Buying a house can be a stressful process, but the team was there for us every step of the way. The entire journey took around three months, and throughout that time they were always professional, responsive, friendly, and willing to help with any questions we had. What really stood out was the personal touch and care they showed. Oliver came to evaluate my house with an aim to put it on the market. He was punctual, professional and went through a well put together presentation with a suggested realistic market price. Maxine was appointed to do the viewings and she did so in a very professional, respectful and considered manner. Jade was then my point of contact on both the sale and purchase of my homes. I also had contact with Michaela and Ammaarah. They were friendly, professional and kept me updated on all aspects of the sale and purchase of the properties. Jade offered advise when I asked for it in person, on the phone or by email. I wouldn't hesitate to recommend the team at the Royton office they have provided me with a fantastic service.

My experience with Ryder & Dutton has been extremely distressing. After purchasing my property, I discovered that Japanese knotweed had previously been identified near the property. I have since incurred significant costs for surveys, valuations and a proposed treatment plan, and the issue has delayed my landscaping project and affected my enjoyment of my home. What I find most concerning is that Ryder & Dutton’s response to my complaint is that I was allegedly informed verbally before completion. I do not recall being properly informed of the extent of the issue and have seen no written evidence that this information was clearly disclosed to me before I committed to purchasing the property. There was already a Japanese knotweed report in existence, and the vendor was aware of the issue. In my view, this information should have been fully documented and provided so that I could make an informed decision before proceeding. I am now pursuing the matter through the appropriate complaints process. Buyers should ensure that any environmental issues, including Japanese knotweed, are fully disclosed and evidenced in writing before purchasing a property.

UNPROFESSIONAL ** UPDATE SOLD WITH NEW AGENT IN 10 DAYS ** Their sales pitch is perfect, unfortunately their service is not! Do not work for the vendor! Just want a quick, easy sale doing no work! We were told they had clients suitable for our house, they didn't! The only thing they do is ask you to lower the price, no work done on their side to encourage a sale. We had to ask for it to be put in the shop window & ask for better pictures. They are not flexible for viewings to suit the needs of viewer, dont work adter 5pm when most want to view, just expect you to do it. They didn't fully look into viewers positions before allowing a viewing to go ahead as requested. PLEASE READ THE SMALL PRINT, THEY TIE YOU IN FOR 6 MONTHS AND THEN YOU HAVE TO GIVE 28 DAYS NOTICE. Also we experienced them being unprofessional, thinking they had put the phone down they continued to talk about us, laughing that they had lied about getting feedback for us when they hadn't. NEVER AGAIN AND WE DONT RECOMMEND! UPDATE- THE MANAGER DID CALL TO APOLOGIE FOR THE RUDE, UNPROFESSIONAL SERVICE WE RECEIVED FOR OVER 6 MONTHS. WE MOVED TO A NEW AGENT AND HAD LOTS INTEREST, HAD VIEWINGS & SOLD IN 10 DAYS!
