Leah and Claire were amazing, they went out of their way as agents to help us sell our property and were available whenever we needed them to give advice or communicate with the buyers. Having used multiple agents before, we found Leah and Claire (and Fine and Country) to be the best, they were flexible and modern in their communication style and the photos and videos they used to advertise our property were much more on trend and exciting than any other agent. Thank you both so much for all you’ve done for us!

I wholeheartedly recommend working with Leah Smith. She recently helped me buy an apartment in Richmond and made the whole experience exceptionally easy from start to finish. Leah went above and beyond to help us secure the property - she was very happy to take calls and reply to messages out of hours. She's also super friendly and very easy to deal with. She acted promptly to get things done and managed to strike the perfect balance between keeping both the buyer and the seller happy. (The sellers rave about her as well!). Leah is organised, knowledgeable, efficient, attentive and alert to every need. I could not recommend her more. Her support made what could have been an extremely stressful experience smooth and straightforward. She has a great sense of humour as well! (Always welcome!).

Leah did a fantastic job & let our flat in a matter of weeks where other agents had failed. She was savvy on the market, as well as knowledgeable & accommodating on the commercial side to quickly get suitable contracts in place. She also worked rapidly & effectively to build our trust after our working with a competitor agency for the last 5-years+, recognising this was an important factor for us. Leah also seems to work around the clock to get the deal done & kept us in-the-loop via WhatsApp, calls etc throughout the process. Would definitely recommend Leah as one of the most committed top agents in the area!

I dealt with Leah Smith and at first I was a bit dubious as to how an independent agent will work but I have to say from all the agents I have spoken to, Leah’s advice, knowledge and care that she took to help me and my family find a property was above and beyond any high street agent I have dealt with. We recently let our house out in St Margarets with F&C. Leah was absolutely amazing to work with. She was professional, honest, proactive and helpful and went above and beyond to find us the perfect tenants for our home. We cannot recommend Leah or the service she provided highly enough. She is a total superstar and a breath of fresh air, making something that was initially very stressful for us due to tight timings, into a really smooth and straightforward process. If you are looking for a trustworthy, tenacious agent to work with who will guide you through the process from beginning to end, then Leah is your woman.

We recently rented a house from Fine and Country in the Wentworth area. We dealt with Leah Smith from the get go and she was extremely professional and knows the market well. She did not waste our time showing us endless properties as other agencies have done. She listened to our requirements carefully and gave us a short concise shortlist, all of which would have worked for us. All four properties were in excellent condition and her knowledge of the properties and surrounding areas was very good. Her follow up is exceptional. All questions and queries were answered quickly and she has a complete can do attitude. We cannot recommend Leah and her team highly enough.

I don’t normally leave reviews but I have to say the service and dedication I received from one of the agents at Fine & Country was exceptional. I’ve had many a forgettable or terrible experience with many agents but Leah is not one. I might be picky, but she’s really listened and understood my needs the whole way unlike other agents who can be dismissive and unprofessional. Renting is always a nightmare but she’s made the whole process super easy for us. Thanks again Leah. 100% recommend.

AVOID. Specifically avoid Suzanne Moss who is a partner at Fine and Country East Horsley & Surrey Hills. Firstly, she is an extremely pushy sales agent who came up with a story about Russian billionaires being ready to take on a rental property if I didn't go ahead with her proposed deal (the deal was nothing special and even involved all rental monies being paid upfront). Secondly, when things don't go her way (in my case due to me pulling out of a deal unsigned by the landlord) she will threaten you, consistently and persistently. She complained as she was very upset as she had 'the Russians' ready to move in but furthermore she was unprofessional to the point of making legal threats to myself and my financΓ©. She stated that the landlord of the property in question was the former owner of Purple Bricks, an online estate agency and she stated he was a 'very powerful and rich person' and that they would be looking to cause me significant legal issues should I not go ahead with the deal. The main reason I pulled out of the deal was due to Suzanne's pushiness and not being happy with some areas of the property as well as the deal itself. Generally, your holding deposit will be slashed (I already paid ~Β£2.5k deposit) and made my offer in good faith. I didn't once asked about my deposit as I understand estate agencies have costs in terms of listing and viewings (for the record the property was never taken off the market as promised and is still listed till now). But no - this estate agency and specifically Suzi Moss is exactly what you wish to avoid if you want to have a smooth and pleasurable experience when it comes to a stressful time such as moving home. Suzanne has caused considerable stress and inconvenience with the tone of language, pushy behaviour and sales tactics as well legal threats made to me as well.

My experience with Fine & Country Estate Agents was nothing short of professional. Leah, our agent, was incredibly transparent and constantly kept us updated, ensuring we were always up to speed with everything. The world of lettings can be a minefield at times, but Leah's knowledge and expertise made the entire process smooth and stress-free. From the start, Leah was much more proactive in finding tenants than other agents who tend to sit and wait after advertising on rightmove etc. The quality of the photos immediately stood out and prompted the other agent to redo theirs. What also stood out was that there was less talk and more action compared to agents who tend to over-promise and under-deliver. I wouldn’t hesitate to recommend Leah to other landlords. Highly recommended.

AVOID AT ALL COSTS SCAM ARTISTS Booked a property for summer only to come to it completely uninhabitable, pee stains left on mattresses and all the rooms in a mess. The landlords junk was also all over the place. Best of all the concierge then demands me to give back keys and I officially can't stay in the property. This agency then laughs away and tells me to sue them whilst not answering any messages or calls! I immediately asked for a refund and was told to 'take it to court' Avoid this company at.all.costs

DO NOT RENT from these crooks! After renting a short let, our client was evicted and the keys confiscated by the concierge. The property was also filthy and had 10 rubbish bags that put housekeepers had to remove as not prepared properly for a short let. They breached the contract and then refused to have a conversation about it . Left Β£100,000 out of pocket and Shaun the manager said to see us in court rather than sort it out professionally. Ignored 10 calls to the office then had to track him down at office and he ran away . Cowardly and unprofessional

We have let our house out in St Margarets with Leah! Having had two other agents on it with no success, Leah approached us professionally and we immediately appreciated the honesty, drive, hunger and experience she showed so didn’t hesitate to instruct her. Pictures and particulars were quickly online and then so were the viewings, always accompanied by Leah. The attention to detail and personal service was quite honestly a cut above any estate agent we have ever dealt with. Always going the extra mile and seems to work round the clock! Nothing was too much trouble. She worked with us as a team and within a week she found us the perfect tenants. I think all parties agreed terms at 11pm! Who does this?! The aftercare once the offer was agreed was exceptional. Offering service after service and going out of her way to help with so many things we needed as we were relocating abroad which was very stressful! We’re abroad now and Leah has a key as she wants us and our new tenants to feel completely satisfied and is making sure everything agreed is to be honoured. Seriously, if you’re looking for an agent who is a breath of fresh air, just instruct Leah! Stuart, St Margarets

I recently had the misfortune of dealing with [Property Agency Name], and it was an absolute nightmare from start to finish. First and foremost, their customer service is atrocious. Calls and emails went unanswered for days, and when I finally did get a response, it was rude and unhelpful. The agents themselves are completely incompetent. They showed me properties that were nowhere near my specified criteria and tried to pressure me into making decisions on the spot. It's clear they are more interested in making a quick commission than actually helping clients find suitable homes. Moreover, the properties they manage are in deplorable condition. The apartment I was shown had mold in the bathroom, broken appliances, and the overall cleanliness was subpar. It was evident that the agency doesn't bother with proper maintenance or inspections. To top it all off, they are dishonest and lack transparency. Hidden fees and unexpected charges popped up at every turn, making the entire process feel like a scam. They promised amenities that didn’t exist and provided misleading information about the terms of the lease. In summary, avoid [Property Agency Name] at all costs. They are unprofessional, untrustworthy, and a complete waste of time and money. Save yourself the headache and go with a reputable agency that actually cares about its clients.

Absolute Nightmare of an Experience If I could give this agency zero stars, I would. From start to finish, my experience was nothing short of a disaster. Here are just a few of the many issues I encountered: 1. Incompetence and Unprofessionalism: The staff seemed completely clueless about their own processes and services. They were consistently unhelpful and displayed a lack of basic professional etiquette. It felt like they were more interested in chatting among themselves than attending to clients. 2. Communication Failures: Reaching anyone at this agency was a Herculean task. Calls and emails went unanswered for days, and when I finally did get a response, it was vague and uninformative. They never followed up on any of my concerns. 3. Missed Deadlines: The agency missed every single deadline they set. I had to constantly chase them for updates, and each time, they had a new excuse. This caused significant delays in my project and unnecessary stress. 4. Overpromising and Underdelivering: They made grand promises during the initial consultation but failed to deliver on almost every front. The final output was shoddy, subpar, and not at all what was agreed upon. It was clear that they lacked the necessary skills and resources. 5. Hidden Fees and Overcharging: The cost structure was deceptive, with numerous hidden fees that were only revealed after the fact. They overcharged me significantly, and when I questioned the billing, they were dismissive and rude. 6. Unethical Practices: I also witnessed several instances of unethical behavior, including trying to pass off others’ work as their own and giving misleading information to other clients. This agency clearly lacks integrity and transparency. In short, avoid this agency at all costs. They are unprofessional, unreliable, and unethical. Save yourself the headache and take your business elsewhere.

Leah from T&C came to us as a personal recommendation from friends who said she was someone who went the extra mile to provide an outstanding service and was incredibly hard working with an extensive knowledge of the market. She proved this to be absolutely true and we would also highly recommend her. She is proactive but not pushy and goes above and beyond to try and find the right tenant and seems to work all hours/days of the week to deliver the best service. She has a very friendly and personable approach which makes the whole experience much easier.

This estate agency is an absolute joke. I have had countless issues with them from lack of cooperation, outright lying, no urgency to resolve issues, rudeness and I can keep going on. They are here only for a quick buck, they don’t care about anything else. If you plan on doing business with these guys please stay FAR FAR away from them. If I could give them 0 stars I would.
