The staff Linley and Simpson really want you to find your dream home. Emily Dooley and Alex Woodhouse assisted me. They both looked after me, demonstrated professionalism, understanding, were friendly, polite and welcomed any questions I had to ask. Ms Dooley arranged the viewing, ensured I had all the information I requested. She was personable, willing to assist and professional in her approach to her work. Mr Woodhouse showed me around the property. He is also personable and positive in his approach to his work. You can tell he loves his work and genuinely enjoys helping buyers to find the right home appropriate for their needs. He is considerate because he really thinks about the needs of a buyer and not just want they want as regards their property specifications, but also what's important for a buyer to consider regarding the surrounding area ie schools, supermarkets good transport links etc. Mr Woodhouse has extensive local knowledge, so he was able to confidently answer my questions regarding the local area. Mr Woodhouse is also very efficient, as after the viewing, he promptly responded to questions, I had about the boiler and roof, after he made enquiries with the sellers. I continue in my search for the right property and Mr Woodhouse advised that he would send me details of any other properties which may suit my needs So I would definitely advise any sellers or buyers, to contact Linley and Simpson, as I had a very positive experience dealing with them and you will too.

The house sale took nearly a year to go through, and there were some issues. The girls and Linley and Simpson in Pudsey offered me a first class service, and they went above and beyond with the help they gave. Jodie took control of many situations and was very good at her job. She was professional, hard working and someone who showed good experience at what she does. Emily was also very professional, and kept me calm during the process, again an experienced worker. Olivia answered calls to me throughout and was polite and professional. All the girls worked well together as a team, communicating well together, it was a pleasant surprise, where often communication can break down. Alex also helped with the move overseeing any problems. It was nice to come into the branch and see a happy work environment, and that these girls knew there job, and how to look after someone. I had a great experience with this branch and I would not hesitate to buy or sell another property here. Thank you.

One of the standout features of our experience with Linley & Simpson was their digital-first approach. They used this cool website called Goodlord to do the reference and credit checks and deposit payment, which made the process stress free. Alex Woodhouse did the valuation of my property and immediately I knew I wanted him to sell my house. He was very professional but still personable and I really appreciated that he listened to what I wanted in terms of a price, time frame and all the finer details. He seriously alleviated the stress of putting my house on the market for the first time and despite being busy, he always made time for me if I needed to discuss anything or ask for advice. I have to add, I was really impressed with the photographer who did my photos, the finished marketing brochure looked great! Overall we had a very good experience selling our house through the Pudsey branch. The initial meeting with Alex and Emily, photography and marketing of the property was very professional, and as owners we had control of the final output. We dealt primarily through Jodie but other members of the team picked up our queries and dealt with them promptly when she was not available. Jodie was excellent at keeping on top of progress with conveyancing and chasing down the various parties in the chain; in one particular instance highlighting, then pursuing where a legal firm had failed to perform part of the process, thereby ensuring we met our completion date which was time critical. I did go into the branch at one point; it has the look and feel of a professional practice. I was greeted warmly and got to speak directly with Jodie who is lovely to deal with. During such a stressful time, the best thing was that Jodie kept in frequent contact with updates on progress. For us, the communications was absolutely paramount. Well done!

STILL WAITING FOR REPAYMENT OF MY DEPOSIT A MONTH LATER…… Awful unprofessional and clueless company to rent from. They don’t care about you or your personal needs. They are unprofessional and even before I got the keys they cc’d me into confidential emails between them and other tenants. The property had dirty blinds, a dirty oven, a dirty toilet and even Starbucks cup left in the property when I got the keys. Lied about the furniture that would be included in the property. The stuff they did include was old and falling apart. Door handles and taps broken. The plumbing in the Boiler was shoddy causing a burst pipe and whole ceiling almost falling through. Poor workmanship throughout the whole property as well as penetrating damp in every corner. The washing machine was also plumbed incorrectly and had hot water pipe going into it, leading that to burst too! Furthermore, they will try to charge you UNLAWFUL fees as they attempted to charge me more than the legal £50 threshold to make a change to a tenancy as well as after a tenancy has ended. Somehow don’t understand that a joint tenancy can be ended by one party serving notice… especially exhausting and frustrating having to deal with the person called “Jodie” No doubt they’re now buying fake reviews or just bribing people to leave one Now they’re unlawfully withholding my deposit after trying to claim some of it for cleaning fees - UNLAWFUL in itself - but now adding on other charges just for the sake of it. Glad I’m not living in one of their scruffy properties anymore but it’s a shame they won’t release my deposit. I am now having to take further action to get it released because clearly they’re trying to pocket everyone’s deposits.

Jodie and Emily went all out with the property I was buying. The seller was very awkward, but they didn't let that fluster them. There were times when I was calling up to try and find out information really frequently to assuage my nerves and they made the time to speak with me and reassure me that this was not anything I was doing wrong. I was a first time buyer, and I'm both not from the UK and autistic, so I had a fair bit of anxiety going through this process, the awkward seller didn't help! Emily also went above and beyond when I went to the property to try and get an electric certificate done. Not only was she able to do it last minute (the buyer had refused to do the gas and electric check, left a load of trash in front of the fuse box and then decided they wanted to complete right then) but she also helped a lot with moving the items the seller had left so someone could get into the fusebox.

I wanted to give Lucy Carr from Linley & Simpson a special recognition. I was in touch with L&S through OnTheMarket about a property valuation. And Lucy was kind to contact me, and despite me missing her call, when I called back and I missed her, she called me promptly within seconds. Lucy went out of her way in helping me find the rental valuation of my property very promptly, and after speaking in the morning, by midday she came back to me with the figures and professional explanations to back it up. Usually when someone asks for a valuation on the fly it is not for anything in return, but in my case, as Lucy was exceptionally professional, really polite, prompt and efficient I did not want her efforts to go unrecognized. I could not recommend higher. Efficient, professional, and excellent service. Anyone who has had to deal with estate agents will know that there can be a wide range of quality and service across different agents. I can say without doubt that Linley and Simpson Pudsey sit at the top of my list and set the bar high. We held 2 days of viewings and were sold stc in a week at a great price and with a number of prospective buyers. I would especially recommend Alex Woodhouse and Jodie Kitchen. Alex did an excellent Job on our listing and the valuation was spot on - a hard task in this market as can be seen by how many Properties sit unsold and suffer reductions. The viewers we saw were impressed too - a number commented that ours was the first property they had seen which was as good 'in person' as it was on rightmove, testament to quality and accurate marketing. Jodie was also fantastic to deal with and managed to procure and arrange a significant number of viewings around our difficult schedule. Ultimately, sales are about trust. Time and again Alex and his colleagues have demonstrated to me that placing our trust in them is deserved.

I personally dealt Alex Woodhouse who managed my sales process for me. I am not the easiest of customers to deal with, lack a lot of patience and Alex was first class from the start of the process to the end. Estate agents get a bad rep and at rightly so based on my previous experiences. I engaged the usual big 3 to value my house, fully prepared to use an online agent, putting the extra work in myself. From the first meeting, the local market knowledge & natural enthusiasm held by Alex was outstanding. Although I was slightly sceptical about the valuation, Alex could demonstrate why he had come to that figure & with houses coming to market after ours I could see his reasoning. We achieved our asking price & by going with L&S we gained about £30k. L&S also more than earned their fee after the survey by working with our buyer to explain items in the survey & keep the original offer. Buying / selling is an emotional rollercoaster & the day on day communication from Inez really helped at the peak points! I don’t regret going with a traditional agent & in the end Alex and Inez really helped us to afford our dream home.

After viewing numerous properties online to rent and not been successful, I had completely given up hope. In sheer desperation I actually called into the Pudsey branch in person to ask for help and was greeted by Alex who was just incredible from start to finish. I was very emotional and stressed and he offered me a drink, some tissues and a smile. Within 5 minutes of sitting down I was presented with a list of suitable properties and he actually offered to take me to view one there and then. The entire rental market in UK housing is of course, a financial and moral disgrace. Everything is grossly expensive, with private landlords making way too much money for doing literally nothing other than owning stuff, and letting other people pay off their mortgages for them. But if we must have such a system, and the ever inflating house and flat prices followed by an inevitable crash that goes with it, then we may as well have a good management company. Linley & Simpson do a good job within a bad system. Emma Young helped me transfer a rental property into my name and was very responsive and helpful. Couldn't fault the service at all, and I'd be happy to work with their rental team again! Well "happy" is a bit of an overstatement. Mainly because I can't afford a mortgage.
