Tenant Beware, based on our experience with these folks, please consider below: 1. If you are a tenant, just take 1000 photos when you will arrive as they may find errors (non humanly visible through eyes) and try to find ways to deduct money from your deposit 2. Tip: Please note they have super expensive cleaners that you can use to avoid conflicts 3. They have their own definition of professional cleaning, so no matter what you get done its never clean unless you use - you know whom

The most unprofessional lettings agency I've even come into contact with. you would think they do not want to rent for landlords. in particular Denna, terrible!!! I hope she's an intern as she should be paid for her level of unprofessionalism. Lied about sending email, booking views and was rude on the phone. avoid this place if you can.

Shambolic. Kept overpaid rent for 6 weeks in our final months. Scammed us out of £400+ of the deposit by taking photos of a dusty letterbox & window OUTSIDE drop marks weeks AFTER we vacated. The list goes on but basically can’t be a real business, likely to be salvaging funds by skimming all of their tenants. They also entered the property without permission and lied about it, blamed faulty electrics on the builders - after setting up the property for rental - How!? The owner of the agency doesn’t respond and attempts to gaslight you all while ignoring requests for basic documentation. Just Don’t bother! You will regret ever viewing a property with their cowboy staff….who may turn up drunk!

Having spent 2 years great years in Woolwich I can highly recommend Royal Arsenal Residential. They offer great service (without being at all intrusive), are always contactable and genuinely seem to care about what they do. A special thanks to Reily and Denna who made my stay very hassle free!

The worst worst worst agency I’ve ever met! We have moved out for six months still haven’t got our deposit back , they tried so much to deduct the deposit even we have checked out with a clean flat as it was. However RAR chose to not respond us at all! We are going to take some legal actions to get our deposit back!

Horrible Agents!!! Stay away as many people having exactly the same experience

I see previous reviews are old so I want to update everyone that still in 2023 these guys haven't change their awful approach. They initially have a friendly approach and then put pressure on you to pay the deposit ASAP. If you have any hasitation they will say the flat will go back to the market and they will take your deposit. I had a very bad experience and do not recommend Royal Arsenal Residential!!!

When I first viewed a flat I told the estate agent that showed me around that my partner and I had a bad experience with estate agents messing us around and the estate agent assured us that they were not like this. I viewed the property and put an offer in. The estate agent said that they wanted it to be mine and that I had it secured. I was told I would receive the paperwork for it that night. It got to 8pm and I had still not received the paperwork so I rang the estate agent only to get a rude text telling me to "stop calling". Eventually, I got the paperwork. The estate agents kept pressurising my partner and I for over 11 days for extensive information and statements from several bank accounts, all our savings accounts and kept demanding more. My partner and I co-operated as we needed a place to live. 9 days before our move in date they sent an email saying that we could no longer have the property. I view this to be highly unprofessional and I believe they should have phoned to say this. Knowing this was extremely short notice for us to find a new place to live, the estate agents piled us off and sent an email saying "good luck". We even asked for information as to why we could no longer have the property and they said that they did not wish to discuss this. They made absolutely no attempts to help us find a new place to live having stated that they don't mess people around. They proved this to be a lie. Would not recommend them at all. The staff are rude and unwilling to help.

Poor-Fair is inappropriate - the service is simply appalling. DO NOT USE THIS AGENCY They are impossible to contact properly, will lie to your face then make openly snide and critical remarks in correspondence. I have to say that they're probably the most unprofessional people I've ever come across.

Professional and experienced estate agents, rent with confidence! We rented from Royal Arsenal Residential for 6 years. The team is really friendly and always happy to help. The property we rented was in great condition and the few issues that did arise during our stay were resolved quickly and hassle-free. The deposit and inventory handling are done professionally by 3rd parties to ensure there is no conflict of interest. Needless to say, we got our full deposit back. In the end, we decided to buy our own flat so they even helped us find the perfect one. If you want the experts in the Royal Arsenal area, go with Royal Arsenal Residential.

The small flat we rented in Royal Arsenal was near perfect, as advertised. RAR were relatively accommodating prior to moving in. Seemingly through no fault of his own the initial agent we dealt with was under trained, and the tenancy agreement we signed failed to mention a locked energy contract that would be transferred into our names (something established only when the first bill arrived). Our experience post-tenancy was poor. Human error meant our apartment was double-booked before our tenancy end-date and we vacated early to accommodate. We had to chase to have our deposit returned - though once noticed this was resolved swiftly. One agent promised to arrange rebate of the overpaid rent as this was his error - we struggled to reach them many times following this. After countless emails and multiple phone calls over the course of three months, we managed to connect with somebody to finally resolve the issue. Overall, the team are bad at responding, seemingly poor at managing comms that might overlap between different agents, and convey an image that they only care about the individuals they deal with until they have collected their fees.

Terrible experience with the lettings team. They keep on uploading properties on rightmove but none of them seem to be available it looks like. I was in touch with Reily from their team - he blocks your diary, and cancels at the very last minute every single time - giving reasons like unavailable to get access from tenant, property gone etc. - very unprofessional.

Having seen an advert on facebook, I rented a parking space on the Arsenal from RAR. They were really friendly and helpful and quick to turn this around. Upon surrendering the space, they very quickly returned any outstanding money/deposit to me. Thanks for a great experience!

The WORST property agents in the world. Dealt with a guy named Reily Gibbons, the ego on this guy is insane. He seems to be the only agent in royal arsenal and refuses to help anyone. Probably an owners cousin or something. shocking.

unprofessional and rude. I wanted to offer only £75 less then asking price and was told £75 shouldn't make any difference to me so I should give asking price. How would you know what makes a difference to me or not? When I said this decision is up to the owner of the property and not a letting agency they told me I'm rude. Excuse me? How on earth im rude that I'm only discuuing the options. These people forget that they work for landlord and work as also for public. Considering that I would be charged letting fee surely I'm their customer and should be treated as such. The man in the phone had a stinking attitude. Stay away!!! They think they own the bloody place. Royal arsenal riveside: without people like me you wouldn't even have jobs not sure if you realise that! Bunch of losers.

Royal Arsenal Residential (RAR) benefit from an array of great reviews, but don’t be fooled, many of them are from people commenting on the Royal Arsenal as an area, not the incompetent letting agency. I once saw a review regarding RAR that declared ‘I would rather s**t in my own hands and clap than ever have the displeasure of dealing with these people ever again’ upon the conclusion of my own tenancy I can only echo that sentiment. Measures to pass ‘referencing’ are tedious, intrusive and in parts, completely unnecessary, but such was my need to move I decided to yield and go along with it. Upon moving in I arrived to no bed, no table or chairs, no washer dryer, this was advertised as a furnished flat. I then realised that the toilet had stagnant brown water & a build up of dirt and lime scale on the base of the bowl from where it hadn’t been cleaned a while, this was the case throughout other areas of the flat. I would suggest this is a bad start. I had contacted RAR the day before and was not informed of any problems at all. I don’t think a single apology was thereafter. When Reily from RAR came around to deliver chairs a few days later his attitude stank, he arrived put the stuff down hardly stringing a single sentence together and left. This was a sign of things to come. A Few weeks passed by yet I had not heard anything regarding the safeguarding of my deposit. I thought this was a simple enough case of ‘one that slipped through the net’ so I rang RAR & was told that this was had been submitted and all was in order. Luckily for me, an overly attentive colleague of mine listened in to my telephone conversation with RAR and insisted the cut-off point been and gone. So the next day I tried to call RAR but no answer, given the incompetence shown so far by RAR I started to worry as to where my deposit had been sitting for the last 5 weeks, I was left with no option but to contact the DPS directly. I provided payment dates only to be told that they had not received my deposit from RAR and given the delay I should now pursue the matter further. I Opted to contact RAR to see if they could hold their hands up, admit they lied and hopefully we could sort this matter amicably. The result was far from amicable. As soon as I had emailed the contacts at RAR to demand an update I received a phone call from Reily. Now what I will say is that whilst not accepting any responsibility(again) or even offering an apology(again) is one thing, but to personally insult a tenant over the phone is another thing entirely, especially when you take into consideration that RAR clearly lied to me in the first place and that the error was 100% their fault. What ensued were a tirade of insults and swear words, I was a tad taken back, this outburst coming over the phone from a guy who was unable to make eye contact nor utter a single sentence a few week prior when in person, but after much back & forth, Reily finally managed to calm himself & I told him under no uncertain terms to secure the deposit within 1hr.I had heard from a few people that regaining a deposit from RAR is nigh on impossible. My deposit was delayed, firstly, because I requested deductions for cleaning to be offset against the deposit & not paid directly to RAR or any third party. Despite this being the correct and common way of returning a deposit, this still clearly upset Reily, he saw fit to hold my deposit for a further few days, again ignoring calls and e-mail chasers. At this point I am baffled as to why this has irked them so? A week later I received a string of e-mails from Reily requesting for me to call him so I rang with bated breath! He wanted ‘do me a favour’ (sic) by avoiding any VAT on the cleaning cost & of course this offer over the phone. I refused, apparently this was a ‘silly decision’ bit rich, I digress. London stone properties appear to run a far better and organised operation. I’d suggest they are the go to estate agent for anyone looking to move to the Royal Arsenal.
