I have rented a flat through RA residential, the team was so helpful and friendly, during my stay they were very responsive to my enquires and send immediately someone for any maintenance issues. The check-in and check-out processes were very smooth.

Royal Arsenal Residential, nothing Royal about them! -No management in entire lease period -Poor maintenance of flats -Rude and unavailable staff -Oversold, under-delivered -Scammers with checkout policy We rented from Royal Arsenal Residential for a little less than a year, and found the experience to be terrible. For the attention given at the beginning, and the amount that we paid in fees, we expected the service to continue through our lease, but, it quickly ended as soon as the monies were exchanged. As two professional people working in London, we expected from the initial service that we are moving into a well respected, safe family friendly neighbourhood. Riley Giddons, the manager of the flats, was unresponsive and rude. He was terrible to deal with, he regularly missed appointments or would reschedule them at the last minute. Our first meeting with him, where he was meant to walk us through the flat, was three weeks after we had moved in. When he would show up he would likely be late and complain that it was his day off - not something we were told about when scheduling the appointments. When he would come visit he would promise to fix many things around the flat, this included a broken shower door, a leaky shower head, faulty fridge/freezer, broken mailbox, a wardrobe which was completely unusable, were still unfixed by the time we moved out almost a year later - and when we emailed him early on during our stay to let him know that something was broken or in bad shape from lack of maintenance during the previous tenancy - he would try to first blame us quite aggressively and then say he would come over but never do so and would stop answering emails on the subject. When we first came to see the flats, we were told that our rental amount was high because it included a parking space, which we told them we didn't need. They assured us that the parking spaces would be easily rented out, and that they would be happy to advertise and lease it out for us. In our tenancy there, they never contacted us once about the parking spot, we followed up multiple times, once we were told that it was "on a list", and others went unanswered. Royal Arsenal Residential is just after your money. When it came time for us to move out, it took weeks for us to settle all the chargers. They first responded saying that we were going to be charged for 7 hours of cleaning, this shocked us as we had the flat professionally cleaned after we moved out, and they had said they were going to have the carpets replaced as they were in very bad shape since we moved in (something we had been asking for also since we moved in), so we couldn't understand how our small flat could require 7 additional hours of cleaning. It took three weeks before they would even give us that estimate, in that time they were having showings, and we even found the flat advertised online - with new pictures - so it must have been in decent shape, if they were able to show it and take advertising quality photos. After countless emails and phone calls to Royal Arsenal Residential, which had to be escalated up to the managing director, due to Reily's lack of communication, we were worn down, and finally accepted a reduced £300 charge - we recently bought a home, and didn't want to let thing thing drag on for any longer, tying up our deposit. During our entire tenancy we found Reily's communications to be short and rude, and extremely condescending when speaking to a woman. I would not recommend renting from Royal Arsenal Residential, they don't look after their tenants and are just out to make a quick buck. And don't listen to them about the safety of the neighbourhood either, while living there i had a man who would follow me around the neighbourhood (stalk me down dark streets, and wait for me), and there has been multiple cases of people being attacked in the area - it looks nice but it's just a dump. Check out the residents page for updates on these sort of things and talk to the residents if possible to understand the real picture.

Very Unproffesional Estate Agents

We have been left very disappointed with the approach this estate agents has taken to a property we were due to rent from them. They had taken a holding deposit larger than most and then not even attempted to do a credit check before sending out an email to say our property had gone back on the market. Not a personal call or email to advise us this was the case, just the standard subscription email that goes out to any email that is signed up to the company. I feel extremely dissatisfied with the handling of our situation as they didn't even have the decency to call us to let us know that our property had fallen through. The way we were spoken to after finding out was in such a way that seemed they 'couldn't be bothered' without even doing the credit check as to save themselves money. I have rented through many different agencies and I have never been left with such a feeling of disappointment from an agencies incompetence.

I haven't even been able to book a viewing yet, and I can tell you this is the WORST most UNRESPONSIVE and UNPROFESSIONAL real estate agency I have come across, in my 10 years of renting in London. I have filled 2 contact forms on their website, called 4 times and even tried to go to their office...which does not exist...they work out of a flat. Their website is completely out of date and their staff incompetent in returning calls or passing on messages. This is the type of agency that gives real estate a bad name. Stay clear of them. I can only imagine what services they offer once they take your money...

I have just finished a 5 month tenancy with Royal Arsenal Residential which was extremely pleasant. From the moment I met the letting agent for the initial viewing of my property I was treated politely and professionally. As a busy professional myself, Royal Arsenal Residential worked around my schedule to fit in the viewings and continued to do so when I had queries during my tenancy period. The team there were very welcoming and helpful when I told them that I was to cut my tenancy short, not because of the property but personal reasons. They continued to work around me whilst re-letting out the property. Denna Henderson, the letting agent, in particular was extremely professional and helpful. When I had a leak in the flat due to a loose bath plug, she came over within 2 hours of me informing her and had a plumber at the property within 24 hours who fixed the minor issue without a problem. I also enjoyed the personal feel of their Facebook page, which instead of filling your feed full of new properties, actually informed you on historical elements of Royal Arsenal and any interesting additions to the area. As a lover of boats, I was especially interested in a post regarding a boat that had docked on site and was holding tours - this was a nice touch for someone like me not from the area and who didn't know many people locally. I would absolutely advise moving with Royal Arsenal Residential and intend to do so again in the future.

Rented a flat with this company last year. Can honestly say they are the worst letting agent I have ever dealt with (I have had 20+ years experience renting within London) they are initially fine when it comes to signing up, prompt in taking your money but as soon as they have this they completely ignore your calls and emails. You have next to no hope of getting any repairs done in a fast manner .On one of my few occasions meeting one of the employees they were wearing a tracksuit top and jeans... hardly the professional attire you would expect. Also they are based out of a flat, not an office like the website implies which means they can hide away and ignore you when your trying to get them to resolve any issue. I have spoken to other residents and other staff around the area and every person who I have spoken to who has had dealings with this company share the same opinion as me. Luckily I have now moved out one of their property. Avoid this company like the plague there's other companies within Royal Arsenal who I am sure would be better than these clowns!

The letting agent I got in touch with was unhinged and rude. Please do not take your bad day out on people trying to find a home. Get a grip.

I've lived at the Royal Arsenal Residential for the last 5 years. Its such an amazing place with a great community, easy to commute to and from to Central London and other destinations. Apart from the parking problem for visitors and sometimes residents, living here is recommended. Lots of restaurants and amenities are available. You can get from/to Royal Arsenal Residential by DLR, National Rail, River Boat and soon Cross Rail.

One of the most professional agencies I have ever had a please to cooperate with. Very helpful, prompt with responses and polite. My point of contact was Reily Giddons, his manner, enthusiasm and knowledge impressed me from the start, he had been very helpful during and after the tenancy with any issues. When my mum got sick they fully supported me and were extremely compassionate. I highly recommend this agency.

It's been a pleasure to rent through this agency. The whole team is great, friendly and helpful. Sometimes the communication could be a bit better, it was great before pandemic but since Covid started the communication became a bit slower. Overall it was a good experience and would definitely rent through RAR again.

Royal Arsenal is a very nice area to live and the services of Royal Arsenal Residential made it even better. Moving in as well as moving out (I left because I changed jobs and relocated back to the Netherlands) went very smooth and totally hassle-free. Would definitely recommend!

We rented through Royal Arsenal Residential for almost 2.5 years and it was a great and stress free experience. Whenever there was a maintenance issue it would get resolved immediately. All the staff are incredibly friendly and were very knowledgeable. Can’t recommend them enough!

Initially I was very happy with the approach and enthusiasm on display with the entire team. Then once a deposit was paid and the deal fell through, they became impossible to contact. I left countless emails and phone calls, and now, three weeks later i finally have my deposit back. Arrogant, rude and very unhelpful. Would not recommend to anyone.

Moved into the area recently, and the agent I met, Denna, is actually a local resident who has been invaluable in providing help for those new to the area. Despite not finding a flat through her company, she has still continued to provide friendly and useful advice, which has been a major help since i moved in.

I’m an overseas landlord and have been very impressed with RAR since they took over the management of my flat in Royal Arsenal. They take care of everything and communicate really well. They are good at what they do - no hesitation in recommending.PositiveResponsiveness, Professionalism

The RAR team have been superb throughout the very stressful sale of my shared-ownership property, plus the management of the tenancy while I was working overseas. I can't thank the team enough for their support, advice and kindness over the past 3 years. I would recommend RAR in a heart beat. Thank you :-)

A fantastic conversion of an old group of factories into a place where, if you like living in a concrete jungle, is a great place to live, with all the amenities of modern London living. On bedroom high rise flats at £700k each. Lots of mad rich people living there.

Given the previous reviews were 12 months old, I thought I would reserve judgement and try them. All I can say is that previous reviews are right. They were unhelpful, unresponsive, expensive and, to cap it all, rude. Under no circumstances could I recommend their services, to anyone, ever.

Cowboy agency.

Cowboy firm. Total lack of professionalism. Would often avoid calls, e-mail chasers, left door unlocked when granted permission to access property for routine maintenance. A real stain on the excellent Royal Arsenal development. Will use London stone next time, at least they have their own office!
