Awful development…there’s no parking, very few visitor bays…social imprisonment you will not be able to have guests round. No amenities, awful noise pollution from Tesco Distribution Centre and the railways, the Eurostar in particular is extremely loud when zooming past. Poorly built properties, can hear upstairs walking around there’s no soundproofing. Poor transport links, nearest stations are 30min walk away or a bus away. L&Q are abysmal, Countryside are abysmal, they will ignore your emails and put the phone down on you when trying to resolve property repairs which they will not carry out for months on end, useless. Phase one has been complete 3yrs and the “retail” units are still empty, just one very expensive little Sainsbury’s. What was meant to be a lovely park is now a swamp infested with bugs, mice and rats. Basketball court under the flyover is a breeding ground for crime. The surrounding areas is set to become a CPZ zone with Beam Park excluded from applying so if you drive you will have nowhere within a 20/30min walk to park. Crime riddled development that stinks due the nearby sewerage and is on a floodplain.

Appalling service, worst ever experience with a house builder

Countryside Homes have treated me appallingly from the start. We reserved a new build plot with them, then about a month later, despite our reservation, they put the plot in a buying scheme, which meant we could no longer buy it. We chose another plot and, 3 months later, without any kind of discussion or notification with/to me, they sold it to someone else. Again. So, twice in a row, we reserved a plot with them and they just sold it from under us. Over three months, I made multiple attempts to contact Countryside, to discuss our arrangements. They wanted me to reduce the price of our house, which I said I was open to, but then they continued to ignore me and not return calls or answer emails, so we had zero contact or discussion. I called their offices and was told they’d get back to me, but they didn’t. I sent emails and they were all ignored, from the local sales rep right up to their head of sales. They used an intermediary, ‘Move with Us’, and while they were more responsive to me, they never managed to persuade Countryside Homes to actually contact me.In short, Countryside Homes are extremely unprofessional and you cannot trust anything they say, in my experience. My advice would be to have nothing to do with them, there are a lot of their competitors who will treat you with some respect.

Terrible. I went with my mum and my 3yr old daughter to speak with one of the team members about buying. He was lovely, however when we went to see the showroom he said my daughter could stay inside as she was in the kids area colouring in and it’s a closed space, so one if his colleagues assured us that she would keep an eye on my daughter. BARING IN MIND ITS AN INCLOSED OFFICE AND YOU NEED TO PRESS BUTTONS TO OPEN THE DOOR. Anyways after coming out of the show room not even 5 minutes, we all come to the shock including the gentleman showing us the room that my daughter had managed to come outside through the main door and was looking for us by the little bridge outside. The lady who said she would keep and eye on her let her walk past her and press the button and walk out and didn’t try to stop her. This is a 3yr old child something worse could of happened to her and no apology or anything.

We wanted to buy one of the 4 bedroom houses... going for £565K. However, after making a deposit of £1K to register our interest, we were told we must "exchange" within 28 days of registering our interest. Which means, we must deposit around £52K (10% deposit) within 28 days. We are not able to get £52K as we are getting the money from remortgaging our current property. Most lenders won't exchange until after the valuation of the property. This is a property is that yet to be built, expected time of completion March-April 2023. Due to this circumstance, the management cancelled our registration. They promised to refund us the £1K, which will take another 28 working days to get into my account. So, if you're looking to get a second property and your deposit is coming from your lender for the remortgage, Beam Park development is not for you. This scheme is for those who has a lump sum in their account and who are willing to take the risk for a house that is not ready until March 2023 So there's no consideration for those living within the Borough who probably don't want to move out due to kids school and distance to their work place. I feel this should be reviewed to allow everyone with equal opportunity. Although the Sales Consultant that we spoke to was genuinely apologetic, but it doesn't change the fact that we were declined the opportunity.
