I have been asked to send my feedback on the service provided to me by ACJ Lettings which I am very happy to do so. I wish to commend on the high level of professional help which Seren Jeremy has been giving me. There had been a few complicated issues arising from dealing with the general management of my rental property which required highly delicate and tactful handling. Seren dealt with it effortlessly and helped achieve our desired results. She is a perfect bridge between my tenants and myself. I am sure the tenants are equally happy and as satisfied as myself in the service and help provided by her. She appears to me to be a calm, fair, levelled-headed, sensitive, capable and proficient property manager. As a landlord, I am extremely happy to have Seren acting for me as I totally feel safe and trouble-free knowing that she is there for me.

I had a viewing with Alison in may, I instantly fell in love with the property for me and my little boy, Alison was amazing though out the process and went above and beyond to help me secure the property, the process of moving in and paying holding deposit while waiting for checks was smooth and simple, I was kept up to date all the way. Everyone was lovely and really helpful from viewing the property to getting the keys and any questions. I’ve been here almost 4 months and I’ve had no issues.

Recently let my house out with ACJ and dealt with Lisa - superb service and very efficient at what she does. She got me a fab client very quickly and have never looked back. ACJ appear to be experts on the Rental market and would certainly recommend them.

So far my correspondence with Alison had been nothing but positive. After the first rental I had agreed on was subsequently let to the friend of the owner, Alison went above and beyond to help me to find somewhere else, a property that I have signed on today. I have never had to rent before and all the other agents either didn’t return emails or simply never answered the phone.

DO NOT USE THIS UNPROFESSIONAL, THIEVING COMPANY! After not receiving the legal paperwork or the Ts&Cs prior to paying a holding deposit, we were informed that we had failed referencing and therefore lost a substantial amount of money that was supposedly non-refundable (unbeknown to us). This is in spite of their outsourced company, Rentshield, calling us directly to confirm that we had in fact passed referencing and were ready to proceed with our tenancy agreement. My partner and I were upfront with the company, who told us after 4 working days of the landlord umming and arring with his wife, that he wanted to pursue other tenants due to the high demand of the (overpriced) property. Fair enough - as a landlord, that's his entitlement - but not at the cost of our holding deposit. After being passed between 5 incapable letting agents, the manager, Jason, illegally offered to transfer our 'null and void' money to a different property should we rent another property with them within 30 days (please see attached). This is a complete breach of the Renting Homes Act 2019 and breaching their license they must uphold under Rent Smart Wales! Appealing the complaints process, the manager Lynda, rudely and unprofessionally hung up my call! Legal action with Rent Smart Wales and Citizens Advice Bureau has been actioned. AVOID. AVOID. AVOID.NegativeProfessionalism

Awful. Especially Jason Whiteley. Whilst trying to book a viewing he accused my partner and I of lying about our financial situation. Despite this we put in an application to let a property, we then had to chase this up a week later and were told that Jason had called us and we told him we didn't want to go ahead with the property. Obviously that didn't happen, we had not been contacted by anyone and had intended to go ahead with the letting. It seems he took an instant dislike to us and simply did not put our application in to the landlord.

Don't try to rent with this agency. They wanted me to fill in a long form agreeing to rent the flat before I would even be allowed to see it. And then when I questioned whether they'd sent me the right form they told me the price of the flat had gone up £50 a month in a few hours. I assume they put a lower price on knowing they will contact everyone telling them the rent's gone up just hoping people will agree.

Thank you for your reply Juniper and I’m sorry you feel this way. As part of our pre-qualification process we ask all applicants to let us know their position before we book viewings. As you will appreciate the rental market is extremely competitive at present with demand higher than ever. This process (all be it a little bit lengthy)ensures we match the right properties to you and is something we only ask prospective tenants to do once with us in a given time period. With regards to the rent increase we will look into this internally.

ACJ Have honestly been a pleasure to work with. Particularly Natasha and Victoria who’ve been supportive and addressed all my concerns throughout. I’ve recently moved into a new property and they helped ease the process for a smooth transition. Reason for 4 stars was it wasn’t as clean compared to when I viewed the property however, really grateful for all the help ACJ provided.

From the buyer side: no pressure or hustle when viewing and the house was promptly taken off the market when the offer was accepted. I appreciate this approach and would transact with them again. There are some agency’s who hustle and as a result I would avoid buying from them if possible, so as a seller it’s important to choose an agency who will be straightforward and transparent. People’s livelihoods really are on the line when it comes to housing as a for-profit-market

Been using ACJ to manage properties for the last 12 months now.. had a few issues with the change over (Jeffery Ross) which was frustrating! however staff have been fantastic.. Harriet is exceptional, always honest and gets the job done! .. Alison and Sebrina are also like a breath of fresh air

ACJ are quite literally the absolute epitome of your worst letting agency nightmares. First and foremost, they are there for the landlord. Anyone looking to rent from ACJ should be careful to ensure that they are covering every basis before they set up living in one of their homes. They are keen to get you in, and the transition to your new home will be flawless but that's where the service ends. ACJ quickly absolve themselves of anything that could possibly go wrong at your home, be prepared to battle them to listen to your maintenance requests. If you should challenge them on this, also be prepared for their final answer which is, "It's not our fault, the landlord isn't responding". On taking over the property as a single tenant I was advised by a very enthusiastic Jason that on keeping the property I shouldn't bother locking in my monthly price as it is highly unlikely to change, being the trusting fool I am - I agreed. As you can imagine by now, ACJ went on to advise me very soon after then that my monthly rent would be increasing. What was probably the part that stung the most, is that on asking for their evidence to support this - it was Jason who provided the background research and paper to increase the monthly price. Thanks Jason, you crafty devil - I hope there was commission win that for you, otherwise like, jeez man. Just so you're aware the report had no factual basis other than Jason including every apartment in the area that was priced higher than my own, but disregarding those that were beneath it. You work that one out. Pray you don't need anything repaired. Christ. Not only will you have to wait, but they'll do half a job and leave you with the aftermath of their bad repair work to deal with. The landlord is a spectacle for this too, arriving to the property without notice on a bank holiday to do repairs with a plumber who couldn't speak English was probably my favourite. Just imagine this, the landlord brought the plumber himself but somehow, neither of them knew each other's known languages. The guy was just shouted and berated until he was in the right place - I do hope that your'e okay Frenchie! And Raj, please stop hurting dear Frenchie's feelings. Not to be exhaustive, but I am quite sick of complaining about this god awful service. Finally, we have Nathan. This guy takes the pickle. So, Nathan is a property manager of some sort (although I feel that title highly overinflated his sense of ego). Nathan does reports on tenants houses after they leave, he also writes his emails like he's The Terminator and Judge Dredd's lovechild. I have to say, I did expect to be billed for some sort of cleaning - you always do, right? But, Nathan believes himself to be judge and adjudicator believing that the existence of dust or wear and tear to be the damnings of someone who didn't lift a finger to clean before leaving. I'll let you guys be the judges of that, pictures attached - apart from the parts we've discussed about damages by repairmen - I think it looks pretty nifty. Sorry it didn't meet your standards Nathan. Be warned, ACJ are just another vampiric-parasite of the landlords and they aren't there for the tenant in the slightest, get what you can from them and get out. you deserve better, whoever you are. (Just as a note to their responses, these details were not all agreed in September and after being asked to take down my previous review by the company I did agree when my queries had been answered - but as I stated back then, "although some of this information was clarified, there are still accurate reflections of my experience in there" e.g - 1. ACJ have repeatedly thrown their hands up and pointed blame at the landlord for consistently refusing to make repairs to the apartment (making them worse over time), this includes the boiler and it just doesn’t tell me that you are at all interested in your tenants. 2. The COVID-19 regulations are there for a reason, and whoever was mishandling those details via SMS is potentially putting public health at risk.NegativeResponsiveness, Quality, Professionalism, Value

Jones Estates sold our house on our behalf and helped us to buy the house that we saw and fell in love with. The sale was surprisingly stress free (usual buying and selling hiccups aside) and Jodie and Sue were both reassuring and honest when it came to managing our expectations. It feels quite odd to think that this time last year we hadn't even planned on moving, as it was all made so easy for us.

Based on my interactions with ACJ, I would recommend you avoid. They seem to happily adopt some strange policies on advanced rent payment for tenants, placing you at genuine risk if there are problems with your tenancy. There is always another option, so best go with someone else.

As block/development managers it can sometimes be difficult to liaise with so many individuals in relation to issues within a building. However, in the case of ACJ, and in particular Katie Highton, this could not be further from the truth. The clarity and speed of communication is nothing but exemplary. ACJ is a very good agent. The staff was proffessional and communication was very quick and detailed. I highly recommend that people sell with ACJ. We have been renting with ACJ lettings since January 2023 and since day 1, they've been excellent. Sadly our fridge freezer went past it's shelf life recently and needed retiring but Shirley in the ACJ Maintenance team took charge of our request and worked with ourselves and landlord to resolve the issue straight away, the communication was excellent and the whole process was managed perfectly. Would highly recommend ACJ and we are pleased to be renting through them.
