Rosalie Kurton... a true Super Agent!

How do you describe the effort of a single individual in a few words? I cannot emphasise the gratitude that I have for Rosalie Kurton. She is the SINGLE reason that I am a homeowner today. Unfortunately, Douglas Allen and my solicitor J.S LAW have failed to keep me well informed or up-to-date over the past few months and in particular the last two weeks of my purchase. Rosalie however, was the ONLY person who ALWAYS answered my calls and replied to my e-mails. She would call my solicitor and my local branch regularly to keep escalating my queries on my behalf. Where others failed to maintain professionalism and lacked enthusiasm, Rosalie was able to keep both her and my head above the water at all times. On occasions, I had almost given up on the sale and decided to take my custom elsewhere. It was her persistence and hard-working ethic that led to the completion of this purchase. It was an absolute pleasure to work with you and your help is highly appreciated. I am still struggling to answer the question: How do you thank someone who helps you buy your home?

Fantastic result in exceptionally difficult circumstances

Ray Phipps at the Wanstead office was instrumental in the success of our recent flat purchase. From showing the property, liaising with the sellers and even arranging a personal introduction, Ray navigated it all with professionalism. However, it was at the end of the property transaction (after some serious external disruption on the legal side, for both parties unfortunately) that Ray really went above and beyond the normal job description of "estate agent" for us. Ray was proactive and sympathetic, and able to arrange a temporary solution to an issue created by a third party that ended up dragging on for three weeks. Without this support we would have been absolutely lost, so I cannot praise his efforts on this transaction enough.

Seamless Sale Experience [Wanstead]

As I am now based in Australia, it was particularly important for me to work with an agent who I felt comfortable with and who I could trust implicitly - particularly from afar. Ray and his team (Wanstead branch) have been incredible from start to finish; I admit, they were not the cheapest offer we received (my property has been in demand for many years so there was something of a bidding war just to be able to list it), however, they knew their worth and this made me respect them even more and having now completed my sale - WELL over the original asking price may I add - I can confirm they were worth every single penny. Approachable, professional and respectful without all the 'salesman' noise you can often get with agents, Ray and his team have been an incredible support from start to finish!

Just wanted to say a big thank you to Luke and Ray (Wanstead Office) for all the help you gave me selling me late Grandmothers house. Selling a property can be very stressful, but Luke and Ray gave me a first class service helped with any difficulties and were professional, knowledgeable and have great communication skills. Luke set up a WhatsApp group so if there were any problems or queries he replied quickly whether it was inside or outside office hours. Ray was very helpful when the property was empty he would check the property weekly as the insurance company required this and I lived in Bedfordshire which would been a long way to come.If you are looking to sell or buy a property I would definitely recommend Luke and Ray.Thank you Guys

Luke has managed the sale of our house at 44 Cowley Road Wanstead and our purchase of 33 The Warren Drive, Wanstead. We exchanged contracts on 11 August 2021.I first met Luke on 12 May 2021, when we were seeking estate agents to sell our home, having has a disorganised, unsuccessful and stressful experience with another local estate agent. At that meeting, he mentioned he had a buyer on his books who lived in a flat in Wanstead and wanted to move to a house in two specific streets in Wanstead, one of which was Cowley Road. Luke arranged for me to show this prospective buyer round our home on 15 May. In many ways, she is the ideal buyer for 44 Cowley Road (a mid-terrace Victorian property). During our time here, we have renovated it completely, so it now has really high-end kitchen, bathrooms and cabinetry. Despite these attractive features, some of the feedback we received from viewings the previous estate agent arranged was that families who were viewing felt that it did not have enough space on the ground floor for their needs.Luke made the difference by matching our buyer to our home almost perfectly. In many ways, it is the ideal house for her needs and lifestyle and she was very enthusiastic about it, on viewing. She is a successful, busy professional and clearly wants to move to a place where she needs to do very little work. That’s our house - because we’ve done all the work already!So, Luke knew our buyer because he had dealt with her before. He knew exactly what she was looking for. He matched us up with her and advised us on strategy (e.g. he thought the personal touch of showing her around our home ourselves would make all the difference, and I think he was right because nobody knows the property better than we do ourselves). His market knowledge effectively enabled us to sell our house off market at an acceptable price for us. This was a huge relief because I’m not sure we could have faced tidying and preparing the house for another round of viewings!Shortly after I met him, Luke set up a WhatsApp group with him, me and my husband Chris, which was a convenient way to keep in touch about issues that arose. He is really responsive, whenever there were any problems, he answered incredibly quickly, whether within or outside usual office hours! He managed the chain proactively and was available to chat through issues when they cropped up, and there were a few (I personally believe that the crazy “wild west” of the English property market means that such issues are inevitable!)Luke has a real eye for the deal. He’s obviously ambitious and enthusiastic, incredibly valuable attributes in this business. His client care was excellent and he (or Ray!) calmed us down the couple of times things got a bit stressful.Importantly, he actually kept what, at the time, seemed like a big promise he’d made. If memory serves, he said to me on 12 May: “I’ll sell this house”. And he put the work in to make sure he delivered.

Just writing to say a huge thank you to Luke & Wanstead Team for the sale of our property.We first met Ray, in September last year when he came to value our house and took me to view a property in Wanstead.Whilst this was not the right time to proceed, Ray’s professionalism, manner and friendliness, coupled with Douglas Allen being able to provide the full range of services we would need, made you a stand out choice for when it became our right time, a few weeks ago.Ray returned, agreed a price, that we were very happy with, having really listened to us and our thoughts and situation.Due to us having seen a property in Westgate on Sea that we wanted to buy, time was of the essence.That very afternoon, Luke and Carly, visited to view the property and we were again struck by both of your professionalism, commitment to doing the best for us but also your friendliness.It was lovely to meet you both having only spoken on the phone and you definitely lived up to expectations. Less than a week later, you had lined up our Viewing Saturday with photographer Ben, coming in the day before. He also carried out EPC report as well. Again, professional and friendly. Appreciated his phone call ahead to let us know he was on his way. Little things that stand out.The viewings were dealt with, seamlessly, by Ray and as a result we received an offer which following numerous discussions, significantly supported by yourself Luke, in the week following, finally saw us accepting their offer, £20,000 over guide price. The fact that we had so many viewings booked before going to market and that we had another full day booked that was not needed is a testament to not only your systems but to all your hard work. The speed has been exceptional. I can not also thank Luke enough for his interactions on our behalf with Fine and Country, Canterbury. Hugely key was securing that property and Lukes communication with them, Estate Agent to Estate Agent, made a huge difference to us.I think we have worked well together as a team and that, we believe is key. I cannot recommend enough the great team at the East Ham branch of Douglas Allen. We were the buyers when using Douglas Allen. All too often in London, the agent only works hard for the seller, not in our case. Maureen and the team worked tirelessly through what was a complicated and tricky sale. There were many occasions where Maureen would be working late into the night and during her days off to ensure that the sale stayed on track. Throughout our journey buying a property, we came into contact with a lot of agents in East London. None were as friendly and professional as Maureen and the team. What a kind and helpful man Nasir at Douglas Allen East Ham is

Although I'm not planning any immediate move, I'm nevertheless interested in keeping track of conditions in East Ham and Beckton, the areas I'm most likely to return to. I therefore decided to call a few of the local estate agents to try and get a general flavour of the current situation.The first three or four agents I spoke to were polite enough, it's true, but it soon became pretty obvious that they weren't really interested in speaking to someone who only MIGHT be coming back to East Ham to live. Then I discovered Nasir at Douglas Allen. His attitude was entirely different. The fact that I was calling about what's only a possible future move seemed not to be of any great importance to him. Not only was he happy to discuss the situation at the moment, but he actually went as far as inviting me to phone him for updates as often as I needed them.If and when I do decide to launch my move back to East London, Nasir is who I'll be calling first, that's for sure!

I just wanted to provide some feedback on my recent experience as a client of the Douglas Allen Wanstead teamI contacted Luke & Carly at the Wanstead office in despair last year. The fact that I don't own any part of the garden at the back of my property was proving a real problem and there was no interest in my (otherwise very nice) flat. The estate agent I was with at the time - Allen Davies - contacted me a grand total of two times throughout the whole time I was registered with them, appeared completely disengaged and uninterested in helping me and unable to propose any kind of solution either. I was really starting to think I would never be able to move.My experience with Luke & Carly was completely different. They clearly understand the market and the local area in detail and Luke gave me really good advice around pricing which ultimately stopped me from taking my flat off the market.I received regular weekly updates, from both of them, throughout the whole process and they told me repeatedly not to give up and that they were 'determined to get me moving'.Well they did and I am so grateful. Please find below an unsolicited review of Mr Luke Robinson relating to the sale of the above property 31 Cranbourne Avenue, E11 2BH.I truly appreciate and have personal experience of the stress one can go under when selling or buying a property. On this occasion we are the seller.At the beginning, I had reached out to 4 different agencies and from the first meeting felt that I could fully trust Luke more than other agents.What set Luke apart was his transparency, enthusiasm and positiveness about undertaking this project.He was very clear, concise and transparent while explaining his plan on how to market the property. We worked closely together to set a realistic price on the property based on Luke's expertise and experience. This allowed us to bring in the right group of buyers and avoid time wasters.Admittedly the property was in an extremely poor condition and this never dampened his willingness to represent us in marketing this property. His positiveness was very instrumental in reducing the stress we were under at the time.Luke worked incredibly hard from the word go. I do remember that he arranged 2 viewings within 24 hours of our first meeting. The effort throughout the process has been exemplary.Luke was always willing to provide constructive feedback on the refurbishment notably the quality of finish on decoration and the parquet flooring. This resulted in us working with the building company to remediate the issues picked out by Luke.Luke was always supportive from day 1 and must admit very patient as the refurbishment was delayed by a few weeks. He never forced us to cut corners on the refurbishment and in fact encouraged us to take our time to complete the work to a high standard. He was always willing to work around our schedule and managed to successfully complete viewings towards the end of refurbishment.It was also very impressive to observe the quality of marketing especially the pictures and the videos that were placed on various websites.Luke's attention to details has been quite impressive. He had always provided details of feedback from prospective buyers and provided his advice on the received offers providing expert opinions of where the offers stand based on current market level.I must admit that summarising the work and effort that Luke has put on this project will not do him justice and we are so happy that we have selected him to market our property.I wish him all the best in his career going forward and will not hesitate to refer him to friends and family. In fact we will definitely return to him as my son is looking to get a place of his own.
