TrustpilotOver estimating values
The valuation on local property is constantly overvalued by 10% or more based on recent sales - the same recent sales Zoopla keep updating me with! Their algorithm tool is ineffective and misleading...

Hi,Thank you for sharing your concerns with us. We're really sorry to hear you feel this way about our valuation model. The Zoopla house price estimate is based on data fed through an automated valuation model (AVM), which analyses property information on all 29 million UK homes on a continuous basis. Our data comes from multiple sources based on a number of data points relating to property sales, values and home characteristics throughout the UK, including publicly available data such as that from HM Land Registry and Registers of Scotland. The accuracy of Zoopla estimates is influenced by a number of factors such as the current market values of homes, the quality of the information available on the given property and the availability of comparable properties in the area. This means that unique properties or those where the housing market is slower, may experience less accurate estimates. We receive new data all the time and above-average variations will be largely a result of changing property characteristics and the comparability of the property to the local market. Therefore, discrepancies and/or increases or decreases such as you have outlined are not unusual. Here is a Help Centre article that will give you more information on where we get our data from:https://help.zoopla.co.uk/hc/en-gb/articles/360005677897Nevertheless, we would like to discuss your property estimate further with you and we will now message you privately for more information. Many thanks,Zoopla Support

After sending emails to the property marketers and agents, I didn’t get any reply from them. This is my honest feedback.I am not based in UK now and I don’t make international calls to them. I expect them to at least email to me. What’s the use of using Zoopla if there’s no reply or follow up to the interested prospective buyers and clients? Thanks, Julie Angel Chan

1 star is too generous. My 4 bedroom semi detached house is valued at £600,000(a proper valuation) zoopla have it listed as a one bedroom flat valued at £174,000. There are no flats nearby. What is the point of zoopla if their information is WRONG and they are unable to correct it ???

Hi Teresa,Thank you so much for taking the time to leave us your feedback. We're really sorry to hear you feel this way. We’re sorry to say we cannot manually change the information (property type, tenure & room numbers) we show about any property at the moment. We are in the process updating our House prices section including improving our property attributes data to a more accurate model. Unfortunately right now, we don’t have the ability to manually add, edit or remove any property attributes and changes will only happen when we receive additional data from our verified sources such as HM Land Registry and/or Registers of Scotland, RICS Certified surveyors data (subject to the availability), live 'For sale' listings on Zoopla and Energy Performance Certificates (EPC).We're exploring the best ways to improve our data accuracy using automated systems. That way, you won't need to tell us if we've got something wrong. It's a long process, but we're doing everything we can to find the best solution. However, we do want to give our users the most accurate house price estimates possible and we’re always looking for new ways to improve. Therefore, we'll reach out to you shortly to look into your property's estimated house price range in more detail. Many thanks,Zoopla Support

It was annoying when I was told that there were eg 34 new properties during the week but the email only provided a selection of eg 10 to view. Having viewed the 10, it was not possible to review the remaining 30. I could only select "view all properties" and there was no indication of which were the new ones of the 400 properties available.

Hi Mr Aspinall,Thank you for leaving us a 5 star review and for sharing your valuable feedback on our experience with our site. All the for sale/to rent information on Zoopla is provided to us by the estate agents advertising the properties who are subject to our terms and conditions and code of conduct. When the status of their properties changes to either 'let' or ‘sold’, we request they mark the property as 'Let agreed' or ‘Sold STC’ on Zoopla if this is the case, but unfortunately, it seems sometimes this is not always done immediately resulting in our users finding listings in search results they did not expect. Listings generally take no longer than 24 hours to disappear from the website after the agent has requested its removal unless there was a technical error which we would be able to confirm. Our aim is to ensure that all information on our site is as comprehensive and accurate as possible so next time you see this it would be very helpful if you could select the ‘report listing’ option on the listing’s page (via desktop only). We will then investigate the issue further by speaking to the agent advertising the property. You can report them to us easily by following the steps outlined in this article:https://help.zoopla.co.uk/hc/en-gb/articles/360006033017If there's anything else we can do to help you with, be sure to visit our Help Centre where you may find many useful articles as well as a designated section for property seekers:https://help.zoopla.co.uk/Many thanks,Zoopla Support

TrustpilotSize, other specs & my notes visible to me on the listing
It would be useful to see the size (and other basic details) of properties on the listing and as an option in the filters. Also number of bathrooms or other specs. This way it is v tedious. Also, it would help if my notes, visible to me could be on each apartment photo so I save a great deal of time in my search.

When requesting houses they bring up flats and mobile home - a mobile home is NOT a house and even when filtering out mobile homes searches still bring them up. They should include a leasehod/share of freehold/freehold filter.. they are supposedly the top or one of the top UK property purchasing/renting site but very unsophisticated or accurate. Not impressed - up your game Zoopla!

TrustpilotInnacurate valuations
I know the properties in the area where I live very well. Looking at them and taking into account the improvements that people have made, the number of rooms, bathrooms, garages etc. Then taking into account the way they are maintained, the amount of land and the position of the property. In my opinion the valuation provided on Zoopla range from not quite right to totally inaccurate.

Hi Rodney,Thank you for your review and for sharing your concerns with us. We're really sorry to hear you feel this way about our house price valuation model. The Zoopla price estimates are based on a large number of data points relating to property sales, value trends and home characteristics throughout the UK, including publicly available data such as that from HM Land Registry and Registers of Scotland. This data is richer in England and Wales than in Scotland and Northern Ireland where it is not published. This makes our estimated ranges more accurate in the former. Our aim is to provide the most accurate estimates. It’s important to remember that the type, age and size of homes varies widely across the UK and this, coupled with the liquidity of homes in any local market, impacts the ability of any Automated Valuation Model to deliver an accurate valuation. It is important to remember that our Zoopla estimates are intended to be used as a useful starting point for researching the value of your home and are not the same as an agent valuation. If you want to get a valuation from your local experts who will inspect your home and take into account its unique features, a Zoopla estate agent will be happy to provide the most accurate price estimate for you.
