Quite frankly, the worst property investment company out there. They will tell you over 65% occupancy when you purchase - but that never comes into existence. They take a massive cut of the guests' pay, and once you take off your own outgoings (council tax, bills, maintenance etc), you're left with nothing. There is constantly something wrong with the properties and none of the team care about the properties, they act like they do, but nothing is done, or it's done to a poor standard.

It is disappointing to read that you believe the team does not care as this is something we pride ourselves on. If I could give zero stars, I would. For property investment, run as far away as you can. Residential Estates are completely untrustworthy and don't do their due diligence on developers, which has resulted in many investors losing their money. I was one of around 14 investors on the Cavendish development which was never completed and resulted in us all losing ~£50k each on our deposits as the developer disappeared. A number of us have also tried investing in other properties with Residential Estates, and on many occasions, the properties lost value within a short period or were not making enough income to cover the mortgage, or simply not mortgageable. They make promises to return reservation fees if borrowing can't be obtained, but then renege on this. On another property, Capel Garth, the developer also did a runner and they had to cancel the investment altogether. None of my attempts with them were successful, and not due to any fault of my own. I urge anyone who is looking for a good property investment company to go elsewhere - I have now had the opportunity to meet a number of Residential Estates's investors and I've not come across anyone who has had a good experience at with them, but we all share the misfortune of having lost a lot our life savings due to the way they conduct their business. I wish I had never engaged with this company to begin with, please stay as far away as you can.

We are sorry to read of the above and your experience. As you know, the Developer for Cavendish Court regretfully fell into administration, of which we as a selling agent have no control over.
This was a developer that had previously completed on sites and had funding behind the project with a bank that would not lend with someone who did not pass all their stringent due diligence checks. We have a full pack of Due Diligence that was carried out on the development before sale which we can and have offered to share with you.
As you know, we have and continue to try and find ways of resolving the issue via alternative developers for the site. As per our client care forms and the advice you would have received from your solicitor acting on the purchase along with their checks carried out, all off-plan property investment carries a certain level of risk and we regret the issues the Developer has caused on this one.
As for the Capel Garth development, as you point out, we pulled investors out of the development due to us not being comfortable with the situation there to ensure no clients lost money. The final property you mention completed successfully to a high standard but you were unable to obtain a mortgage for it.
We advise all clients to do their own financial checks before purchasing a property that they intend to finance. Despite not technically being owed your reservation deposit back from the developer, we as a company refunded you part of it (even though we did not hold the deposit and it was with the developer), of which you agreed in writing to us.
To reiterate, we are very sympathetic with your situation and the other investors of Cavendish Court but this was that particular developer that ran into Administration and not ourselves.
We have successfully sold and completed on hundreds of developments over the years and unfortunately, as with all Property Investment companies, issues can arise with 3rd parties that are beyond our control.

As with the review below, we are very sympathetic with yourself and the other investors of Cavendish Court. However, your claims are incorrect that we conduct zero due diligence and evidence of this can be provided to you.
Off Plan property investment carries a certain level of risk regardless of what developer you purchase from unfortunately. Something which we advise before the point of purchase and is part of the Client Care document you signed.
You also had a Solicitor acting for your purchase that would have advised of these risks and done their own checks on the Developer and funding etc.
We have successfully sold and completed on hundreds of developments through various developers over the years and we regret the issues that arose with this particular one.
You and the other investors also know that we did not just simply walk away from the issues the Developer caused, and we did and continue to try and find ways of the Development finding a solution through another party.

Bought an 100+ years leasehold property from them and signed up a three-year UNDERLEASE assured rental agreement with the same developer who stopped paying soon after the first year then gone into administration. Residential Estates just washed their hands off while legal owners are denied keys and access to their lawfully owned apartments, with absolutely zero control, while the developer still claimed ownership for all the apartments in the building
