Good Auctions ,however guide prices are just there to attract buyers non are realistic, at a current auction they refused to sell properties that reached in excess of the guide.....Well whats the point of a guide price

Below is an extract from our website and catalogues that explains the relation between guide price and the reserve that we can sell a property at:"Guides are provided As an indication of each seller's minimum expectation. They are not necessarily figures which a property will sell for and may change at any time prior to the auction. Each property will be offered subject to a Reserve (a figure below which the Auctioneer cannot sell the property during the auction) which we expect will be set within the Guide Range or no more than 10% above a single figure Guide."This means that if it has a single figure guide (£100,000+), then the reserve cannot be set more than 10% above (£110,000). If it is a guide price range (£100,000 - £120,000), then the reserve cannot exceed the higher price (£120,000). So bidding can indeed exceed the guide, but if it is still below the reserve set by the seller, we unfortunately cannot sell the property.

As an auction buyer, having viewed many of their lots, AH have always been very helpful answering buyer questions, or finding out the answers if they don't know. They have been very accommodating in arranging sequenced viewings, in multiple locations. They give very open and honest opinions and appraisals of their properties to potential buyers, which is imperative from a buying perspective.
Where the same review appears twice we show it once. We leave out reviews that name another agent or another of the brand's offices.
