GoogleI submitted a Subject Access Request (SAR) to Chris McAvoy Lettings after being declined a property due to an adverse reference from my current landlord.
Although documents were eventually provided, the landlord’s reference itself was fully redacted across multiple pages (pages 42, 44). This is the very information relied upon to refuse the application.
There were also unnecessary delays in responding. I was told “I’ll contact them (us) last thing”, yet no timely update followed, further prolonging an already stressful situation.
Under UK GDPR and the Data Protection Act 2018, individuals are entitled to access their personal data, including opinions and assessments about them. While third-party identities may be redacted, withholding the entire substance of a reference, without a clear, lawful explanation, raises concerns around transparency and compliance.
As a result, I have been forced to raise formal complaints with the Information Commissioner's Office and the Property Redress Scheme.
This matter has caused significant distress and delay, and has prevented me from understanding or challenging the decision made about my housing application. Prospective tenants should be aware of their data protection rights when dealing with this agency

GoogleAppalling experience dealing with this letting agent to view and apply for a property. My partner and I are both working professionals with two children. My first contact with this agency was a telephone call to enquire about the property and wether it was still available to view. I Spoke to Clare and after a few questions about us it was evident quite quickly they discriminate against children. The four bedroom property in question I was told only has one reception room and Clare sounded baffled that I still wanted to view the property knowing this with having children! At this point I knew that this was a bad sign. We went to view the property really liked it and applied. Didn’t hear anything had to keep chasing. Spoke to the director of the company Chris who was really unfriendly and sounded like somebody who really didn’t enjoy his job. Very huffy and not a pleasure to speak to at all. Still no updates had to call again another 2 times and was given no updates. Was informed by Clare via email around 5 days after applying that the landlord had chosen another tenant to go forward with. Well that would be fine and we accepted it however this was later discovered to be a lie and my friend was offered a time slot to view the property after we were told that somebody else had been selected over us. Why lie just be honest? It is a blessing in disguise because I would only like to rent a house with an honest and reputable company, this agency clearly isn’t either. I’m not surprised they have 1* 2* 3* reviews on all platforms because they are hands down the worst agency I have ever had to deal with. I am just glad that they are not my rental agency and I did not get the property as they are clearly extremely dishonest. I am sure in time we will find an agency that doesn’t look down their nose at people and are actually willing to help. If only they had a reference from our previous landlord they would see were are excellent tenants. When I called them after I found out my friend had called and it was still available she still continued to lie and said maybe they are just getting names for interest rather than answer my question about why we were lied to. My friend was actually given a time slot to view. They ignored polite emails from myself just requesting information on to why we were unsuccessful to help us with future applications.
Can’t take constructive criticism when challenged. We are honest hand working people and do not appreciate being lied to they did not like it when I called to inform them that they clearly discriminate and lied to us!
Be aware of their Covid guidelines if you have to deal with this agency. I tested positive following the viewing and informed Clare by email about this for track and trace purposes as I did not have her full details to provide to the track and trace service. She ignored the email and when I informed her again over the telephone she said she is working to procedure. Clearly not as she is not self isolating and still continuing to work after being exposed to coronavirus.

Whilst I do not normally respond to public reviews where a complaint has not been made direct, this reviewer made serious allegations about our coronavirus protocols and alleged discrimination. In response, I attempted to contact the reviewer via letter, emails, telephone calls and text but no response to date. In my written correspondence to the reviewer, I advised the actions we took once we were eventually informed (after their application was declined) of the positive test. I also requested proof of the positive test and an explanation as to why Test & Trace were not notified when they did have all the necessary contact details. On the alleged discrimination, I confirm the tenants at the time had children.

FacebookDiscriminate against families with children. Very interested until they hear that and then start fobbing you off rather than just be straight with you.
Make excuses of not having access to the property and can’t contact the landlords but then in the meantime I made another enquiry as a single tenant and was offered a viewing. Property has now been let the next day despite not having access to it to do viewings.
Absolute disgrace of a company to be operating on this manner.
Couldn’t believe my experience until I looked online and saw google and yell reviews stating almost identical stories to my own experience. Could not recommend them less if I wanted to.

GoogleWe were tenants of Chris McAvoy Letting Agency for 2 years.
We lived in an old property and experienced extreme damp in our first winter, whereby three of our rooms became covered in mold. We asked, when viewing the property, whether it was susceptible to damp as there was a dehumidifier in the living room. The agent assured us that there was not a problem and the dehumidifier was there as they had recently painted the walls.
We notified the agency of the damp problem within 9 months of our tenancy.
Ultimately, the damp eventually got on to our clothes, the carpets and created a severe moth infestation. Despite this, they continually assured us that they would resolve the issue.
We eventually had to terminate our tenancy after 14 months of inaction.
Throughout our tenancy, we found their communication and professionalism poor.

GoogleHave been trying to view a property through them but this has proved to be quite tricky. Had emailed twice through Zoopla but no response. As we both work, we need to view after 5.30 on a weekday but there was much thought needed about this and no positive answer as to whether this would be possible. We wanted to go on Saturday (the day we called) but they shut at 1pm and couldn't organise it. How about next Friday morning? We both have the day off work?! We can't do Friday morning for you as we have a coffee morning on Fridays at the estate agent......At which point we gave up and bowed out gracefully.

GoogleAs a landlord, I recently had a property become vacant and I used Chris and his team to find me another tenant. After a brief period of marketing, I had a choice of three excellent candidates and the property was re-let with minimal downtime. His staff in the office were always helpful and gave first class customer service every time. My property was let quickly and efficiently. I felt that there was a real quality to the procedure as they tried to find me the most suitable tenant rather than just anybody to close the job. Having previously worked alongside the lettings industry for fourteen years in corporate estate agency, I feel particularly qualified to thoroughly recommend this firm and personally I would not go anywhere else in Atherstone for a letting agent.

GoogleMe and my partner viewed a property with them and was told they would process our application and get back to us, after a week we got invited for a second viewing and was told the property was ours. 5 days later we receive an email informing us that we had not been successful even though we had been told that we could have it. After this absolute waste of time we now have 3 weeks to find somewhere to live otherwise we are homeless, thanks a bunch 👍

GoogleI use Chris and his team to let out more than one property for me. I honestly can not fault the service I am given in both quality and value. All of the tenants I have had have been thoroughly vetted and although it may sometimes leave some applicants disappointed it guarantees a no hassle tenancy for me as a landlord. I have used a few other agents before but have never had a better service. If a tenant moves on there is never a period of my property being empty. A popular, fast and affordable company!

The tenants he provided were, without exception, very prompt in paying their rent and always left the properties in a clean condition at the end of the rental, which showed that his vetting of prospective tenants was spot on. When we decided to leave the rental housing market, Chris even managed to put us in touch with another landlord who was interested in purchasing our properties. I would recommend Chris to both landlords and tenants as his professionalism in his attitude to his business is spot on.

Google!!!Strongly advise you DO NOT use this lettings agent!!!
I had my 1st encounter with this letting agent 2 weeks ago and have had nothing but bad service from the out set, 5 times a call was made as I wanted to view a property with them they did not ask my situation or if I work full time etc, the only details they had of mine was my phone number I was them promised a call back with a time I could View, 3 days later after having no call back I called and was told they could not gain access to the property, this then happened 5 times over the course of the past 2 weeks with no calls from the agent and me constantly chasing. I then put in my 6th phone call to now be told that viewings have been carried out and the property has now been let! As an estate agent myself I am appalled by the level of service I have received!! TERRIBLE SERVICE!! STAY CLEAR
