsApp. Lisa was always there to push things along when required but from start to finish it actually was a very smooth sale. The team at Capital are very professional and have been very efficient in dealing with the leasing out of our flat to tenants. I have been dealing with Liberty, Chloe and Hannah who as well as working well as a team have all been very nice and willing to help and know exactly what needs to be done. When we decided to move home, we needed to do it quickly due to our daughter starting school the following September. This gave us 2 months! The purchase couldn’t have gone smoother. Lisa followed up at every step and nudged the purchase along. She was really generous with her time, letting us into the property on a number of occasions to help us get ready for completion. We encountered quite a few problems during our tenancy. We moved in to a poorly maintained house, with an overgrown garden and walls needing a paint job. While living in the property we experienced damp and mould in several rooms, and at one stage we had a toilet leaking through the floorboards for 2 months, which made things unhygienic and unpleasant in the house. When trying to contact the estate agents about these issues it took a long time to get responses, emails were often ignored for several weeks at a time, and a long time for anyone to be sent out to look at the property and fix things. We were also very frustrated at the end of our tenancy when we were told that part of our deposit was being held for things that had been issues with the property before we moved in. Since writing my initial review expressing my frustration, the owner of capital has been in touch with me, and explained that our landlord was a nightmare for them to deal with, and behaved aggressively toward capital staff at the end of our tenancy. He said that the landlord wanted to keep all of our deposit (for things that he had failed to sort out before we moved in) and that they had fought our corner to allow us to receive a large portion of our deposit back, which is very much appreciated. He added that when work needed doing, such as the toilet fixing, the landlord insisted on sorting it out himself with his preferred workers which took longer than it should have. I can now appreciate that it has been a difficult situation for capital, and if this had all been communicated honestly to us at the time, we wouldn’t have been left feeling so negative towards the company - it was the poor communication and seeming lack of care from the staff we dealt with that left us frustrated. I hope that the company will cut ties with this landlord as soon as they are able to.
