Most agencies do not like to take tenants without previous UK credit history, especially for someone new like me, but Helen Breeze were efficient and willing to find alternative solutions instead of insisting on only one way.

GoogleIF YOU ARE A TENANT STAY CLEAR OF HELEN BREEZE!! Please read all of the below terrible reviews of Helen breeze written by tenants they are completely correct! The only good reviews are landlords because this company completely favours landlords while tenants are victimised!! My husband and I have rented a flat through Helen breeze for the past 11months and were told we were being evicted because the landlord couldn’t afford to keep the property therefore we were told to vacate with hardly any notice but this wasn’t the real shock that came with the so called “inventory” they do. We have rented many properties in the past and never had a problem receiving our entire deposit back however this inventory done by Helen breeze is the most ridiculous thing we have ever seen!! They clearly want to ensure landlords keep all the tenants deposit which is disgusting especially in these tough times every penny counts. We are trying our best to argue the level of unfairness however Helen breeze are just shocking with communication avoiding everything especially the manager Mark.
Please please avoid this company!! Do not rent through them you will loose all your money and have so much stress!!

I am sorry to read your online post. Unfortunately, Landlords do have to serve notice on their tenant if they need vacant possession. Your Landlord gave you over two months` notice and you chose to leave before the expiry of the notice. The inventory check-in and check-out is carried out by an independent inventory clerk and then it is our job to liaise between the tenant and the landlord. Any deductions from your deposit can only be made with your agreement or by referring it to an independent Case Examiner at the TDS. Hilary

GoogleI don't quite understand this why was I rejected with landlord (according to agency) as the property remains on the market and still no one has rented it,
I offered to rent it asap, I've got everything needed, in the ad it doesn't say it is STRICTLY for single person to rent? Even if it was, then why waste time? I wouldn't consider it in first place
(I have wasted time as waiting for landlord to decide if "accepts" my offer, so unable to place holding deposit to secure it for myself(even if no one has placed it, so is it already known who will it be for?) calling every day to hear, I will be called back (no one ever called me back) every time I need to call to find out "it is too small for me" (how could you know?) actually unable to secure anything within budget, if I knew wouldn't waste time.)

GoogleI rented a property of Helen breeze for 3 years, the customer services was not the best but the property was nice so I put up with it
After paying £52k in rent they tried to keep my deposit after I left, I had issues with the boiler throughout the tenancy and tried to blame it on tenant neglect !!!
This company is every thing that is wrong with letting agents, incompetent, rude and above all they are liars

GoogleBe careful if you are a Tenant - We still see no sign of getting our depost back due to the landlord unfairly trying to steal it & Helen Breeze siding with them.
I want to start by saying Helen Breeze have been nice to deal with generally throughout our Let, i have no issues with most of the service they provide, to be fair.
My issues started upton checking out of the property and attempting to get our deposit.
Our EX landlord Ken has tried to take an extorsionate amount of money from us unfairly for silly things in the property.
1.) He asked us for £220 for a cleaning fee as he found two marks on the oven which we missed. To be clear, we left the property cleaned to a great standard. Was it a pro clean? no, but neither way the property given to us pro cleaned so we returned in the same condition. For the oven, yes i agreed that they can take a small amount of money for the tiny marks on that as that was new upon arrival, but not £220!! total attempted daylight robbery. - We have since agreed on a much more fair deposit deduction of £60, which was not easy!
2.) I thought it was over, but nope, Landlord attempt to steal or deposit round two is up!
I removed the door opener from the door as it was hitting the wall and I wanted to protect the property wall from any damage. I did not break the door shutter, therefor it can simply be screwed back on. However, i have kindly offered £50 towards replacing that out of a gesture of goodwill. i did not break that, nor did the inventory man state it was broke, as it was not. I think a contribution of £50 is very kind for something i did not break and only removed to help the landlord. - However the landlord is trying to give us a HUGE BILL for fixing this.
Secondly, i added surround seal to the door frame which was a simply stick on foam I purchased from B&Q in order to stop the awful draft coming through the door. This can be removed very easily by the landlord at which point the door shuts 100% fine and again, however the landlord instead of removing this decided to attempt to tell me we broke the door locks! (i caught him out however as he shot himself in the foot by admitting to me over text that the locks work 100% fine when the door is not closed) but went on to tell Helen Breeze that the locks are broken.
I cannot belive the issue he has made out of some foam around a door that can be peeled off.
We have been sent a bill for potential works to be carried out for 'servicing locks' which we will not be paying for the landlord as this is not relevant to us, this should be a cost to the landlord as it is he's house.
I also see on the bill part of the work is to reattach the door swing and remove tape I added to stop draft coming through. This is extremely easy work to be carried out by the landlord in a matter of minutes and paying a service to carry this out is totally unnecessary. However as i stated above i will be contributing my gesture of £50 towards this if he feels it is necessary.
In total, they are now trying to steal around £400 from us for silly accusations around us apparently breaking the door which is total nonsense.
Now, my issue with Helen breeze is the fact that they seem to be on the landlord side, instead of beliving our side of the story.
They are sending us emails saying this like (and i quote) "Should he find the door closer needs replacing then the cost would be £395+ VAT. I know that you had previously advised of a £50 contribution towards the door but as you can see from the quote attached the works will be considerably more than that"
Hold on a min, howcome they are telling us this quote that does not match my offer, as if we are liable to pay it witout and investigation into it before hand and if we are even liable to pay this?
Telling me our offer does not meet crieteria without even considering if our side of the story is actually the true one, not this nonsesne the landlord is making up....? THAT i do not appritiate.
As an agent (which we paid fees for too) you are working for both of us, and should not take sides)

GoogleI am a landlord and am watching in disgust as Helen Breeze demonstrates every bad quality that our sector is tarnished with. A good quality tennat who has taken exceptional care of their property is being charged ridiculous (and dare I say) illegal amounts for non existent repairs on the property after moving out. I doubt this will be returned to the landlord and I also doubt the inflated contractor costs are going to hard working tradesmen. The distain and attitude is repulsive.
Tenants. If you get caught out but this agent it is your right to take Helen Breeze and their landlords to a Tenancy Deposit Dispute. Ask for your Deposit Certificate and contact their dispute number without hesitation.
Landlords, don’t get caught out. Go to a decent agent who are fair and will continue to bring you good quality tenants.

GoogleAbsolutely avoid! We rented with them for 4 years and they visited 3 times a year to check and didn't deal with any of the major issues with the house. Leaking roof which during particularly heavy rain would pour through the kitchen ceiling lights; leaking gutter which caused damp problem; mould....you get the picture. The landlord who owned this property was greedy and Helen Breeze did nothing to help us even though we paid our rent on time every month. We are still waiting for our full deposit to be returned! Avoid these agents at all costs! I would have rated 0 stars but giving them 1 seemed to be the lowest I could give them.
