Used this agent to view a property and I was extremely disappointed by their lack of professionalism throughout . They came across as rude and unhelpful at every stage . They avoid answering basic questions and stating that there was no way of getting the answers due to the owner being deceased yet we was able to find out the answers ourselves , to me this seemed deliberate and avoiding transparency . It also seemed like they was using pressure tactics to secure a sale by asking us for best and final offers without even acknowledging any information we requested at all . I won’t be using these for any future viewings in any of their sales and certainly won’t be using them for any of our sales either .

Unfortunately, this has now been the third time we’ve had the same staff member conduct a viewing, and the experience has consistently been disappointing. She has arrived late on each occasion, did not show us around the property, and was unable to answer even the most basic questions about the house, such as how long it had been vacant. Instead, we were left to look around on our own while she remained downstairs on her phone. On our second viewing she didn’t even realise that we had already bought the property, which was very concerning. This gave the impression of very little effort or interest, which really let down the overall experience.

I cannot stress strongly enough that you should avoid using Royston and Lund. Whilst my sale went through, it was not because of Royston and Lund, but rather the efforts of other estate agents in the chain. If the other parties in our chain had estate agents of the same calibre as Royston and Lund, I have no doubt that our sale and purchase would have completely fallen through.

GoogleLet out a house on Foden Road that had rats inside the house, mould, dirty inside, stains, wires under the bath, a boiler that is not fit for purpose and then tried to tell me that the issues that were in the house previously were done my myself! I was told by Jade (ex-employee) the Landlords friend works/owns Royston & Lund so the checks were obviously not done properly prior to me moving in (explains boiler). My child suffers with Asthma and has been constantly ill GP said it was due to mould an damp but when I informed Royston & Lund they promised someone would come out but that person never did and then they served me with a Section 31! Don’t use these estate agents they are a joke!

We value your feedback and strive to address any concerns raised by our tenants. After reviewing your claims thoroughly, I would like to clarify a few points.
Our inventory clearly demonstrates that there were no rats, mould, or dirt present in the property when you moved in. We keep detailed records to ensure that each property meets our high standards of cleanliness and safety.
The boiler was in working condition at the beginning of your tenancy, as evidenced by the gas safety check conducted prior to your move-in. When you reported a boiler issue, the landlord immediately instructed British Gas to address the issue.
Please be assured that our management team is independent from the landlord. Before entering into any tenancy, we conduct thorough checks to ensure that we are compliant with legislation and that all parties adhere to the terms of the agreement.
We have confirmed that each time you reported an issue, a contractor was instructed to address it. In certain instances, it was necessary to reschedule appointments upon your request, which we endeavored to accommodate to the best of our ability.
You mentioned receiving a Section 31 notice, but the landlord was entitled to issue a Section 21 notice under the terms of the tenancy agreement.
It is unfortunate that you feel that we did not meet your expectations, and we aim to provide a fair and transparent service.
