Can highly recommend Reeds Rains.Thank you to the staff at Sutton branch in Hull, especially Karen Knight who made the whole process of buying my house such a pleasant one, chasing things up and answering queries very swiftly, kept things moving in areas my solicitor couldn't. Sorry to say the experience of selling the house with Reeds Rains was not a pleasant one the communication was almost non existent, carrying out simple requests was impossible, no one has followed up after the sale of the property to check everything was ok and the purchasers of the property also complained to me about the estate agent and will not buy from them ever again

Iv used Reeds Rains twice before and found them to be excellent. But i will NEVER use them again and would consider not buying and property on there listings I would say we had 70% of are viewers complain about Reeds Rains not get backing touch in a reasonable time regarding viewings, one viewer waited over a week before he had to ring them again. We also seemed to last minute calls at 4.50pm regarding viewings for the next day.One viewer left have way through the viewing because of a double booking ( obviously not following any government guidelines )Our House did sell but from that moment on did not hear a thing from them from selling to moving was 10 weeks and did not hear a thing. On the day of the move our purchaser was ring us in regards to the keys Reeds Rain had seem to of wash the hands of having to do anymore.Hull Branch

TrustpilotUnauthorised marketing - unable to unsubscribe
I contacted Reeds Rains to arrange a viewing. Subsequently and without my permission they added me to their marketing scheme. I tried to simply unsubscribe ALL but then had to uncheck 8 separate boxes before clicking update. Logging back in I can see all boxes are unchecked BUT I'm still being spammed with junk mail.I emailed Reeds Rains but they ignored me.Can anyone suggest an organisation I can complain to please? Many thanks...Having to go through all this just for arranging a property viewing.Reply from Reeds Rains3 days agoHi,We are very sorry that you are still receiving marketing from us. TrustpilotReeds Rains Wilmslow- Very rude estate…
Reeds Rains Wilmslow- Very rude estate agents who lie. My house fell through with them on numerous occasions due to them failing to disclose information that I had told them too early on with the buyers. I was not given updates and the trust was gone because of their incompetence for 8 months, so when I called them weekly I was told I was the worst seller that they had by the manager. When buying my new house privately from the owner I found a Reeds Rains Sold sign in my front garden, they had not sold the property so this was miss leading and false representation.I have now had my house two years and the house opposite has has a sold sign in their front garden which has been there nearly as long as I’ve had my house! They have no idea on the houses they sell (I have had viewings with them), miss lead customers, are money driven and have bad customer service which is rolled down from the top. Very sad for what was once family run estate agent.

Still waiting for a response Staff are shocking Head office pathetic Told me not to pay and then chased for money. Regional Manager covered his friend in a investigation to leave him out This firm couldn’t organise a house sale if they tried. Save your money and go else where You will get a better service, our buyer won’t use them they were that bad. Which there well aware of. Just think ignorance is bliss - it’s not

TrustpilotTwice now I’ve been ignored
Sent a request to view of a house and heard nothing so phoned to enquirer, I was told I’m on a list and will get a call in a week or so. Never heard a thing and when I phoned they then told me sale agreed. Asked why I was never contacted and they said my name wasn’t on the list which I was told a week before it was so one staff member was lying. The fact this has happened twice now is ridiculous, just seems like laziness. So disappointed.

TrustpilotTerrible
Terrible follow up service. The agent said they would send photos of the inside of the integral garage as I could not get in on the viewings but nothing was sent. After the offer is accepted they wipe their hands and can’t be bothered with communication. They are very pushy before the offer. I made a revised offer after finding damage and work required and still can’t get a response or update. They also don’t declare everything about the property so be very careful and I wouldn’t recommend this agent.

TrustpilotServices below adequate
I absolutely would not recommend Reeds Rains. Services provided are below adequate. We let our property out through them and they are unwilling to take responsibility for faults that should not have been brought to our attention, as quite frankly they shouldn't have been there in the first place had prior work been completed to a satisfactory standard. We are now in a position of having to fork out hundreds of pounds (only three years after we paid to have this issue sorted). The quote has changed figures on a number of occasions and I do question who they are actually letting in to do work on properties.

I have given 1 star but if I could I would give minus a massive number. The worst company ever. I am a Landlord with a managed service but end up having to sort trades out myself as allow trades to charge about 5 times what something should be. The castleford office is abysmal. They say they will do the admin but don’t. They have to check everything with head office as they have no knowledge of their own company’s policies. I could keep going but I would be here for ever ranting!

TrustpilotIf you’re a tenant threaten them with…
If you’re a tenant threaten them with legal action!! That’s the only thing that seems to work. I’ve been to the solicitor once already this year for maintenance that I’d been chasing for 10 months, it was done in a week. They were avoiding me so much that it was the only option. Even today, I’ve been waiting months to get my guttering changed because it’s causing my window to flood through, they’ve ignored me, spoken to me like I’m worthless, it’s disgusting!!! YOU SIGNED A TENANTS AGREEMENT!!!!!! Get a grip! I’ve got an appointment with the same solicitor next week, hopefully get their months notice in straight after, and then get a judge to deal with them, then I’m moving the hell out!!

Hi Phil,We are very sorry to read your review. When maintenance issues arise at a property there are a lot of steps that need to be taken before being able to authorise a repair to be made. In the first instance we need to establish who is responsible for the works as in some instances this does not fall on the owner of the property and then before we can carry out any works we do need authorisation from the Landlord. I am sorry that this took longer than we would have hoped and glad to hear that the problems are being resolved now.If you have any other questions please contact us on: Congleton@Reedsrains.co.ukKind regards,Reeds Rains

TrustpilotThe worst agency I dealt with honestly
The worst agency I dealt with honestly. First, they make the procedure smooth and easy for obtaining a property, and after you pay the holding deposit they make it more difficult for you with many unconvincing requests and for unknown reasons. I hope that the company consider hiring people with higher qualifications in dealing with the customer, keeping promises and sticking to the dates of the expected calls.

TrustpilotBuyers Beware!!
Buyers Beware!!As a new customer looking to buy, the first contact was not very great. Rude attitude and no phone manners let alone customer service skills. Sellers have entrusted you to sell a house, you have charged a fee for this service so deliver that. I have both bought and sold homes before and spoken with many agents in my time but this by far-left a bitter taste in my mouth. I will never understand this so call level of prestige some agents seem to think they have over people. Every enquire should be dealt with the same level of care and respect.I will be sure to never use you to sell my next house if you service the area .

TrustpilotNo contact as promised.
An appointment was arranged for an agent to view my home to give me a valuation. The viewing was cancelled due to a circumstance to which I accepted but the agent said he'd ring me the next day to give me a valuation over the phone. A week on and I never received the call. If he couldn't contact me then surely the professional thing to do is to pass the job to someone else. So I shall not be using Reeds Rains in the future.

TrustpilotDo not I repeat do not use this agent
Do not I repeat do not use this agent! Alison Sidney based in Walderslade has totally given false information on a regular basis on renting a property. She was happy to take £288 holding deposit yet still carried on letting other clients view the property. My son gave all information requested including a guarantor and still she mis lead us into believing that my son and his partner would be moving into the house. This agent lies and takes deposits misleading people totally - stay clear and go with a reputation agent - not this bunch of shafters!

TrustpilotFed up of being ignored
Fed up of being constantly ignored by this company. Have emailed them directly, through their website, through RightMove, called them, left voicemails and left my contact details with an employee where I was promised a call back. So far I've not been contacted (not even a courtesy "we're sorry it's taking so long but we'll get back to you") and have lost hope I'll be able to successfully view the property I want.If this is what they're like to deal with trying to arrange a viewing for a property, I dread to think how inefficient they'd be to complete the purchase.

Good morning Matt, I am sorry to hear of the problems you have experienced communicating with my office. My team have been extremely busy as the housing market returns to full activity following the easing of lock down restrictions. Whilst we are pleased with these activity levels it has unfortunately meant that we have struggled to respond to some inquiries as promptly as we would like. As you are aware I have contacted you this morning and explained the above in more detail. Thank you for your understanding and hopefully we can assist you to find your next home. TrustpilotBefore moving with this agency
Before moving with this agency, we lived in 3 other flats. We never had problems with the other landlords, but this people is something out of this world. First of all I would like to clarify that they never played fair with us: in the visit to the house I told to the agent that I really wanted to rent the property, I even said to her to sign in the moment of the visit, but she told me that it was ok, that they were going to keep the property for me and that I could do the paperwork the next day. Next day, when I called her, she told me that the landlord accepted another offer. I think that was just a way to make me say that I was able to pay 6 months in a row. And so, the landlord accepted my offer. We moved to their property in February. When we moved there, the storage heaters were not working. At this point, I want to highlight that we moved with a 40 days baby. When you pay 6100 GBP before moving to a house, you expect a service. For 20 days, in February, with a baby, we lived without heaters. They just kept saying that maybe I didn´t know how to turn it on. I had to write them in a non friendly way to get a handyman in the house fixing it. And he had to fix it, because it was damaged. They came 2 or 3 times to visit the house to check everything was right. As in the contract, if the agent would have realized that something had to be repaired or cleaned, or misplaced, she had to aware us in order to do something about it.Well, in all the visits, she came to the house, checked it in 2 minutes, and said: everything is ok. We even got emails after each visit saying everything was ok.When we moved out, they sent us a email saying that the house needed a deep clean, 7 new bulbs (we stayed there for 10 months), and apart from the deep clean, they wanted to charge us for cleaning the door of the microwave (it just have a water vapour spoil in the door), for cleaning the door of a dishwasher that we never turned on, and they wanted to charge us for some mould and dump. Around 400 GBP for this. They even wanted to charge us to buy new curtains because of the damp , when curtains were made of a material 100% washable. The pictures of the original inventory had nothing to do with the inventory they did at the end of the rental. The first one, was a bit blurry, and the pictures of it were taken from a distance of everything. The pictures of the inventory they did when we moved out... What a crime. They did pictures with zoom of every single centimeter of the house, they moved furniture that weight around 50kg to do pictures of the floor below it. They even did a picture of the inside of a bin that it was not in the original inventory! So, they wanted to deduct 638GBP from our deposit, (we couldn´t get a VAT invoice, and the receipt they sent us was clearly suspicious: in the receipt one of the concepts was "Towel needs to be removed from kitchen floor 1 £4.00" Towel that we left there to protect the wooden floor from the water that could fall from the non-no-frost fridge). But I submitted a case through Mydeposit, and mydeposit has just given 340 GBP to them. If you are living in a Reeds Rains´s property, be aware. Keep this in mind. If you are not living in a Reeds Rains property, avoid them. The reviews with 5 stars are because before you move in their properties, a Barbie girl, ask you for the 5 stars review.
