Choose Cubitt and Best !!!

The team at Cubitt and West have been everything you could wish for in an estate agent. The fees are competitive and the service they provide more than justifies their fees. From my initial interaction with Julian, viewings with Katarina and Tony, they work collectively as a team to ensure the best possible outcome for the buyer and seller.My property was slightly unusual in the market and they promised me that they would find me a buyer and they duly obliged. I cannot thank them enough for helping me move forward with the next stage of my property journey and would fully recommend them for both sides of your property transactions. I would say Cubitt and Best.

Zoey, what a superstar!

Zoey, what an absolute asset to Cubitt and west! Zoey, has the most friendly, lovely and bubbly personality, she was very honest and knowledgeable in her role and acted with the upmost professionalism. Zoey showed us around the property and knew answers to all the questions we asked, her communication skills were top notch and she got back to us very quickly. Horrendous

Horrendous, lazy agents. Great sales pitch from Leeanna up front, which is the only time you'll deal with her - Once she's "closed you" by making you feel you've built up a meaningful relationship, she's on to the next victim.The staff have no respect for your property - "Don't worry about taking off your shoes" - Do the bare minimum to get by and then when you get a buyer the progression are all part time with an abundance of annual leave! An absolute nightmare for continuity!I can't believe the audacity, and if you need to express that you're unhappy they leave you waiting forever for replies and just don't care!Please use someone else, save yourself the pain.. Choosing the right agent is as important as choosing the right solicitor, it would be a mistake to choose Cubitt & West.Beware the fake reviews on here making them look better than they are. When questioned I'm sure they'll say this is false - Happy to share my experience with you in more detail if it helps you avoid making the wrong decision..

Another property sold sucessfully

We had another great experience selling a second property in 18 months through Cubitt & West notably because of Kurran Vasdav who acted quickly and had a buyer in just a few day of marketing. Kurran really knows his trade and is well trusted to do the right thing for the customer. We have to also call out Tamsin Billingham who is an absolute superstar. She not only managed the transition post sales to completion but was pivotal in ensuring that everything was followed up on in a timely manner and really and truly managed both ours and the buyers solicitors ensuring they acted timely and effectively. Both Kurran and Tamsin are great assets for Cubitt & West and should be recognised for going over and above. Thank you team!

Describing the service of the firm as abysmal is being too kind

The agents did not listen to anything we told them and did not take the time to understand our situation. - The agent responsible for selling our place were changed with such frequency that we had more viewings from the estate agents to see the property than actual viewings from potential buyers. - Initially we were advised to list our property at an excessive amount. We felt the price was too high and raised the concern. We were assured that Cubitt & West knows what they are doing. We had no viewings of the property during this period.- We requested the price drop to a fair price but we were advised to use an even lower amount, we raised concerns and stated the price would give us no room for negotiations but we were assured that they sell properties at close to listed price and received in writing that they will be: "...Selling at full asking price and once we have an offer on the property it will be up to me to ensure I negotiate them up to a price that works for you". This was not even close to being achieved.- Whether the lockdown was in effect or not, the agents did not want to show the property to potential buyers and expected us to, even though we have no sales experience. If we had wanted to show buyers around, we would have chose to sell privately. When we attended viewings to purchase our property the seller's agent (other estate agents) were present every time.- The agents did nothing to get our property sold, approx 97% of the activity came from rightmove.- The agents will straight up lie. Our agents claimed they did the work to find our buyer by speaking to him and that he would not have known about the property if they did not direct him to us. We know the buyer discovered our property by chance when he came to view another property in our building (listed with another agent) and saw our property's for sale sign.- When our property was sold, we had an issue with the surveyor that was sent. He compared our Freehold property with massive communal gardens and space around it to Leasehold properties with little to no space around it. We asked the agent to contact the surveyor and get an explanation. The agent said it wouldn't help to raise the concerns with the surveyor but that they would contact them. Our requests were ignored and no response was received.- The agent wasted our time for 4 months and then put us in a position of having to accept a bad deal or restart the process with another agent.- Be warned not to fall for the recommendation of using their in-house mortgage advisor or conveyancers:- The in-house conveyancers are not necessarily cheaper, we found them to be more expensive than our personal conveyancers and they take about double the time to get anything done. The communication is poor. These conveyancers seem to sit back and relax as they are assured of their jobs.- The internal mortgage advisor could only get me the same deal as my bank and they charge you an additional £500 approx. The workload on you associated with this mortgage advisor is about an extra day or two worth of work in collecting paperwork and calls compared to using your bank.- Based on my experience using Cubit and West, I had less stress, less time wasted and less cost when I sold and bought a property privately.- This Company does not deserve their commission as they do very little to nothing to help you get your property sold.- When I told the branch manager that I was upset about the service, she showed no interest and made no attempt to rectify the issues raised. She stated she does not know where this complaint is coming from even though throughout the process we sent numerous e-mails and phone calls raising our concerns.EDIT: Cubitt & West basically denied any wrong doing in their response to my complaint. It was also revealed to us that when we originally purchased the property from them two years prior they did not hand over all the keys to us. When we moved agents they informed us they still had keys to our property, which we never gave to them in the first place.
