Reed Rains maintenance is awful

Reed Rains maintenance is awful! Simply the worst estate agent maintenance I've ever dealt with! They never get back to my emails, never get back to me when I call them when they say they will. I've contacted about the same issues many times with no response. If the landlord is rubbish, then at least the estate agent can get back to me saying they're still waiting on the landlord. Ridiculous service, avoid at all costs. They also didn't ask the landlord to fix a water leak in the toilet until after we moved in (flusher was leaking into toilet bowl so no damage).

Don’t know why I even bother at this pointStill no answer from reeds rainsThey’ve committed so many illegal acts that I’ve had enough…And to think I’m gonna send an email to their customer service team again they can think again… You know them comments they put on your bad review posts on here?? Oh well think again if you think they reply because I’ve not heard a single peep JUST like the Hanley Stoke on Trent branch who have been ignoring me for 5 weeks about my deposit…Not being kept in the loop, not being told what’s going on… at this point it seems like theyre ignoring me so they can illegally keep the depositI’ve had enoughWorst most vile company I’ve ever had the misfortune of working with! Great Job

I used a different estate agent to try and sell my house in Pelaw. They let 3 buyers slip through their fingers even after having 3 acceptable offers on the table. So I decided to use Reed Rains instead. Sarah from the Jarrow Branch was very knowledgeable and professional their first 'prospect' viewed the property made an offer and purchased the property within 2 weeks of engaging Reed Rains. BE WARNED ABOUT THESE THIEVES

The worst, most dishonest bunch of charlatans i have ever encountered. Landlords, take notice of the many, many terrible reviews on the web and don’t be another victim. In a nutshell, they won’t pay you. They will collect rent from your tenants and hold on to it. Send them your bank details, ask for a reason why they don’t pay. All will be either ignored or referred to another office in Southampton. I’ve turned up at their offices to try to spur them into paying me. I was told they have tens of thousands of pounds of MY MONEY in an account, but it’s “on hold”. Unfortunately, they don’t know why it’s on hold, they’re owed no money from me. It’s simply not worth investing in property if you use Reeds Rains for your letting agents. Don’t take just my word for it, DO YOUR RESEARCH. Currently going through their internal complaints procedure, then I’ll be reporting to Property Mark for dishonesty and the Ombudsman. I believe there are a great deal of outstanding cases against them. DONT BE THE NEXT VICTIM

Completely garbage, I wish I could give a negative mark, fail company, never work with them.

Never response to ANY enquiry, they will only contact you when they need payment from you for work, they will never follow any instruction, they are never taking any responsibility.Long time in the industry only let them know how to forbid any responsibility that they need to take, you are always only on the loose end.Try them if you are brave enough, at your own risk.I am now suffering and waiting to terminate their service

Good luck getting your money back.

We have been renting through Reeds Rains for over two years now. In the meantime we have moved from one property managed by them to another one. Needless to say the move was anything but flawless (they wouldn't consider >100K £ / year as income because I'm employed via an agency and so on).The fun part starts when you ask for your deposit back from the previous property, managed by them. Countless emails, countless requests for updates. Very little back, blaming the landlord and so on. I've agreed to their exit report and everything, I just needed an update from the specialist "moving out team". The landlord personally contacted me this weekend to say that he is trying to return my deposit but Reeds Rains is making it difficult for them to do so. We are going to start legal proceedings but as far as Reeds Rains go:- Asked for who the manager is for the moving out team (no reply).- No complaints or code of conduct policies on their website- Incompetent one line replies basically saying "we are also waiting for an update from the landlord". For weeks.- no support as a tenant. Feeling talked down to despite being a customer for years.I would strongly advise people to seek someone else for their letting needs, be it landlord or tenant. I wouldn't trust them with buying or selling a house either since their process to get a deposit back and move to another property is so shockingly poor.

Disgusting, No Professionalism

The worst renting company I’ve ever had the displeasure of being with!!! REEDS RAINS HANLEY IN STOKE ON TRENT!!!I move out in 4 days… 4DAYS!!! And I’ve been emailing them the same email for 3 weeks straight they won’t email back they’re completely ignoring us, now that we’ve paid our last months rent they couldn’t care less about us or our move… we’re stressed and it’s causing serious problems with my health! Don’t be surprised if you receive a letter from court for negligence to your tenants… absolutely disgusting company!!!

Unnecessary charges for buyers

Beware. If you happen to buy a property from them. Each person will have to fork £48 ID checks. That usually done by solicitor as part of their package. While they need to verify.i don't see the point of extra payment. I would say go get that money from their customer ( seller of property)

This is one of the fraudsters on Stoke high street. Security deposit will not be protected, and you will lose it without explanation, as there is zero response to email and calls to the agency, or to the central of theirs. Highly NOT recomended. Prepare to lose money on them! It is 3 months down since closing the rental and they do not care to give your money back.

AWFUL experience, choose another agent.

AWFUL experience. I was moved into a house that had not been thoroughly checked by the estate agent, so there was no ventilation in the bathroom (legal requirement), a missing fire alarm, broken glass, the property hadn't been thoroughly cleaned, no working freezer, no security alarm... the list goes on. I had to go into branch a number of times, emailing for months on end, was told by a maintenance team member to 'forget it'. I managed to end my tenancy early which cost me a lot of time and was very stressful. They now are making no effort to attempt to get my deposit returned, so I'm having to formally raise a dispute. This is months of unnecessary stress. Save yourself the pain, don't rent from them.

Very disappointed in Reed Rains Evesham, sale of my house took far longer than it should have due to their lack of due diligence (which they claimed was there strong point) sale fell through twice, I had to push them for communication every week and all they kept saying was “we have put a call in? We have sent an email” Best bit was with in 30 minutes of Me telling them I had exchanged I received their bill!!!Would not recommend unless you are prepared to wait and chase them every step of the way

Ineptitude, arrogance and dodgy practices.

I used Reeds Rains for two years or so whilst renting out my house in Sheffield. I chose them as I believed (wrongly) that they were a professional company with a good reputation. The work they carried out was to a mediocre standard - they’re essentially a middle person between you and the tenant and take your money for the pleasure. They paid rent when they felt like it. You couldn’t get hold of anyone when you needed to. That sort of thing. Ultimately, you’re fielding phone calls and sorting various bits and pieces out yourself. I’d advise anyone to think carefully about using an estate agent these days to manage their property - especially Reeds Rains. The real issues for me came when my tenants moved out at the end of April 2020. The tenancy was due to terminate on 12th May 2020 and they were technically liable for the property until then. I did not receive my keys back from Reeds Rains until 12th May even though it had been vacated two weeks earlier for this exact reason. Reeds Rains also provided me with documentation and emails confirming the tenancy would terminate on 12th May 2020. I asked them to chase the 2 weeks outstanding rent from the tenants and a further £52 for damages. Now, bearing in mind this money could have all been deducted from their initial bond, Reeds Rains instead decided to alter paperwork and return the full bond to the tenants. I received an email, that had clearly been sent to me accidentally by an employee, which had the exact same wording as previous paperwork confirming the tenancy date ended on 12th May 2020. However, the date had been changed to the end of April. They tried to explain this was an ‘administrative error’ but quite clearly couldn’t be bothered to chase the tenants for the money I was legally owed. Reeds Rains back peddled, passed me from person to person (I must have spoken to 4 or 5 members of staff who passed my case between them). Smoke and mirrors but fortunately, I’m not easily confused. Unlike the people at Reeds Rains lettings. They’re either inept or wilfully lying. Anyway, they waived the money for the final inspection they expected me to pay for… the one where the inspector left lights on overnight. They wouldn’t make up the difference in rent arrears despite it being their error and paperwork clearly being altered after the fact. Imagine this, a company changing paperwork posthumously to meet their agenda. I emailed regularly to chase up discrepancies and money I was still owed - eventually, they just stopped replying. A reputable company failing to pay a customer and then just ignoring them. Great customer service. You can imagine my surprise when in 2021, Reeds Rains were still sending me invoices - despite the fact I’d not been using them for a whole year. I have the emails and letters to confirm my account of their services. Pure ineptitude, arrogance and dodgy practices from this well known company. Avoid.

We live 350 miles away and they took care of everything: the viewings, valuation etc and kept me constantly informed. I can't recommended them highly enough. Asked to view a property they said it will take five days then they said if interested it will take four months for the tenant to leave and purchase the property and would only accept a very inflated price I don’t think they are interested in selling the property or that’s how they made me think whoever is in charge of this company needs to get a grip because there staff don’t seem to have the company’s interests first,very disappointed at the service
