I think this is still our management company but we rarely hear from them unless they're chasing money! They rarely reply to an direct email and hide behind a no reply email address. We pay close the £3,000 a year to them and they seem to just put it in their pocket. There have been a lot of issues raised to them, including no bin collections or cleaners for weeks but they don't seem interested. They have delayed on broken safety items for many months which makes the flats we live in unsecure and potentially voiding any insurances, they have not removed graffiti on the "N" word which has been in our communal area for a month. They seem like a typically bad property management company not interested in the safety of the residents, taking our money and not caring whether we are safe, secure or healthy. No wonder the contact person at the business changes every few months. They must get sick of all the complaints and fobbing the residents off. 0 stars is what I wish I could give them. Their previous guise of EIGHT ASSET MANAGEMENT (EIGHTAM) LIMITED has been expelled from the property ombundsman and their accounts are overdue with HMRC.

It is with such sadness that I leave a negative review of Belgravia because they used to be so great and we'd been on a real journey together - I'd like to clarify that the negativity is purely for the service since EightAM took over; we had an amazing experience when Annette was owner of the company and they managed our estate fabulously. However, sadly since new ownership and management, the service has been absolutely terrible and we've made the decision to leave. There is absolutely zero communication, we've had so many supposed 'agents' dealing with the site, we don't even know who to speak to anymore (the turnover in staff is so high and they don't consult on anything much). We are totally ignored most the time and the service isn't great - they changed the bank accounts without even notifying directors, upped their prices for sellers packs (after we signed a new contract and without the courtesy of telling us), and refused to do the paperwork for a new director despite being instructed multiple times, whilst refusing to allow another director to resign despite them giving months of notice! They never answer questions and won't get more than one quote for works. It's just such a mess and reminds me of our previous company who we took to the ombudsman. Again, it is such a shame because Annette was amazing and I trusted Belgravia under her leadership, completely. Sadly though, the new owners have not maintained her level of service of professionalism. Maybe if you're a tenant or selling your house, they'd be great, but as a block management company, they're awful and it saddens me greatly. I would leave a 1* but feel 2 is kinder because it used to be the best around.

Annette and her team at Belgravia Management have been managing our apartment block from the beginning and we have lived here for 10 months. We can only sing their praises for the professional and personal service they provide. They respond to emails and telephone calls promptly and efficiently. Any issues or points of concern raised they listen to attentively and work effectively to find solutions. Since our occupation they have been presented with many challenges but Belgravia have resolved these quickly. Well done BBM!

I have applied for a rental property with belgravia and the agent that works for them asked me for a deposit money to reserve the apartment so that in the mean time they could do reference checks all my checks come out good but they declined my partner because they said we didn't make enough money that I needed to make £1950 a month when we both were making £1800/£1900 a month together so then they keep going in circles and asked me to get a guarantor , so I did and our income was £2400 pounds but again they declined making up excuses because I'm not English but they didn't want to give me the right anwser and going in more circles for the last 3/4 weeks now. I have been in UK for the last 19 years always worked never received benefits I have a full time job for a company net worth £26billion so my job is secure and all I been asking now is my money back and they refuse to give me my money back saying it's to cover the costs they had with reference but on the form they gave me to fill in , mentions that if they decline me I'm intitle to get all my money back but still they refuse to give me my money back now I wonder how many people they have done this too??NegativeResponsiveness, Quality, Professionalism, Value

This block management company is a complete letdown. In the past week alone, numerous tenants, including myself, have reported leaks, and they have yet to take any action. Their neglect and disregard for urgent property issues are not only frustrating but also potentially damaging to our homes. It's beyond disappointing to see such a lack of responsibility and care. I would strongly caution anyone considering their services or staying in a property managed by them.

Sabrina came to our meeting with Ukrainian nationals fleeing war. They are having difficulties navigating the rental property market and Sabrina offered some solutions. She also quickly realised that there are issues which the letting industry needs to address. She recognised that it is very difficult for Ukrainian war refugees to meet the criteria usually required to access accommodation and is working to encourage people in the industry to look for solutions to these problems. It is lovely to meet someone so professional and prepared to go the extra mile for people in dire need of help.

I have to say, I am not the type to leave online reviews but I felt I had to in this case. I have had multiple dealings with a lovely young lady, Akina-Marie, and I can’t sing her praises enough. She is kind, patient, knowledgeable and generally has a friendly nature that is hard to find within property management / estate agency type fields. I have previously dealt with the complete opposite types of people at Belgravia so I’m really happy to see they’re moving in the right direction with their choice of team. I had an extremely disappointing experience with this block management company. Their communication was utterly useless, making it nearly impossible to get any updates or information about the properties they manage. It's clear that they lack any care for the properties under their supervision. Maintenance issues were often ignored, and it felt like they were just collecting fees without delivering any value in return. I would strongly advise against using their services.
