Living at Chapman House was a great experience. The area offers a good mix of shops, bars, and restaurants within walking distance. Transport links are good too, with trams, trains, and buses all being easily accessible, though peak-hour traffic can be a bit hectic. Chapel Wharf is a well-maintained and stylish development. The communal areas are clean and modern, and look great. Onsite management is not only responsive but welcoming, and the building feels secure and well cared for. It’s a comfortable place to live with a high standard of upkeep. Internet is provided by Ask4 and while the connection itself was largely stable, the customer service was very disappointing. The onsite management team at Chapel Wharf truly stood out. They were consistently responsive, polite, and proactive in resolving any issues I raised. Whether it was a minor maintenance request or a general enquiry, they handled everything with efficiency and genuine care. Their approachable attitude and attention to detail made a real difference in day-to-day living.

Despite stating that they are a non-smoking development, Chapel Wharf do not take any action whatsoever to stop their tenants from smoking. I have complained multiple times and asked for action to be taken, and judging from the Facebook group many other residents have too, but Chapel Wharf do not care whatsoever. Don’t bother renting here unless you want the smell of weed in your apartment 24/7.

Management at Dandara Chapel Wharf show little to no accountability. They operate more like a clique than a professional housing provider, protecting their own interests instead of tenants. Serious breaches are ignored or downplayed depending on who the tenant is, which is both unsafe and discriminatory. I’ve seen staff actively encourage tenants to complain about others simply because of lifestyle differences or social habits. I’ve also witnessed staff monitoring lifestyles and even discussing tenants’ internet activity, which raises serious concerns about privacy in this complex. I’ve witnessed staff working with a group of residents in a coordinated campaign against a tenant simply because they didn’t like his lifestyle. In order to create pressure to try to make the resident uncomfortable enough to leave. There doesn’t appear to be any way to complain about the management directly, as they control the complaints process themselves , who is Vicky (Current General Manager) accountable to? This is toxic behavior that has no place in housing management. At times, it feels less like a professional landlord and more like high school politics, immature, unprofessional, and damaging to residents’ wellbeing.

I am the mother of one of the tenants here at Chapman House, and I can honestly say how drab, boring and uncaring the whole team are here now since some of the key members of staff left over a year ago such as the manager Dalaney I think his name was, he was so friendly, driven, hard working and his whole character was just so comforting and brilliant. They don’t do any events here now for the residents, or well non actually worth visiting my daughter has said since he left, he would always make residents and visitors feel at home and welcome but now, you don’t even get a “hello” from the staff or the management it’s a disgrace, it feels like a bad atmosphere every time you visit and almost like a dictatorship as the staff are just zombies or on edge when the short female manager (think her name is Vicky) is around… so sad! Bring him back!!

Love this place -------------------------- We've lived here for over 3 years and love it. We have a 2 bed flat with our 2 dogs and a house rabbit. The price we pay is competitive to other flats in Manchester. What we love about the apartment: - Location: Next to the Lowry Hotel there are lovely places to walk, great for our dog walks, we feel extremely safe here, there is an ASDA right outside the buildings, 5 minute walk to the city centre, there are three restaurants within 3 minute walk and three takeaways. - Apartment: Nice layout, we like the size of the living space, one bedroom is slightly smaller than the other, there are two bathrooms (one with a shower one with a bath), the kitchen is nice as it is integrated into the living space but doesn't feel prominent. Note that there is only a small fridge/freezer. We don't mind this because we shop little and often. - Facilities: There is a post room in each building, all your deliveries get taken to the residents hub and you can pick them up at your convenience, there are rooms you can hire, areas to work in or relax in. There is a two floor gym. I think eventually there will be shops and bars etc underneath the buildings in the commercial areas. - Furniture: We have a furnished apartment and the beds are very comfortable. We like the L shaped sofa. The other stuff we have tried to hide (just because it feels like too much furniture for us) but it is still nice. The sofa still looks good after 3 years and the mattresses are still comfortable. - Staff: They are AMAZING here. From the front of house, to night staff to maintenance team - they are all so nice! There are quite a few staff members who have been here from the day we moved in and it's nice that you can build a relationship with them. They are s down to earth and nice. There is probably more to add here but I want to write a proper review when I have thought about it all on the HomeViews website :)

Chapel Wharf is amazing, beautifully designed apartments with modern finishes and great natural light. The facilities are top-notch, including a well-equipped gym and 24/7 concierge. Building management is responsive and professional, and the property team genuinely cares about residents. Clean, secure, and brilliantly run, highly recommend.

I'm still trying to process my disappointing experience at this housing development. Despite paying for a comfortable stay, I was met with unprofessional behavior from the staff. They would often discuss personal matters of other tenants, making me feel uncomfortable and uneasy. The environment was toxic, and I felt disrespected and unwelcome. I brought my concerns to the management's attention, but nothing seemed to change. The lack of care and attention from the owners or board was astounding. I felt unsafe and ultimately decided to leave. I wouldn't recommend this place to anyone looking for a peaceful and respectful living environment. It's a shame, because I had high hopes for my stay.

Would highly recommend renting at chapel wharf. I lived there for a year, and it was a really convenient, modern and clean place to live with all of the staff being super helpful. I have to give a special mention to Natasha who has been absolutely amazing in assisting us with our move out process, ensuring a really fair and attentive service regarding our deposit retrieval! :)

Just left my single flat, i had it for more or less 6 months but it has been the best place I’ve ever had in six years around Manchester, modern, very organised, staff is top, very nice people especially Natasha who helped me big time. Will definitely rent again. Thanks you all

I’ve lived here for 3 years, and I couldn’t be happier with my choice. The local area has everything you need, great shops, restaurants, bars, and open spaces to enjoy. The transport links are convenient, with easy access to buses and trains, making commuting a breeze. Plus, parking is generally available, and the street is peaceful with minimal noise. The development itself is fantastic. The design is modern, spacious, and filled with natural light. The building management team is incredibly responsive and efficient, quickly addressing any concerns I’ve had. The property management keeps everything running smoothly, and the communal areas are always well-maintained.

I don’t actually live here, but it’s certainly not for the want of trying. I’ve been trying to move here for some time, and recently gave notice on my current flat ready to make the move to Chapel Wharf. I’ve sent numerous enquiries and normally had fast informative responses of availability etc. however my last response I feel is nothing short of unacceptable, and it’s clear this company is out for the money and to hit rental targets. I was advised that the only available studio was a brand new 14th floor in the latest released block but above my budget. I declined on that basis and said there must be more available over 4 blocks, but was offered nothing. The following week a studio, again brand new in the latest released block on 13th floor became available within budget, but by this time it’s too late I’ve had to renew my old tenancy because they said nothing else was available. However today I see there’s now miraculously a third flat available on the 11th floor within budget. Why were these not offered originally? I know, because this company is letting out the highest floors first which are at the highest prices to meet targets and saving the lower priced flats until last. I’m very disappointed with my experience and expected much better from a well know Developer.

Wow, I have never had a better experience than moving into Chapel Wharf. The staff are absolutely AMAZING and go completely above and beyond for even the smallest requests, particularly the guys Rob and Andrew who are always on hand to help with anything overnight - they are super helpful and friendly. Liz is absolutely fantastic as well, again - so friendly and welcoming, always around to help and was an absolute star when I had to go to hospital. Swaren is great too, always asking how we are and chatting to us. Genuinely can’t fault them and the service they provide, day in and day out. I always recommend my friends to live here as it is such a pleasant place to live. Everything on your doorstep, brilliant team and the apartments are lovely. The parcel system is fantastic as well and so is the gym - two floors! The only downside is the storage (the drawers look lovely but fit virtually nothing in!), the fridges are tiny (you can ask for a mini one free of charge) and there’s no space in the storage cupboard to put things like hoovers etc. Also the carpets look very cheap but other than that, everything else is fabulous. I love living here so much but the best part is hands down the staff who make the process of moving in so seamless. Clement delivered our show around and was very thorough to make sure we were happy with everything. Teddy was fab showing us around as well before we moved in. Can’t thank them all enough.

Dandara states that the “health and wellbeing of our customers and team members is always of the utmost importance” unfortunately this isn’t the case. Two weeks ago over a thousand residents were left without any running water for the several days with the water returning periodically during that time. The only compensation or recompense offered was a refund on any purchased bottled water but there was no thought about hygiene, preparing food, flushing the toilet etc and not much in the way of apologies either. There have also been security concerns which Dandara say they are in the process of fixing, issues with the WiFi and the lifts continuously breaking down. Over the three years I’ve lived at Dandara, the services have decreased but the price has managed to increase year on year. The on-site staff are lovely as well as the maintenance team but Dandara do not seem to care about their residents health or well being only profit.

We only managed to stay for 1 year but the accomodation and the free gym that comes with it is well worth price. There were never any issues but if there were, issues were dealt with straight away on the same day. The check in and check out process was straight forward and made our lives so much easier.

Lovely looking apartments but no cupboards for hoover/ ironing board etc .. all apartments have a single fridge with one shelf freezer as it was in the 1960s ... apparently they assume most people will eat out every night ..shame as the staff were so nice but I think at £1200 plus per month the advertising is misleading... at the end of the day anyone with an apartment being advised to buy a stand alone freezer to sit in their lounge is ludicrous

My son moved into this place, and when I first moved in, there was no furniture, which was an absurd experience. It seems there was a miscommunication, but the manager was very kind and prompt, and finished installing the furniture in one day. Thank you very much.

I would highly highly recommend this place for anyone who is coming to manchester for the first time or been living in other parts . Such a comfy space with all the important amenities, such helpful and considerate staff , well in there communication as well as dealing with any sort of issue , i myself never ever had a problem living in dandara in last 2 years . It just due to some personal reasons i had to shift back yo my country otherwise i would have lived here as much as i can , felt like home every day . Much love and best wishes for the wonderful team.

Stayed at Chapel Wharf from April 2022 - March 2024. Overall, I had a lovely experience here. The community driven feel is appreciated, with a "club house" filled with work spaces, seating, 2 kitchens and a film room to enjoy, along with areas that can be booked out. The actual apartment is nice and works for use. The staff are very attentive, polite and professional, and always are available to assist with any issues. The move out process was smooth, and have no issues at all. Overall, I would recommend staying here!
