Terra Cotta simply has to be the best Estate Agency my wife and I have ever dealt with and this is our 5th home together. Mandy & Nicola supported us through a drawn out process which took over 2 years but they were always there for advice and help when needed. I wouldn't use this agency or recommend!! I was a tenant of there's during lockdown a car drove into my house which was in Abinger Hammer into the front room ,my car was written off which was on the drive ,I had to move out while the structural damage was done, and I had just been made redundant, the landlord refused to cover any costs incured or give any grace period to help , I couldn't continue to live at the house because it was parallel to the road and I felt unsafe ,the stress of another accident was unbearable. The way I was treated I just couldn't take anymore and as such gave my notice before the 6 months was up. I still can't belive how they treated me during this situation the agent doesnt advise their landlords they are just an office taking calls so quite pointless using them. I would seriously consider using an agent in Dorking or Guildford for a better service and how they treated me as a Tenant was unacceptable.

I have nothing but praise for Terra Cotta - and Mandy and Nicola in particular. I put my cottage on the market with them at the end of 2021 and, with their expertise and local knowledge, very quickly realised a sale. They are very proactive and, despite obviously busy schedules, offer you such focused attention that you feel as though you are their sole client. Nothing was too much trouble - Mandy recommended excellent solicitors, found really useful people to help me, and had prompt answers to my endless questions. They really helped to take the stress out of the whole ordeal providing professional know-how with a personal touch and, being a truly local branch, knew their market and used that intel to very good effect. "TERRACOTTA" ah! a name from the 90's when twice as many properties were on the market in the u.k. and Tuscany was just a dream and umbria was unheard of......This is the second time ive been disappointed by this agency and their lack of transparency when describing their properties. Maybe they should mention in their descriptions something about building plots to be bought as an extra! What made matters worse was the seller (pretending to be naive) was also there but failed to mention the subsequent sell off of half the garden and outbuildings as another building plot.I was accused by Nicole (who rolled up late in her Audi sports convertible) that i had not taken notice of the particulars enough and failing to see a small red line only featured on a small map on their web site. silly me.

I recently purchased through Terra Cotta and had also rented through them a year ago. Nicola and Mandy are both very knowledgable on the local area and work professionally to ensure things keep progressing to completion. We were under pressure to exchange and complete within two months and it was important to get issues resolved promptly which they were able to do directly with the seller - something which can be frustratingly slow when going through solicitors! We live abroad but own a property in the UK that we wished to rent out. Hence we needed a company that would find good tenants and look after the property in our absence from the UK. We also wanted good value for money. It is now 15 years plus since we signed a contract with Terracotta to manage the property and we have achieved both objectives. Their rental charges are below those of others in the area, and their principal office is a reasonable distance from the property but through their regular visits to monitor its state and to assess how well it is being managed by the tenants it has been kept in very good condition. Their surveys have been carried out efficiently and with good detail for us to know its condition and when problems have occurred like mechanical breakdowns of equipment etc they have been good at obtaining quotes and offering different options to retain the status quo.
