GoogleIf you can avoid renting from these people, do. Despite several good reviews I have to say I had a terrible experience with R L Morris. I moved into a flat managed by them in January 2025 and work promised was not done - kitchen tap flew off in my face, for instance. I had a succession of issues - a ceiling leak that took four months to fix, an ancient fridge freezer with a bottom drawer just a solid frozen block - their response to this was for me to defrost it for three days! There is not always an emergency contact in place at weekends, so if you run into trouble, most of the time you're on your own. Finally they gave me notice, saying that the owner wanted to sell the flat, but that was a lie because it's back on Rightmove for rent again! 246 Albert Road E10. Everything is clapped out in the flat, I repainted and was promised £300 to compensate but never got it. Previous tenants said they had the same issues.

We would have to disagree with pretty much every point in your review.
Freezer - In working order and it is well within the landlords rights to request that you initially attempt to de-frost, as per our appliance engineers direct communication with you.
Tap - In working order prior to you moving in, with a repair followed by replacement completed - once issue reported.
Roof Repairs - Certainly took longer than we would of liked or expected, however as you know, there were a number of complex issues, which ultimately inconvenienced you as opposed to an on-going internal leak.
Notice - We can only act on a landlords instructions and once again, if a landlords circumstances change - they are well within their rights to decide against selling their own property, under the current legislation.

Firstly, we bought and sold through him to buy our dream house which was a complex transaction due to probate. He was incredibly proactive and keep the transaction moving as efficiently as possible. More recently, Richard has helped us sell a property in North London. I called on Richard to help when the local agent to the flat was having no luck selling it. Although Richard wasn’t local to that area, he was more than happy to help, kept the momentum going and found us a reliable buyer. Richard is excellent and I would recommend anyone buying or selling a property to use his estate agency services.

GoogleIllegal conduct, in contravention of Housing Act 2004. Failing to issue Prescribed Information, failing to protect deposit tenant paid in and failing to return deposit to tenant. Unscrupulous, deceitful estate agents who use underhanded tactics to hold onto tenant's deposit, motivated by greed. They ignore emails, phone calls, just silence. I note they are regulated by the Property Ombudsman who they cannot ignore. AVOID LIKE THE PLAGUE USE ANOTHER ESTATE AGENT!

We are disappointed to have read this review.
Although we do not recognise your profile name in conjunction with any of our current or previous tenants, given we have very few issues with current or previous tenants (as you will note from other reviews), we presume this relates one particular case where a tenant has recently vacated a property.
If this does relate to you this particular case, as discussed by phone and email we correctly advised on what steps should be taken following the end of your tenancy.
We were advised that you had not received your deposit back from your landlord or that any dispute was resolved within the required timeframe that relates to the tenancy deposit scheme.
You advised us that you believe your deposit was originally protected but not on renewal after a number of years in occupation.
As we do not manage the property in question, with the landlord protecting their own deposits we advised that you of the relevant steps you can take.
Unfortunately we are not responsible for protecting deposits where landlords have instructed us not to do so and your tenancy agreement will confirm the same. It will state that the landlord holds the deposit, which scheme it is held in and the landlord will have a period of time to provide you with the relevant certificate.
If no deposit has been protected or returned you can seek the relevant advice from the deposit scheme in which it had previously been entered into.
Whilst this may take some time, the great thing about the tenancy deposit scheme is that you as tenant are protected in situations like this.

R L Morris, a young dynamic company was our preferred choice from the five agents we reviewed . Our foremost requirement was suitable clients and their ability to pay the rent.
On both fronts we are delighted to say it has been a genuine success. The management service is comprehensive and can be tailored to suit requirements e.g annual check up, arranging tradesmen for minor jobs etc. Although we have been with them for less a year we would gladly recommend R L Morris as unique and outstanding service providers.
