Reeds Rains were my first choice after years of experience of using them in my capacity as a landlord and finally as a property seller.The marketing of my property was quick and efficient, resulting in a quick sale at a sensible price with good advice at every stage of the process.

Worst company I've ever dealt withI beg anyone thinking of renting with these people to stay well away. In April the isolator switch to my shower became jammed on, was emitting heat and giving a strange fishy smell. I Googled it and it suggested the strange smell suggested compromised wiring and it was high risk for an electrical fire. I called out an emergency electrician and he stated that the initial fitting was wrong and that the shower was not safe for use. I reported this to Reeds Rains on 25th of April and despite chasing them repeatedly it still hadn't been fixed by the end of July when I moved out, so I essentially went 3 months without a working shower.I was given all sorts of nonsense excuses about the ticket being accidentally closed accidentally and then told that they couldn't find a contractor to come out to where I lived (which was Wilmslow so not exactly in the mountains). Eventually they sent an engineer who was a gas engineer. The problem is that there is no gas in the property! So again the problem was reported and still they did nothing.On top of that, they are now trying to keep my deposit to cover disrepair that was present before I moved in - they are essentially trying to get me to redecorate the landlords flat for free. They have the cheek to make claims against me but do not feel obliged to maintain the property on their end with regards to the shower.I've convinced 3 people to not rent with Reeds Rains and will continue to convince as many as I can not to. Save yourself a lot of hassle and stay away!

We’ve had lots of issues with Reeds Rains, the flat wasn’t very clean when we moved in and yet the landlord wants to take a big chunk of our deposit now we’ve moved out even though it’s so much cleaner.

Hull Sutton BranchWe have already made a full complaint and received nothing but excuses in return. Poor service, experience, attitude from staff and knowledge of their own company. Just wanted to make other people aware not to use them in the future for house buying or selling. Very disappointing in a time of sadness for the world; we should be able to support each other.

I’ve used Reeds Rains a couple of times to sell my home. I’ve always found the staff very professional, friendly and helpful.Nothing is ever too much trouble for them which is a big bonus when buying / selling a house! They take the stress out of everything!! I wouldn’t use anywhere else !

I have tried to purchase a property through this agent over the last 9 months sold my property twice and still not managed to buy the property lost my house sale because the buyers got fed up of waiting so finally pulled out just had enough.

This is my first time with an estate agent. I was anxious but once I started getting views I was less anxious. I was told the property would get sold however I was getting impatient and was about to give up. When I got the call to say I got a buyer and it was a guarantee. Well I was so happy that they were true to their word that they would get it sold.

GoogleI cannot fault Reeds Rains Rhyl at all, they have been amazing! I have dealt with both sides, rental and sales and they have always been excellent at keeping me updated, giving advice and really working together as a team. Nothing is too much trouble and they genuinely want to deliver a good service. The 2 Katy’s and Tom have been exceptional and I would highly recommend them. We used Reeds Rains in Bangor to let our property several times and have always received a good service. Sarah has been great and always found us excellent tennents. Some cheaper letting agents have opened in Bangor, but decided not to chance it as we have to date received a quality hassle free service. Would recommend.

Still at the early stages of the process but I cannot fault the attention and courtesy shown by all staff that I have seen and spoken to. If there is any criticism I can make it would be the fixed price fee of the agent. If I could explain further, I wanted to handle all viewings but there was no reduction of the fee offered knowing that the cost to them for handling the viewing would incur agent’s time and fuel which would be a saving to them.

We rented through this agency, and even though some of the employees are nice, there are some that are very bad-mannered also.The keys were kept even though the landlord gave the okay 5 hours ahead. The keys were not handed at the property but at the agency.The landlord requested for the agency to submit meeters and a contract, but neither was handed in.In the end, the landlord cut the collaboration for the property off too.
